We loved the property. Everything was as advertised. The porch was amazing, location was great. I had one small complaint and it was that there was only one frying pan in the kitchen, which made cooking breakfast a little tricky sometimes. Other than it was perfect!

We just loved our stay. The owners thought of EVERYTHING! The bathrooms were freshly tiled, the decor was cute, and the appliances were top notch. We used the bikes to visit Seacrest and grab a snack. The walking distance to the beach was great! We would definitely stay here again! Thanks so much!

The home was comfortable and we enjoy the neighborhood and beach access. Also very nice that the home came with bikes and a golf cart.
Only suggestion is to have a few basic kitchen supplies on hand such as salt and pepper and plastic wrap or foil.

The home was well-equipped for our beach vacation. It was helpful having the golf cart, bikes, and all of the beach chairs that we used every day. The home was furnished well and the convenience of three bathrooms was a big plus. The kitchen was well equipped for cooking as a family. Would definitely recommend!

We've tried a few different locations along 30A. We selected Tennessee by the Sea because it is not in the high traffic areas and the golf cart and bikes were a plus. We rode bikes to breakfast every morning and the golf cart helped get us, and our gear, to/from the beach every day. We will keep this one on our list for next year!!
The battery on the front door deadbolt stopped working on our third day and they sent someone over within an hour to replace the batteries. Very responsive, thanks!

We had such a wonderful experience the first time that we booked it a second time. Guess what? Same great experience, so we will book it for a third. We are a family of 5 (the 5th being our dog, Tippy, who has been with us both times).
We love having the use of a golf cart, bikes, and beach chairs/umbrellas. These amenities make getting back and forth from the house to the beach very convenient.
The house is cozy and comfortable. Definitely a home away from home. We loved starting our mornings with coffee on the screened in porch. I love that the developer preserved as much of the natural setting instead of clearing it out completely. As a result, there is a lot of privacy and it was quiet. One morning I noticed a couple of turtle doves perched quietly near us. I thought they were statues at first because they were so close!

Tennessee by the Sea was absolutely perfect!!! Tucked on a quiet cul de sak minutes to the beach. We rented chairs & umbrella for the week and it was SO convenient! The golf cart was a treat! Just hop on and within minutes you can find cart parking and walk to the boardwalk. The screened porch was a delight!! We all commented on the comfortable mattresses. Cooks kitchen- found everything we needed. Loved the convenient outdoor shower for hosing off. Kids went to the pool a few times. Bikes & cart were utilized daily. Fire pit was an added bonus!! We came down during prime spring break season and really kicked out staying here. The kids could ride to the chaos and we could hide from it here:)

We LOVED this property! Wonderful neighborhood and setting. Layout of home was excellent and we enjoyed the screened-in porch during inclimate days. Amenities beat expectations! Both kitchen and grill were impressive. Highly recommend this property.
Word of caution regarding the management company's App. This App was not reflecting current passcodes, garbage pick-up days, etc. You will need to refer to the email communications and the notes at the property from the owner.

After a long drive from Tennessee we were pleasantly surprised to walk into this home! Super clean and so much space for the whole family. It was especially nice having three full bathrooms! Super close to the beach and extra nice having the golf cart to take our gear to the beach! We will be back!

We had a lovely extended visit to the Emerald Coast, thanks to our stay in the cottage! The location was perfect allowing quick access to 30A and just blocks from a private beach access point. We loved having the golf cart, too! We brought our 2 pups who also had the best time exploring and looking out the windows of the beautiful screened porch. Had a little snafu with the dishwasher due to broken glass that was left in there by a previous user, but the leasing company and property manager were responsive and got the problem fixed. There’s so much to do in the area - you just cannot go wrong here! We would definitely return!

We really enjoyed our stay at the Tennessee by the Sea house. The neighborhood was excellent. The house was clean and near perfect. The walk to the beach was great. Proximity to activities was very good no matter the choosing. Kitchen was well stocked with cooking tools. We only have 2 things that might be considered negatives - 1 - the water heater is small and we had to plan ahead for hot water use for an adult family of 4 - 2 - dogs need permits to walk on beach and only residents of county or property owners can get them. We are not sure if it is possible for house owners to share permits with renters.
We did not take advantage of the bikes or gold cart because the weather was unseasonably cold for the week, oh well.
We really enjoyed our vacation. It is a peaceful place this time of year (December) and the house is tucked away in a quiet neighborhood to help with that feeling of seclusion.

