About this villa rental
I Tre Cipressi is a beautifully renovated farmhouse in Umbria with many traditional features of a rural home. It has been furnished with every modern convenience too – the cotto tiles and beamed ceilings sit comfortably with the modern, well equipped kitchen and the living room with its large windows and working fireplace. This is a house designed for comfort, style and charm.
There are stunning views from inside and outside the house across a valley to Monte Castello di Vibio, and the property is surrounded by olive groves, vineyards and fields. The pool area is surrounded by lawns and the raised terrace is a perfect spot to eat, sunbathe and sleep. For people not wanting to lose touch with the outside world there is WiFi access throughout the house and pool area.
The ground floor of the property is open plan, leading from the very well equipped kitchen (double fridge freezer, separate wine fridge, range hob, microwave and “island” table), through the dining room to the living room. The front of the house looks out over views to Monte Castello di Vibio and the back looks out over the garden, which includes a pizza oven and grill well stocked with wood for outdoor cooking.
Upstairs are three large double bedrooms, one with en suite, a further bathroom, and a twin bedroom (ideal for two children). On the lower ground floor there is a large bedroom with a double bed, bunk beds and a single sofa bed, providing flexibility for up to four or five additional children, together with a third bathroom. All three bathrooms in the house have stand-alone showers and a bath.
There is a covered porch area with table and chairs at the front of the house, the perfect spot to catch the morning sun and enjoy breakfast outdoors. For lunch and dinner, double doors from the living room lead out to a pergola covering a terraced area with dining table and chairs for up to fourteen. Views from this “second dining room” are spectacular, of the pool, gardens and surrounding countryside.
There is a vegetable garden and a wide range of fruit trees, all of which guests are encouraged to enjoy. The house sits on almost three hectares of land, some of which is managed by the neighbouring farmer. The house, pool and gardens are all very well maintained by a husband and wife team who live locally, and who will welcome all guests at the beginning of their stay.

We visited with a group family of 10 ranging from 4 years old to 70yrs😀. The Villa was absolutely amazing, great location and beautifully appointed with a fabulous pool and superb gardens. We spent a week in the villa and had a great time. The house was very nice, very well equipped kitchen, and we really enjoyed the barbeque and pizza oven. The pool area was a perfect oasis for hot days, and the surrounding views are spectacular, especially when dining outside in the evenings.

Family with children aged 22,16 and 13 all enjoyed it. The pool is big, and deep enough to play also for older children. Quiet area, we met very few other tourists, even at the restaurants. Beautiful, countryside landscape around the house, we saw a badger, deer and a scorpion (not more dangerous than a wasp). Good location for long runs to small villages, because there is very little traffic. Nice selection of games and toys. We have a family policy of never going back to the same place for vacations, but maybe we will have to make an exception.

We were blown away by both the house and the views! We felt like we were in a movie! The views are so gorgeous - they feel too good to be real! Although the pictures are great they can't begin to do justice to this amazing place - the house itself is much larger than it looks - the rooms are large and airy with lovely and comfortable furniture. We also really loved all the beautiful art on the walls throughout the house. The kitchen is huge with a very large island where we gathered to cook our meals every evening after spending the day out exploring the towns nearby or relaxing by the pool. We used the wood fired outdoor pizza oven twice during the week and made some delicious pizza! Everything you could possibly need is there for you - they even provided a highchair and crib for our little grand daughter.
The caretakers, Sylvia and Viktor were lovely and checking in and out was quick and easy. I can not say enough about this place - we loved every minute and really hated to leave. Thank you Henry!

I had 4 wonderful weeks in this property celebrating my 50:th birthday. The house is lovely and very well kept. Much larger in real life then on pictures. The pool is great and the outdoor furniture is very nice. The beds are very comfortable and the bathrooms were nice and clean. It felt very homey. The gardener and the cleaner are so lovely and helpful.

Despite the rather Scottish weather at the start we had a heavenly time at this beautiful house. The weather improved and we were able to sit outside enjoying a spot of the house red (!) and the most spectacular views across the Umbrian countryside: as advertised just better with nothing to listen to apart from birdsong. The garden was also stunning. The house was extremely well-equipped and there was plenty of space for everyone. All the bedrooms had AC and very comfortable beds - we slept like logs. Thank you Henry and Annette for sharing your beautiful home.

We visited Henry’s lovely summerhouse this year. We were 7 adults and 5 kids spending a holiday- week together. What a blast :)
The house was well equipped and fulfilled our expectations. Henry sent us a guide in advance to the house and area, which was useful. We visited nearby cities and dined out. Walter and Sylvia gave us a lovely welcome and goodbye plus maintained the house during the week.
The best experience though were the pizza oven were we cooked pizzas in many variations.

We've stayed in Tuscan villas twice before but wanted to try Umbria. The views in our opinion were the most amazing we have ever seen. It was give or take 45 minutes by car away from multiple hill towns including Assisi. Henry and the caretakers were absolutely perfect. We try to visit Italy every 3-4 years and will definitely check availability of his villa first next time we travel.

This property well exceeded our expectations! Surrounded by unbelievable views that look like a painted picture, the property itself is well maintained and beautifully landscaped by grassy hillsides, lush flower gardens, fruit trees, olive trees and even a vineyard! Everywhere you looked there was a tranquil beauty that took our breath away. The inside of the property was spacious, clean and fully equipped with everything needed to make us feel right at home. The furnishings and decor were lovely and comfortable. The outdoor grill and pizza oven were a big hit and used several times! When we first booked this property it was intended to be for a family vacation, then after seeing photos of the property my son decided maybe this would make a nice backdrop for a small intimate wedding for he and his soon to be wife. Little did any of us imagine what a spectacular setting this would be and how it could turn a simple wedding of only 12 guest, into a magical moment and a once in lifetime event. This property will always hold a special place in our hearts and will definitely be at the top of our list to return. Thank you Henry for all kindness and quick response with my questions and for allowing us and all others to share your beautiful home!

