Great location
Shower broken cold water

Comfy bed, so slept well while we were there.
We stayed two nights, couldn’t shower the whole time, the shower was freezing, no hot water. I messaged the owner and she said it would be fixed, it wasn’t, so I contacted the owner twice more and got no reply, so we couldn’t shower for our whole stay, very annoying, as this was a birthday treat for my husband’s 60th.

Everything was clean and tidy and we immediately felt comfortable upon arrival. The owners weren’t available to check us in but that’s not an issue for us as they left clear instructions on how to get to our room.
They also have a little friend that sits outside the building and loves all the pets it can get.

Everything. Lovely location, easy to come and go/check in and out, gorgeous well thought out, clean rooms containing everything you could need. The hosts are lovely. My fave place to stay :-)

Really very easy to book. Host provided lots of information regarding accommodation and surrounding location and was quick to respond to any queries. The room was very comfortable, the bed was amazing, so comfortable, and we both had the best nights sleep, and everything you needed for a comfortable night's stay was provided, towels, toiletries, tea/coffee, hairdryer, iron/ironing board to mention but a few.
Being an older property, noise travelled and you could hear other occupants which made us very mindful of any noise we made which was a little difficult for my partner who has problems with his hearing and is not always very quiet. Having the little fan heater was a bonus as, with the curtains drawn, you did not feel the benefit of the heating from the radiator below the window. The above I mention more as observations and should not be taken as spoiling our stay.

Parking outside the property or on-street if you don't get one of the four spaces. Nice room, comfortable bed, great shower. Check in is remote, details given through Booking.com, key pad on outside door and your key is in the room door waiting for you. Wifi has a good signal and is relatively fast. Would happily use again.

Very easy check-in instructions. Room was immaculate and beautifully decorated. Great location, close to the main town and the beach. Parking available on drive or right outside on street. Perfect stay, would 100% recommend.

Really nice room, very clean and relaxing space. Amenities were all thought off, we didn't want for anything. All information was clear on how to get in etc.
I would have liked a blind in the bathroom, I didn't want to open the window even with the privacy glass.

Lovely house with lovely history, room was very clean, tidy and comfortable. Tea/coffee, towels, TV and fan provided. Space to store clothes also.
Shower room was spotless and they provided shampoo/conditioner and bodywash
You can tell lots of pride goes into the upkeep of this historic home for visitors

was a lovely aesthetic clean room and made us feel like princess with a makeup vanity absolutely loved it! including the information provided to us like the sunset beach stroll and things about the local area

The room was lovely but unfortunately I requested bed & breakfast with Booking.com. there was no breakfast plus it stated 5 mls from Brightlingsea and it was 20!!! Unless you crossed the water which is in high season only. This caused x2 expensive taxi trips. NOT impressed Booking.com!

The location was great, however I cannot remember ever being made aware that access to Mersey can be affected by the tide, whilst making the booking.
My only concern was the lack of any sort of covering for the window in the bathroom, which is right next to the toilet. We ended up trapping one of the towels in the window itself to give us aa bit of privacy.

I liked nothing the property was filthy hair all up the tiles in the bathroom 15 mm deep in dust on the plug switches and behind the bed body fluids all over the bedding some one has urinated up the curtains no staff there what so ever most rooms occupied by permanent residence tv blasting out till 3am blocked in by a permanent residence costing me 2 hours money and when contacting to complain I get told to fuckoff by CHARLOTTE stay at your own peral

Everything was very good, comfortable, clean, good quality throughout. Had a little difficulty finding it as did not realise it was a house in the street and the name Blackwater Suite was nowhere. It would have been better to tell us the name of the house. No physical presence of anybody but that did not matter.
We removed two air fresheners from the room as these were very strong smelling which we found unpleasant but the windows were able to be opened and fresh air soon cleared the smell.
We slept well bathroom was clean and modern. The installation of the sink and taps could have been improved as they were rather wobbly.
