We loved our stay at the Cape location perfect! Our 2nd year renting, was a disappointment!year

My family has vacationed in Maushop Village at least a dozen summers -- each year we stay in a different home. This unit served it's purpose: a place in this desirable neighborhood. However, the kitchen was not workable for someone who likes to cook on vacation. It was clear people didn't do that often, as the dishes seemed sticky/tacky in the cupboards. And the sound of the road behind us was unusual for Maushop, limiting our use of the back deck. Of course, the front patio was delightful, the beds were comfortable, and the water pressure pleased us all!

We had a great time at Zara’s cottage. The unit was clean and well stocked. Space is small but perfectly suitable for our family with two nice patios front and back. Extremely close to the beach and marketplace. Very convenient with small kids to be able to walk everywhere.
Only small issues would be better fans since there is no A/C and the upstairs got very hot during our stay and darker shades would have been nice as the upstairs room has a skylight. There are nice cordless shades in all rooms but they did not block out too much light. These are minor issues though and we had a great week overall. Thanks!

First things first the owner Zara, is wonderful to deal with and full of great information. I had very limited questions but she got back to me immediately and easy to work with and set the tone for a wonderful stay.
The description of the cottage is spot on and the pictures are accurate. The cottage was very clean and although small very comfortable for my family of 5 (2 parents/3 adult daughters). My favorite part is the proximity to the beach and the marketplace. Both within a few minute walk and just a very peaceful location.
If you are looking for a true beach Cape Cod experience, Maushop Village is a perfect location.

Pros - great location - we could walk to the private beach - also the property was as described in VRBO description
Cons - bbq grill had mold and was not possible to clean - owner asked us to buy bbq topper at our expense and put over mold at first and when we said grill was not safe to use, they offered to buy new grill grates but grill itself still looked too dirty to use - should be cleaned professionally
- no air conditioner was a deal breaker - owner said ac was not allowed in complex but most other units have ac - it was too hot to stay in a unit without ac in the summer - owner told us to buy some more fans (at our expense)
- it was not comfortable communicating with owner - We treat our vacation VRBO as our home while we stay at a VRBO and we felt like owner was not receptive to our communication

It was very hot and no air conditioning. Breezes and fans helped but during the day house was very hot. Grill was very dirty so didn’t use. Bathrooms very clean. Musty smell in cabinets. Frigerator and stove were very clean. TV has basic channels but didn’t use much anyway. Overall due to location very nice you are paying for location and beach which is great more than for cottage which is typical beach cottage rental.

Great spot!
My family of 4 and I enjoyed our stay at Zara’s property. We loved the location which is ideal for walking to the private beach & Marketplace. The boys (ages 12 & 8) loved the bunk beds on the first floor. The condo was clean and there were no signs of bugs like I had noticed in another review. We would definitely stay here again!

Woodsy rather than beachy feel….
Cottage was great size for family of 5 ( if willing to double up or use pull out couch). The 2 full bathrooms were a game changer. The cottage was dark, close to main traffic road (behind) and not as well kept as previous rentals. Could be more organized and polished. Owner was attentive to questions via email. Overall good stay, would have been better if there were additional touches to little details.

Fantastic week
You cannot beat this location being walking distance to the beach, shops, restaurants and ice cream! Also only 10mim from Mashpee Commons for more restaurants and shopping. Our weather wasn't great but we still kept busy and had a great time. The house was in a great spot, owner was easy to communicate with prior to our arrival, and everything was easy! Made for a great week off with the family.

Relaxing getaway!
The house is situated in a quiet little corner of Maushop Village, making it very relaxing. The private beach was just a few minutes away, with beautiful views. Popponessett Marketplace was great nearby asset as well.

Labor Day Week vacation
Had a great vacation during Labor Day week this year! We stay in New Seabury every year and my kids love the ability to bike around everywhere - to the Marketplace for mini golf, the candy store, ice cream, feeding the ducks, fishing, etc. The location of the unit is really great - it backs up to the woods/main road so it's more private than some in the middle of Maushop. Overall, a great vacation! Thanks Zara!

