Sarah is totally a super host. I had a problem turning on the heat and she responded to my inquiries even at 10pm. Sarah made really awesome breakfast for the guests also. The property is only a few minutes from the Echo lake and the Franconia Notch. I’d stay here again whenever I return to the area.

Everything, all aspects are excellent. Receptionist is very nice and server in the restaurant is very efficient and nice. We enjoyed the riverside view and loved the cleanliness of the entire room.

The building looked nice from the exterior, I believe this place was built in the early seventies, The furniture was in poor shape. It appeared as though nothing was upgraded, Ever!
The restaurant attached to the hotel was nothing special. I had fish and chips and the fish was tasteless. My wife had steak tacos and the meat was tough,

Location was great! Bar was friendly and dinner reservations were very accommodating!
Breakfast was only served until 9:30am. Beds were very small and not comfortable! Could here other people in next room talking and moving about.

The river was right outside our room and wonderful listen to all night with a great view from the balcony. The restaurant was nice. And the owner was very nice.
The rooms weren’t very well insulated so we heard the person above us walking around all night for two nights in a row, I have no idea what they were doing, but it wasn’t very nice.

We enjoyed the view of the river while dining, the food was excellent and the proximity to Mount Washington was good. Also- the lady at the front desk was very nice and helpful.
The furniture in the room was threadbare and there was an odor. The quilt/comforter on the bed was torn in 2 places. These things made me imagine the number of dust mites that must be roaming in the old upholstery. There were no comforts in the room- no refrigerator, no coffee maker, no TV. No coffee in the am until you went for sit down breakfast. These little things do add up. We paid less at other B&B’s and got way more for our money. Sadly, the pictures look way better than the real thing.

The breakfast that was included was tasty. We had the queen room in the annex which had a balcony overlooking the river. It was wonderful to hear the water running. The enjoyment of the balcony and sound was spoiled when the downstairs guest smoked right underneath our room. The area was quiet.
I could overlook the peeling wallpaper and old furniture if there was a comfy bed. Unfortunately, the mattress looked like it was from the 1980's and had no padding left on it. You could feel the springs. We had a bad nights sleep. Went out the next morning and bought a $40.00 mattress pad to make the remainder of our stay bearable as we paid in advance for three nights. Would not recommend.
