i appreciated being able to 'do my own thing' and serve myself in the breakfast room - particularly appreciated the microwave and the fridge so could take my own food to heat up - saves the hassle of having to find somewhere to eat

Great location and property, ample parking space, staff were really pleasant and helpful. They were also very caring and looked after us when one of us had a headache. Thank you so much for a wonderful stay and will be definitely returning,

We couldn’t have experienced a better staying, Jane and her mum have been so caring and lovely, making sure all our needs were fulfilled.
The room and facilities were always clean and ready to use. The house has a really nice and cute atmosphere to recharge.
If your looking for a peaceful place to stay and being cared of, you must experience their house !!

The host, Patricia, gave us a very warm welcome when we arrived. She showed us around the facilities and told us everything we needed to know. Nothing was too much bother and she couldn't do more to help! She was also lovely to chat to.
The guest house is fully accessible, which was especially important with both me and my partner being disabled. Our room was on the ground floor next to the kitchen, and there was plenty of space to move around. There was plenty of space for parking, and enough space to get in and out of the car even with mobility issues. It's also in a very quiet area, and the room itself was very quiet and peaceful. The location itself was very quiet but convenient, with the NEC being just over 5 minutes away in the car.
There was plenty of choice for breakfast, with options ranging from toast to boiled eggs, and juice or hot drinks were provided. Again, nothing was too much hassle, and breakfast was available at any time. A kettle is also provided in the room along with tea, coffee and hot chocolate, so this is available at any time.

Hosts very welcoming. Room clean and very comfortable, mattress great! Tea & coffee making facilities in the room which is always very welcome. Ensuite shower had plentiful hot water. Breakfast was brilliant, you could help yourself to toast, pastries, melon, tea/coffee/fruit juice.

Lovely hosts. Very kind and willing to help. Breakfast room is the best. Open 24h with quite new equipment. You can do there almost everything you want. Will be back for sure.

Pat runs a traditional B&B with a twist she has a breakfast / common room which is available at all times convenient for relaxing breakfasts in your own time or evening meals or take a ways and somewhere to sit rather than being tied to your room.
Pat and her daughter are very friendly and sociable and I would recomend this B&B to my friends

The kitchen room was ideal for what we wanted
Due to the weather, the room was very very hot . A change of breakfast choice would have been welcome

Pat, our host, was excellent and very welcoming.
The self catering 24 hour kitchen is perfect for people on business/working at the NEC, with long working hours.
Melon boats for breakfast and a choice of toast, crumpets, boiled eggs, yogurt. Fresh milk for tea and OJ.
The room had everything that we needed.
There is plenty of off street parking.
Coleshill town centre is a short walk away.

The breakfast room was a very useful feature, I was able to use the room not only for breakfast but also if I brought something back for my evening meal I was able to sit in comfort and use all of the facilities.
There was nothing I didn't like.

Fab breakfast! It was clear the care which goes into preparing the melon and strawberry fruit breakfasts.
Short walk into Coleshill and plenty of options for dinner at a local pub or restaurant.