Beautiful house and location
Zara was a lovely host and her place is super cute and you certainly can't beat the location and beach. I had a few allergy situations going on that she had no control over (there must have been a pet in the apartment beforehand). Again, this wasn't in her control if people don't disclose to her that there was an animal in the unit - she has clearly stated on the page that animals are not allowed in the unit. My whole family was fine, I'm just a bit more sensitive to dander so it was a bit of an issue for me. Having said that, she was unbelievably kind and responsive to my needs. She has put a lot of love into the unit with small touches everywhere. The apartment was super clean otherwise and if I didn't have that allergy issue I would have for sure booked with her again!

Great location for a beach stay
Efficient kitchen and appliances, good outdoor space in the front of the house. Fairly small, but typical for the area. It was just my husband and me, so the space was fine. Probably best for young kids. Would seem cramped otherwise. Great location - easy to get to beach and Mashpee Commons.

As advertised
The cottage was exactly as advertised and the cleaners did a good job - everything was spotless. The only small nitpick is that the ceiling fan in the bedroom wasn't very strong, which was tough during an extremely hot week. There were small fans, as well, though, which helped.

blissful retreat at maushup
This property is in the back part of the neighborhood and so has more privacy that some of the other buildings. When we arrived the place was very clean and everything we needed for parking and the beach was laid out neatly on the counter. The condo in general is in great shape and the owner was a pleasure and easy to deal with. We love this area as walking is such a pleasure and the beach is just perfect. The water was a bit cold still for this time of year but warming, however it was clear and we just loved sitting on the beach. Overall a nice relaxing stay, just what we needed. These condos are all small, but, easy to care for while you are staying. We found it just right for us.

Quiet community
The condo was a good home base for our many adventures on the Cape. The private beach is in Nantucket Sound so it’s not a typical ocean beach. We enjoyed the sunrise but found other beaches to play on. The condo is secluded, private and quiet. The water pressure is great. I was able to do laundry daily. There are ants, but they only appeared when I left out something that attracted them, like donuts on the counter or a spoon with jam was left unwashed in the sink, basically if you’re a slob you will see ants. It is 900 sq feet if you’re unaware of how small that is, it’s cozy. Although it sleeps 8 really it’s perfect for a couple and two small kids, so it was perfect for us.

We had a nice time, the area was nice for the kids to ride bikes around. Live music at the marketplace was fun. Only drawback was the condition of the beach; all rocks and seaweed! We found another beach nearby so overall we had a great trip! Thanks Zara

Well Below Expectations
The listing gives an impression of bright, clean comfortable accommodations. In actuality the house is tiny, posing challenges for moving about and storing basic kitchen items. My teenagers had difficulty sleeping in beds as the mattress springs were palpable when touching with your hand which is why we left our vacation early. It’s dark inside all the time and carpets were dingy. We had to vacuum sand on arrival and clear hair from a shower drain. The daily focus was staying out of the home. Unfortunately the “ private “ beach was also tiny and rock and seaweed riddled so we drove and payed for the public beaches instead. Homeowner responsive but can’t make up for the substandard accommodations.

Another Perfect Week at Maushop Village
This was the sixth different property we've stayed at in Maushop Village and is one of our favorites... it was clean, neat and very well maintained with comfortable furnishings and great amenities. Our daughters enjoyed the queen-sized bunk beds, and we enjoyed the upstairs master suite. Having two flatscreen TVs was a nice plus. The shaded front patio was perfect for morning coffee and evening dinner. Zara was a great host... texting us upon arrival and calling us two days ahead of time to make arrangements for a maintenance worker to address an issue reported by a previous tenant. All in all a great stay and a property we will consider on our future visits.

