We had an amazing stay. The host was extremely communicative throughout the entire process which was so helpful. The pool needed cleaning upon arriving and the host was able to get someone out the next day. The house is definitely outdated however we didn’t care and were there for spending time together for our family reunion. The whole house was very symmetrical which my husband and I loved. They have 2 grills and a black stone, I’d recommend bringing extra propane, a fireplace so bring wood, yard is small however loved the concrete path for cornhole, bring your swimsuit for the pool, multiple picnic tables and a covered gazebo area (no lights, bring your own), they did have an outdoor light to light up the backyard just not the gazebo. There were 2 fridge/freezer combo and commercial drink fridge. Cellular service is spotty which is expected however the WiFi was fantastic. We were happy with the home and may potentially return for a future reunion. Thank you so much Matt!

Our family enjoyed our stay, and the host was easy to communicate with. The property was in the condition we expected, and it was described. Only problem was outside grills were not kept clean, and it took time to get all the left over grease cleaned to make useable. I also had to buy propane before it could be used. It has flaws, but worked for us. We had a good time.

We found a lot of broken things in the house. Microwave door was broken, a vent was broken, the television in the basement was broken. A dresser drawer in one of the bedrooms was broken. A window was broken as well. The couches were all sunken in the chairs as well. Contacted owner and they said they didn't know any of these things were broken. The hand soaps were watered down so we pushed our own. The basement smelled like the sewer was backed up. Would not stay here again. Carpets were dirty and stained. Needs replaced. Mattresses were uncomfortable and very worn in.

We were a group of 16 with one wheel chair person and people from all around the USA. Matt was great to communicate with. :-). He was responsive and fast. Place was as advertised. It's a great 80's retro place. There is some deferred maintenance but it did not interfere with our stay. The place had multiple fridges, an outdoor commercial grade sink, multiple BBQs, multiple TVs and lots of seating. The place has a commercial grade dual burner coffee maker. (what a great idea). We liked the outdoor old-school brick fire BBQ pit for a fire, so bring lots of wood. Great place to hang out. Our spouses enjoyed a local winery that had live music and of course a visit to Falling Waters. Bring your own linens. (bath towels hand towels and dish towels.). The washer and dryer are excellent. The multiple thermostats made it easy to heat up the place. Having blankets for guests would be a bonus. Consider bringing your own sheets for more comfort. Only an hour from Pittsburgh, This is a place to stay again. Thanks!!!

We have been visiting 7 springs for 45 years. This year when Vail bought the property they took away our cabins which meant we were losing a family/friend tradition... until we found Matt's place. Yes its dated... but we're used to that, and it has the space and location to make a fantastic vacation. Matt was super responsive to our needs and I would highly recommend his place

The property is very large and perfect for mixed age families. The 3 living room areas provided plenty of space for football in one and Xbox in the other. The owner was great to work with. Looking forward to next year.

The house was very accommodating for our family reunion of 26. Plenty of space for spending time together and beds. Its really nice that the layout of the house allows for multiple groups to play games, chat, and cook simultaneously. The kitchen is well-stocked with cookware and diningware, although there aren't enough spoons and forks for 30. Great location and communication with the host was very good. I was expecting the house to be cleaner; there was evidence of mice in the kitchen. Also, some of the bed linens and mattresses were well-worn.

This house was the perfect size for our family reunion. There was plenty of room for everyone and the large dining area was perfect for family dinners and evening game time. It is an older house, but we enjoyed the retro 1970’s vibe. The owner responded promptly to questions and it appears some of the previously reviewed issues are being addressed.

The host was very kind and responsive. The pool was a great hit with everyone. The house is very spacious but dated however it worked just fine for our group.
We did not get to falling water because we failed to get reservations ahead of time. But we did make it to Kennywood and a Pirates ball game. Overall a great time.