We stayed at Tre Cipressi with 2 families with adult children. The house is even larger than it looks in the photographs. The bedrooms are large and have individual airconditioning. The ground floor keeps cool using the shutters during the day and opening the windows at night. The kitchen is amazing, very large and very well equipped. Great for preparing meals as a group while socializing and eat them on the porch afterwards. The pool is large and clean with enough chairs and other outdoor furniture. During the day there is enough shadow to sit, even if it is hot. The wind that picks up almost every afternoon makes sitting outside a joy! The garden is well maintained. The house is very quietly located at the end of a dirt road. This road has some steep descents, so drive carefully. There are many places to visit in the neighborhood, including Perugia, Assisi, Todi and even Lake Trasimeno. Almost every small town has a medieval town centre. There are many restaurants serving typical Italian lunch and dinner. Driving home in the dark (sun sets at 21.00) may be tricky on the dirt road, so we settled for lunches and had dinner on our own porch enjoying the view. Few people speak english, but they are always prepared to help you, sometimes using a translator app. There are several large supermarkets in Marsciano, only 15 minutes drive. We had a great week stay in early july.

It was a really pleasant stay. The villa is amazing, confortable, well furnished and perfectly equipped. The pool is simply fantastic, with a stunning view on the surrounding hills and the Montecastello di Vibio village. In brief, everything was fine, the owner of the house was very helpfull and kind. The house was simply excellent and everything exactly as per the description. Wonderful quiet location with sweeping views you could never get tired of. Close to local towns and the various sites of Umbria. The house is in excellent condition and everything ( i mean everything) provided for. We like to cook and the kitchen was very well stocked. The two BBQs and pizza oven where a bonus. The pool is larger than most and very clean. Great indoor set-up and nicely decorated. The welcome book and restaurant recommendations are very comprehensive and helpful. Our family plus grandparents had a thoroughly enjoyable week. We have stayed in many houses across Italy and this is honestly the best, it feels more like a friend lending you their place than it does a rental. We hope to visit again.

This is an outstanding rental. The pictures just begin to show you what quality and care went into the renovation of this farmhouse. Everything is furnished with top quality. We were there a week and twice made pizza on the outdoor grill What fun and oh, so delicious! There were 8 family adult members with plenty room for all. The location allowed us to visit Florence, Orvieto, Assissi and do not miss the Marmore Falls. We attended mass in Marsciano and also found our favorite restaurant, "Be Happy "there. Oh, what a perfect place to celebrate our 60th wedding anniversary with our family. How blessed we are!

I cannot recommend highly enough a stay at 'I Tre Cipressi'. We took the whole family in the summer, so 10 of us in total. The house was so well appointed; spacious enough for everyone to find their own spot if necessary, yet inclusive enough for us all to come together at meal times or down by the pool. The poolside wifi was a huge hit, as was making our own pizzas, which provided so much entertainment, we fired up the oven two nights in a row! We also did some exploring by day, with trips to Todi, Orvieto and Deruta (for ceramics), all a comfortable drive away. Lazing by the pool, we never tired of the amazing views, which unfold in every direction. During the evenings we chose to relax at the house, cooking amazing local produce, supplemented by the most delicious fresh fruit and vegetables from the house’s very own kitchen garden. One day we walked from the house up to Monte Castello di Vibio for a truly memorable lunch, with views back across the valley to the house – breath-taking in every sense – as it’s quite an ascent! If you are looking for an idyllic, blissful Umbrian holiday, then this is most definitely the place for you. The house is spotless, equipped to a very high standard and very well maintained. The owners provided a wealth of local information which greatly enhanced our stay. We enjoy it so much, we will be returning for a third time this year.

We stayed at this gorgeous property in August 2016 for one week and can’t wait to return. The house is situated amongst beautiful Italian countryside of olive groves and Cyprus trees with the most breathtaking panoramic views over the valley. The house feels rustic but with all the comforts for modern living (including Wifi). Everything about this property ticks all the boxes for us and the children. Days relaxing by the pool or exploring the abundance of outdoor space, evenings cooking at home in the perfect kitchen or making pizzas outside using the pizza oven. Great fun! We loved the seclusion for absolute relaxation but all practical and fun amenities are close by.The owner’s were friendly and helpful with our endless questions and couldn’t do enough to make sure we had a great holiday.

I believe you expect an Umbrian farmhouse to have a beautiful setting, superb views, a pool to have a proper swim, as well play with the kids in. Sun-beds, shady spots and alfresco eating options in abundance. This house has all those things and more, over delivering on your expectations in every area. I don't think you expect in Umbria, or indeed anywhere in Italy or France, what this very special house really delivers on; Home comfort. Inside, there are beautiful bedrooms with insanely comfortable king size beds and furniture a boutique hotel would die for. A practical kitchen with a double fridge, and central island for a communal breakfast. Big sofa's to lie on for a quiet read, while everyone shouts and screams in the pool outside. With eclectic art on every wall and antique furniture, which feels like it was commissoned to fit the space. My favourite spot is the view from the corner of the pool, the landscaped grounds around it just fall away into the countryside, giving an overpowering sense of space and freedom. It's closely followed by the terrace and the long dining table which has already become a treasure trove of memories. We have been twice and are returning again this summer. I can't wait.
