King's Escape is a large, comfortable and luxurious home in a nice, quiet, upscale neighborhood of Hot Springs, Arkansas ... with more amenities than we can list.
It's the perfect base station for exploring the natural beauties of America's historic and world famous spa ... Hot Springs National Park ... the Number 1 tourist destination in Arkansas.
King's Escape has 3000 plus square feet on two levels with 4 bedrooms capable of sleeping 8 to 10 persons comfortably. It has 2.5 bathrooms with two showers and a large jacuzzi in the master bath.
On the patio we have a hot tub with seating for eight persons.
The garage has been converted into a game room with ping pong, foosball, darts, toys and games.
The kitchen is well stocked with pots, pans, plates, cups and utensils with a formal dining room and breakfast nook ... combined seating for 10 persons.
In the Great Room we have leather furnishings, cable tv, wifi, a sound bar and a wood burning fireplace ... firewood furnished.
There is plenty of parking off street in our long, wide driveway.
Within minutes of our location you can be touring the quaint shops, museums, restaurants, bars and entertainment venues along Bathhouse Row ... across from the grand and historic bath houses where visitors from all over the world come to enjoy the healing waters of the natural geothermal springs ... that give our town it's name.
We are only two miles from Oaklawn Casino & Racetrack for those who would like to try their luck. This is where the world's fastest thoroughbred race horses ... such as American Pharaoh ... have entertained crowds of thousands as they compete to win the Arkansas Derby and thereby qualify for the Kentucky Derby and a chance for the coveted Triple Crown of horse racing.
Hot Springs National Park is surrounded by the Zig Zag Mountains of the Ouachita National Forest ... one of the oldest and largest national forests in the USA ... with numerous trails for exploring, hiking, mountain biking, horseback riding, camping ... or rock hunting for quartz crystals and other rare minerals.
Hot Springs is also adjacent to three popular lakes constructed on the Ouachita River.
Lake Ouachita is the largest and most beautiful lake in Arkansas ... with hundreds of miles of wilderness shoreline ... including 200 islands. It is considered by many to be the "Cleanest Lake in the USA" and the "Striped Bass Capital of the World." It is currently the site of the finals of the World Cup Bass Fishing Tournament. Lake Ouachita is like an inland sea ... ideal for swimming, fishing, boating, skiing, scuba diving and island camping.
Lake Hamilton is an urban lake on the edge of town with beautiful mansions, night clubs and restaurants along it's shores ... accessible by boat. Entergy Park has a boat ramp with slips, fishing piers and picnic areas adjacent to Carpenter Dam ... just a 3 mile drive from King's Escape. Further down Carpenter Dam Road is the incredible Garvin Gardens ... well worth a visit.
Hot Springs has an interesting history as "America's Spa" ... with legends of the ancient native tribes who came here to bathe in the magical waters then known as the "Valley of Vapors" ... allegedly visited by the Spanish explorer Hernando De Soto ... and later explored by the Hunter-Dunbar Expedition sent up the Ouachita River by President Thomas Jefferson to investigate the geothermal springs ... it's the place where Jesse James and his gang robbed their first stage coach ... where famous gangsters like Al Capone, Lucky Luciano, Bugsy Moran and others ran their illegal liquor, gambling and prostitution operations ... where famous baseball players like Babe Ruth, Honus Wagner and Dizzy Dean came with their teams for spring training. It was here at Whittington Park that Babe Ruth hit the world's longest home run over the trees and into a pond at the Alligator Zoo ... that still exists. Many such players attributed their success to bathing and drinking the magic geothermal waters.
Back at the House
Adjacent to the Great Room is the Atrium ... a quiet place to relax, visit, read a book or play board games.
Double glass doors lead out back to the patio where you will find cushioned outdoor furniture a charcoal grill and a large hot tub to seat 8 persons.
Also on the main floor you will find a half bath adjacent to a washer and dryer.
There is also a bedroom on the main floor featuring a twin over full bunkbed ... shelves filled with hardback books ... and a desk for reading or working on your laptop.
The stair way to the 2nd floor has a chair lift to make life easier for the grandparents. On the 2nd floor are 3 large bedrooms connected by a catwalk.
The large master bedroom has a king size bed, flat screen television, private deck, walk-in closet and a full bath with a large jacuzzi hot tub and shower.
On the other end of the catwalk are 2 nicely furnished bedrooms with queen size beds and easy access to a full bathroom with tub and shower.

We had a great trip....the family loved the house....only thing is that the inside of property is a bit out dated an sum decoration weird...there is diffently no dock with water like on pictures not sure what thats about...but over all not bad for price an big families...close to downtown...

My family and I came for the eclipse, which was phenomenal in itself, but this home made the whole trip perfection! The home is as beautiful as the pictures show, and the yard was more charming than I had imagined! Could not have been more pleased! We were all so comfortable and happy there, and hope to come back to enjoy more of Hot Springs!