Plenty of Space
The house's 10 bedrooms and large dining room were great for our family reunion. Several state parks are nearby for hikes and biking. Some in our group enjoyed a rafting trip too! Property owner responded quickly to questions and sent someone out immediately regarding maintenance issues.

Disappointed
The house was the perfect size and layout for our family of 13 adults and 7 kids. Finding out there were no towels or bathroom linens supplied sent us to General Dollar to buy bath towels and soap. However the water pressure was so low that some of the showers didn’t work anyway. The pool is a nice size pool, pictured with a slide and advertised as heated but even though the heater was on all weekend the pool was icy and there was no slide. The house is a really nice piece of real estate. Unfortunately it obviously hasn’t been maintained for quite some time. Nothing has been upgraded and most furnishing and bathrooms are original. Really not cleaned well. There was hair in the shower wall from the last tenant, maybe because the water pressure was too low to clean it off. Very disappointed with the conditions. Such a shame to let such a nice piece of property go to waste.

So Much Broken; Not as Advertised
My 25 person family gathered from around the country for a once every five years reunion. We were so excited to be together in this large house. And while it did comfortably fit us all with great spaces to gather and plenty of sleeping rooms, we were very disappointed to find that many of the amenities on the listing were broken or not working properly. Here are just a few of the issues that we encountered:
-One of the showers dripped constantly causing a dangerously wet floor throughout the bathroom.
-Neither of the outdoor gas grills worked effectively.
-The ice maker was completely broken.
-The large coffee maker didn't work.
-The pool was filthy when we arrived and the chemicals were not regulated each day. When I contacted the owner on the first day, he said he would have someone come the next day to clean it, but no one arrived.
-When we tried to use the dishwasher, it began leaking, made a horrible sound, and did not clean the dishes. So, we had to wash all dishes by hand during our stay.
-The dryer did not fully dry clothes.
-The microwave handle was broken off.
-We had to clean most indoor and outdoor tables when we arrived.
-An old, non-functioning refrigerator sat on the porch, which was very dangerous especially when we had young children present.
-The grass was high and clearly not mowed recently.
-None of the televisions connected to cable, so television was unavailable. A notification said that the subscription had not been paid.
-The wifi was so weak that it was basically useless.
-Numerous lightbulbs around the property were burned out.
-And the electric company arrived to shut off the power because the owner had not paid the bill. (They told us that this was the third time that they had to pay such a visit.)
These broken items certainly put a damper on our stay. It is such a shame the place is so poorly maintained because the bones of this property are fantastic for large gatherings. I would not recommend staying here under the current conditions.

BEWARE!! NOT AS DESCRIBED AND NEEDS A LOT OF ATTENTION!!
My family and I decided to spend the holidays in PA and chose this property based on size, few pics, and reviews. What I will say is it is great for large groups (it was 21 of us and we didn’t feel all over one another). Driving from Alabama, Florida, Georgia, & Maryland we honestly just needed to feel safe and have fun. We were not expecting luxury by no means and planned accordingly. Even with that we were NOT prepared for what we walked in to. It is very clear Matt has not been to that property in a very long time but he was responsive during our stay. Here are the problems so you can plan accordingly:
- broken screen with lots of cobwebs and bugs on the side of house where the side door is - no need to lock it.
- broken or no blinds in most of the living room and in one of the bedrooms (you can see into the house from the street)
- the basement window was broken (he sent someone but it was still not fixed)
- the gas fireplace did not work & was told he had never seen it be used by the guy who came to fix the window
- the kitchen is not as shown in advertising and the tile is cracked in several places on the floor.
- the basement was dirty (we cleaned when we arrived)
- we were told the pool was heated and available when we were on our family call and was told differently when we asked about the pool being covered & icy
- Both upstairs bathrooms tiles were BADLY cracked and broken by the showers (this is serious health hazard seeing as there are no mats in the bathroom at all and we had children with us). And just to note the cracks were so bad it will rip the bottom of a shower shoes & my socks so be careful.
- all of the the rooms indicating queens were actually full size beds except for one of the upstairs rooms
- the basement rooms were not cleaned
- the wifi is horrible (don’t plan to be on any devices much if you are impatient)
- the ceiling leaked over the bar from roof
- the dining table chairs are severely worn
- the downstairs satellite tv didn't work
- basement bedroom light didn't work and the door frame was broke
- the patio furniture was thrown everywhere
- the basement room blinds panel was missing a whole left section. We had to drape something over the window to have privacy
- The grill was filthy so we could not use it
- Moldy & dirty ceilings in basement & dining room areas.
I mentioned these things to Matt after we left a day early and I didn’t even get so much as apology for the inconvenience.