Fell Below Expectations
Upon arrival we thought it could have been a lot cleaner given the cleaning fee (similar to other review). It looked rushed (superficial cleaning only) and it was not up to our standards of "clean". The patios needed to be fully swept and cleaned (I spent a morning doing this). The cushions on the back patio were filthy and we wouldn't sit on them. As a result of the description we did not bring any sand toys and what was there had not been used in some time (the boogie boards were in great shape). We went out and bought our own sand toys for our youngest daughter. The chairs had some wear and tear but again serviceable. During our stay we had an ant issue, and found them all over the counter, cutting boards, etc. I had to go out and buy traps. The owner did what she could to contact property manager, etc. and we were told they were common. I don't think finding an ant on your child's toothbrush is "common" in my book. We found the upgrades to the unit accurately described. The unit itself is under the shade of two large trees and we stayed comfortable during a very hot week. As far as Maushop itself; the location to the shops were great, but the water was filled with seaweed the week we were there and it is extremely rocky (we had to go out and buy water shoes). As a result of the erosion from some storms they obviously had to truck in some sand and it left a layer of dust everywhere. We were told we were the only people complaining about this (we talked to other renters and this was a common theme with the seaweed and sand). This is not something the owner can control, but combined with the other issues we decided to leave early and spend our last couple of days elsewhere. There was an open dialogue with the owner throughout and she was overall pleasant to deal with. I think at the price point we had paid we expected more and it fell below our expectations all around. Sure the unit was recently renovated, but the "experience" we had was negative. Expensive ceiling fans and new appliances can't make up for that. Some of this could have been controlled (cleanliness of unit) and some of it couldn't (beach and seaweed). The overall rating reflects both of those things, if the beach was in better shape it would be higher and we could have dealt with the other things.

Small condo that needs lots of cleaning
I'll start by saying that the cover picture you see for the property is not this property. This one is at the back of the village.
We had been in this village previously and liked the quiet atmosphere, so booked this property. This year, the beach is not in great shape as we remembered it. A storm had washed away all the sand and it is very rocky.
The good: Owner was very responsive. Check-in was pretty easy. You can tell that there had been some renovations there. Appliances were pretty new and in good shape. Chairs, umbrella and boogie board available.
The not so good: Cleanliness was the biggest drawback of this property. When we went in, the place smelled really musty. Only superficial cleaning had been done. Most areas were dusty. A spider had made a whole web in one of the lampshades. The microwave had food splattered inside. Some of the dishes and utensils were not clean. Dryer's lint trap hadn't been checked in a while. The back patio was dirty with debris decaying from last fall probably. The grill was not clean, but thank goodness they had liner trays available.
Overall this property is pretty tight and we felt cramped with 2 adults and 2 young kids. I can't imagine having 6 people there. Kitchen is very small with limited counter space. It is in the back of the village and not exactly by the beach. Being under the cover of trees helps with the heat since there is no A/C. It also makes the inside dark.
This property has potential, but it needs a good top to bottom clean up. Having an owner who lives somewhere else and relies on others for cleaning and maintenance, does not help the renters. Everywhere I turned I saw things that would bug me as a homeowner. For $175/week on cleaning fees, I would expect a place in pristine condition. Too bad this review does not allow one to upload photos.

Mixed thoughts
The location of this property is one of the best you will find. The view from the hill overlooking the beach is spectacular.
Its unfortunate the property does not match the location. The unit is very tiny and while that is accurately depicted in the write-up there are some things that I feel need to be addressed. Primarily, this is not a unit that sleeps 6, not unless 4 of the 6 are little children. Given the tight quarters and the fact that there is no A/C in this development there should be better airflow in the unit.
All in all I would not recommend this unless you are a family with small children.

Great Beachside property
We had a great time at Zara's unit in Mashpee, MA. Very close to the private beach and getting around to place to eat and grocery. Unit was very well maintained and had all the basics to get your day going. The ferry to Martha's vineyard is only a 30 min drive. The only challenge was the driving directions within the property was not proper in Google or Apple maps so we had to call Zara and she was able to help immediately. She also provided lots of good local options so was helpful. The directions could be added as part of the welcome instructions.

Our family stayed for a weekend wedding on the Cape.
The condo was clean and well furnished. Zara was great to deal with. The private beach on the Nantucket Sound was a very short walk and we were surprised how warm the water was. New Seabury can be a little confusing to get around at first but this spot is well worth considering.

Wonderful!
I would highly recommend this property. The owner was very accommodating to our needs and very quick to respond. This home is in a small community and everyone is very friendly. It was especially nice being able to just walk to the beach! All in all it was a very relaxing vacation and I hope to return again.