The house was very spacious and clean. The beds were very comfortable. We had all the dishes, pots , pans and utensils needed to prepare a great meal. The outside fire pit was very nice because it was a little cool out. Hot tub very nice. We all really enjoyed our stay.

8 family memebers get together in Hot Springs every year. We have for over 40 years . We experienced good and bad rentals. This house was one of the best. Great location. Would highly recommend for anyone.

We came down for a weekend stay and had a great time. The property is beautiful and secluded with lots of trees and off the main road. The beds were comfortable and the house has many interesting features. We enjoyed the hot tub and outdoor firepit. The house was big enough that it was comfortable and we didn't always have to share space. Would stay again.

There were ants crawling on the kitchen sink.
The plush carpet is old dirty warped, and needs replaced.
The hot tub was warm and had mold inside the tub.
House was stale and musty, air had not been turned on so the house did not seem to be rent ready.

We really enjoyed our stay here. It was roomy but also felt like home. We were able to relax and grill out after a fun day at the track. Ubers from this location were easy to get. It was easy to safely get around to where we were going. We had a small issue with the hot tub that the owners promptly got on. We appreciated the stay and would stay here again

Great stay - place was clean and room and great location! Only comments would be better if there was a master suite with full bath with walk-in shower downstairs for older adults and convenient. Suggestion to add daybed to sunroom so have more sleeping options and more sitting areas in the house! Enjoyed our stay and was awesome! Thank you!

Spring Breakin' and Horse Racin'
The house was in a nice neighborhood with access to restaurants and stores without being in the traffic and crowd of the city. Driving distance to track and casino was not far at all and when we wanted an Uber it was quick, easy, and inexpensive. The hot tub was the best!

Not sure how to even write this
We loved the location, the property/landscaping, the hot tub, and layout of the house. The price was reasonable. We had a lot of fun here. We played pingpong & games at the dining room table, & watched movies on the smart TV. The morning room is lovely; the breakfast table & dining room table were great for morning dining and lunch/evening meals. The kitchen was perfect for 4 of us cooking together while our kids could come in and out without being crowded. The kitchen was really dark though, and under-cabinet lighting would be a real boost. It appeared clean upon arrival, though it had a strong smell of mold/mildew. We bought Febreeze & Glade airfreshener, sprayed the whole house, & went on with our trip. The couches could use an upgrade, as they are pretty broken down and saggy. We used them anyway, so they were fine for what they were. Then, we were cooking dinner and little bugs started crawling out of the stovetop. We thought they must have just come in while we were unloading, but they kept coming out, so we contacted the property manager. He came and sprayed around the stove, which cut them down but didn't eradicate them. Okay, we can overlook a couple bugs; it's a fact of life, so moving on. The next morning, one of us is showering upstairs while the rest of us are downstairs - a couple cooking, a couple sitting at the breakfast table. Water starts pouring down the light fixture onto the table... We look up at the ceiling and see that their are water stains around the light & in a couple other places, meaning the leak has happened before and has been there for a bit. We contacted the owner - no response this time. On our last morning, as I am getting ready to shower, I noticed a massive amount of bites on both sides of my body. I show my husband, he says, "Oh yeah. I had them all over my ankles yesterday." Well, come to think of it, my sides had itched most of the day the day before. So, I take all the sheets off and search the bed. I find a bug strongly resembling a bedbug, showed the wife of the other couple the bug and the bites, & she said, "No way. I am covered with bites too!" She was. All over her sides just like me. I messaged the owner again, no response as of yet. Since it was our last morning, we didn't have time to put 8 people's clothes through the dryer, so now we're probably taking them home with us. Speculation on that bit, but we're pretty frustrated. VRBO says only the owner can refund the money as the trip is over. Yay.

Kings Escape
This was a wonderful home to rent for families. It is centrally located. The garden has paths through it making it kind of a secret garden concept, which was good for middle schoolers and younger who visited us. Overall, this was one of the best family reunions we've had.

Weekend at Horse races!
We had a great time. We had a wonderful time playing ping pong and foosball. The place was very comfortable for our group. I have already texted Dugan about a few issues we found that can happen with any house that you don’t live in regularly and he was very thankful for the input. We plan to rent next year if they were happy with us.

Relaxing stay & wonderful atmosphere
My family rented Kings Escape for a mini family vacation. The kids enjoyed the game room and the backyard was so peaceful. We sat out every night and watched the fireflies. I would definitely stay here again if I’m ever back in Hot Springs.

We came for a much needed romantic, getaway weekend. We enjoyed the jetted tub, the game room, and the cozy fireplace. Plenty of space to bring along friends or family if you like. We are making plans to visit again soon.