Perfect get together for large group with kids
If you are looking for a place to get a large group together, this is it. The place doesn't pretend to be a luxurious property and it isn't at all. It is clean and had plenty of room for 17 adults and 18 children.
If you are expecting this place to have updated appliances and fixtures, you will disappointed. Everything worked and the place has everything you will need except for towels (you have to bring them yourself).
Only complaint is the Wifi, this place really needs to update that. There is an old Wireless-G router that desperately needs to be retired.
Other than that, Matt was great and we recommend the property.

Large place with lots of bedrooms, older but comfortable
I'll begin with pros:
- Lots of bedroom space
- comfortable living/communal spaces
- quick communication when staying at the house and in the week leading up to our stay (though less so when attempting to make the reservation when I had a question)
- willingness of homeowner to be flexible with pool closure date
- quickness to fix electrical issue
Cons:
- house had a mildly negative odor
- dishwasher was left in an unfinished cycle and was a bit mildewed (later remedied by handyman)
- missing baskets for filters to large coffee maker made it difficult to brew coffee for our larger group
Overall, we enjoyed our stay here, minus the few snafus early on that were later resolved. The house, as stated, is not intended to be luxury accommodations, but to be comfortable.

Family reunion
Our family and I had a reunion over the last couple of days. The place was amazing with gorgeous views and peace that you can't find in the city. I reached out to the property owner about chances of coming in earlier because we were arriving from NYC and he provided us with that courtesy. The house was nice, just needs a little more care and attention. There was wifi but you would only find good service on the basement, I didn't mind because the plan was to forget the crazy city life we live in. Other than that I have no complaints, we all enjoyed our stay and looking forward to coming back in the future.

Cute and cozy for a weekend getaway.
This is the second time I have rented this property and have been pleased with both of my stays. There were multiple dead and living bugs found throughout the basement, and the writing on the walls and appliances can be slightly off putting. I know this place isn’t updated to keep rental prices low, but small additions (like new a new knife set, and removal of all broken furniture) and a bit more attention given to this place could make a world of difference in comfort and cleanliness! Anytime I’m in the Ohio Pyle area I would recommend this house.

Great reunion house and location
We were looking for a property with a pool that could accommodate our entire family, and this house did exactly that. There is a great central area for meals and various other locations within the home for gathering. The pool is a little small, but served our needs very well. There is substantial outdoor cooking space, seating, and amble food storage capability in the home. The communication with the owner was easy and prompt. We traveled to several state parks, fishing locations and Falling Water while we stayed. Overall, we were very pleased with our stay and it checked all of our required boxes.

A nice get away
I really recommend this house to get away. Its big enough for lots of people. Even the kids enjoyed theirselves. Nice and cozy. We loved our stay.

Good pool!!
The pool is excellent the kids loved, the back yard is perfect for the big family Younger kids ages 5 to 15 had a blast in the pool. They were secluded in the basement and each had a bed for himself. The pool was definitely the best thing in the house!only need to put additional clean, The bathrooms were dirty, there was pupic hair on the tub. Overall the house was great but I’d advise the owners to pay a little bit more attention to the wearing down of furniture and of course cleanliness. Especially in the time we’re living in today

We Had A Great Stay
We had a group of 27, the house was perfect for our group. There were a few items that needed attention, the owner was great. Honestly the pictures do not do justice to the rental. It's a bit dated, but was perfect for our group! Thanks Matt!!