Overall, we enjoyed our stay at Tennessee by the Sea during the Christmas holidays. The unit is clean and a great location. Our one frustration was the limited amount of hot water for showers. There were only four of us staying and we never got a full length hot shower. The unit has a very small hot water heater and there is no way it can accommodate the unit effectively. We were there during cold temperatures but again even the first to shower had limited hot water.

We had a great time in the house. It was clean and comfortable. We spent a lot of time on the back porch watching tv. Perfect for watching the World Cup with coffee and football with a beer. Beds were super comfortable and the bathrooms were comfortable- and everyone had their own which was nice. Didn't need the golf cart but it was nice to know it was there if we did. Great neighborhood- nice and quiet. And great location- easy to get anywhere for the time of year. Highly recommend!

We had the best week in Tennessee by the Sea! The home was very clean and well appointed. We had everything we needed for a perfect week at the beach. Sand Dollar One was SO quick to respond when we needed two bikes repaired. They were out within hours and brought bikes to replace the two that weren't working. We couldn't have asked for better service or a better home! We hated to leave, but will definitely be back next year! Thank you for sharing your beautiful home with us!

We had a great time during our stay at Tennessee by the Sea! Beautiful home with wonderful decor! The back porch was our favorite spot to enjoy a morning cup of coffee and unwind after a day at the beach. Just a short walk to the beach with private access. Our two dogs enjoyed staying here as well!

Love this little beach house
This is our 2nd time staying here and we absolutely love it! Will be back again! (Note to owners- there is only 1 lightbulb working in the master bath, 3 or 4 of them are out and the fridge/freezer doesn’t seem to cool to maximum capacity). An amazing home and you will not be disappointed!!

Tons of extras in a great house!
We've been staying in Seacrest in various neighborhoods for years now and this house was up there with one of our favorites. It was clean, in great condition, felt beachy yet also homey (very homey for us, we're from TN!) There were tons of towels and the kitchen was better stocked than many rentals we've stayed in. There were also lots of extra pillows and blankets! All the extra beach chairs were a huge plus for us but some of them had broken straps so we had to carry them and not use them as backpacks (still better than having to buy some!!)
The golf cart was AWESOME and so so so helpful being closer to the back of the neighborhood.
One disappointment was that the beach "access" only means you can get TO the beach right there, you can't actually SIT on the beach right there. The condos or whatever right there on the beachside won't allow you to put your chairs down, you have to keep walking down the beach beyond the signs to the public beaches. I thought maybe this was incorrect but everyone in the neighborhood was having this problem. We decided that it was faster just to go further down the street to the public access that goes straight down to the public beach. It's a little further walk down the street but not terrible. Just wish the listing had been more clear (or maybe this is new, it wasn't the case last time we stayed in Magnolia).
My other disappointment is that the price of this house (and most others in this neighborhood) have DOUBLED for the same time next year. So we'll be booking somewhere else, which makes me sad because we loved this house so much. HIGHLY recommend you check it out if its in your budget!

Well located house in a nice neighborhood, which made for an overall very fun trip. The golf cart stopped working early in the trip, and there was lots of confusion over our access to the beach, which added some stress. Safe, clean and well located though!

Great porch!
There were five of us: three adults, one teen, and one 9 year old, plus a dog. The three bedrooms and bathrooms allowed for plenty of space for everyone and the boys loved the bunk bed room with the door out onto the porch. The only issues we had with the house were a bad tire on one of the bikes, a burned out light in the refrigerator, and a broken kitchen chair, all of which were taken care of promptly. We loved the comfort of the screened in porch and spent a lot of time on it. The bikes and the golf cart were a big hit with the whole family and were well used, the pool was close by and we found, that for us, the beach was the most fun at night. Word to the wise: private beach access means just that...access, not use. You enter onto a private beach and have to go down past the flag for the public beach. We loved the cozy house, the quiet community and the location and would definitely stay here again.

Spring Break
Came during Spring Break week, but place was in a very quiet neighborhood, and a short walk to beach. Beach was quiet, very family friendly, not the crazy college party scene. House was fantastic. Kitchen was fully stocked with pots, pans, utensils, grill tools, etc. Screen room is awesome place to relax in mornings or after beach days. Golf cart is great for getting to the beach boardwalk or around to neighboring shops. Would stay here again, definitely.