Summer get Away during virus
Going to the beach was not an option this year, so we found this home for a family get together
Weather in the mid 90’s so the pool was perfect The fire-pit in the evenings for s’mores and popping popcorn while visiting was wonderful
Attractions that were open ( and free) that we really liked were Cucumber Falls ( Wear tennis shoes because climbing the rocks requires sure footing).... and across from that is an area that’s “body rafting” down a stream thru rocks ( cover your bottoms or you will get scratched on the rocks). Here you need flip flops , swim suits and a big smile The natural outdoor woodlands at both was something to behold
About the house itself. It is dated, but who cares? Everyone had space , and no complaints ... but a whole lot of fun and fond memories. And that’s what counts

Great Vacation
The house was older, but comfortable and large. The pool was excellent! The owner responded very quickly to all of our requests and questions. The house is close to Ohio Pyle, Falling Water, Fort Ligonier, Idlewild, Seven Springs, and many hiking and biking trails including the GAP trail. Nice area to enjoy!

Huge number of rooms and great owner
We used this property as our homebase for a Seven Springs ski trip and we loved it. There are tons of rooms with many different bed configurations to accommodate our group. They all enjoyed the privacy and space this property afforded.
I can't say enough good things about the owner. He was very responsive, clear and generous. I would highly recommend this property and any of his properties really.

Good for large family gathering
This property is not modern, but it was perfect for our family gathering. Guests should know that there is very limited cellphone service and that the WiFi really does not work. The listing does not contain a lot of pictures, but there are three different family gathering rooms, two very large tables for dining/game playing in the dining area. We had a nice stay and would consider returning.

Pros and Cons
All in all, this house was a great value. We have been in more expensive VBRO’s… This house, for the money, served it’s purpose. We were a little disappointed in the musty smell in the basement...thankfully we brought our own O-Zone air cleaner to protect some of our family members who have breathing difficulties. If we would not of had our own O-Zone air cleaner we would not be writing this positive of a review.
The size of the dining area was wonderful for the entire group to eat together. The size of the kitchen was small, however, it was very workable and the people cooking were able to stay part of the conversation... even though it wasn’t really a true open concept floor plan.
We enjoyed our stay, however, cannot give this the average of a 4+ star review. Reasons being: the bedding has not been updated since circa 1980. Literally the actual beds are from the 1980s and are extremely cheap. The bedding sheets were so thin you could see through them, there was no mattress pads, and no blankets on the bed. Grandma and Uncle Joe were freezing at night... and there were no blankets anywhere to be found. Also, some of the comforters could stand to be washed. If you would invest a little in the bedding that would greatly help the experience.
The rugs around the house were old and worn, which we understand with a house this side… but the small area rugs were extremely dangerous throughout the house. Not only were they curling at the corners, they we’re so old that they had no rubber backing to keep them in place. Again a small investment of purchasing new area rugs would greatly improve the safety and appearance of the house.
Lastly hiring a maintenance man to come in and fix things like loose door knobs throughout the house, loose broken tiles, wall towel holders, door knobs in the kitchen, and many other items would greatly improve the overall appearance and functionality of the home.
I do want to say that the although the house is “tired“ the bathroom sinks and the toilet and the showers were all clean, the kitchen was clean, “in the middle”. The deep cleaning that this house needs is profound. If the cleaning crew would do a true deep clean on this house it would be a truly wonderful place to stay . We really enjoyed ourselves, however we are giving constructive criticism, and want a true reflection for those of you that really are more of the “clean freaks“ of the world. Thanks

Great place for large families with Kids
We had 14 adults and 8 children. Plenty of space for all of us. Pool kept the kids occupied. And whether or not peace and quiet is your thing or getting outside and fishing at the pond, all had a great time. There is also a lot of local activities for all to have as well.
