Lawned garden with patio and garden furniture. Private parking for 5 cars. No smoking. Please note: There is an unfenced pond, 2 yards, and an unfenced river in the garden, 100 yards away.. A paradise for nature lovers, the Norfolk Broads are alive with bird life including spoonbills, herons, geese, swans and ducks. Beautifully located on the River Ant, this luxurious property welcomes families, groups and couples. Enjoy this magnificent waterside setting and explore the waterways by hiring the owner’s 7-seater private motor day launch or rowing dingy. You can learn to sail if you’re craving a real experience, or kick back and enjoy the views and marvellous experience. If you’ve ever wanted to indulge in a day skipper experience’ on board a 30ft Broom Classic Broad Cruiser, or a day on board the 1930s classic yacht, this is the perfect opportunity for you. Those craving something similar but not quite the same can hire a canoe, or two. Booking essential, all craft fully insured and available at cost directly from the owner.
Standing on the riverside, neighbouring the owners’ home, this detached, riverside holiday property offers comfort and enjoyment, situated in the exclusive neighbour of Irstead Shoals. This fantastic home boasts its large lawned garden leading down to the riverside, al fresco seating terrace and cart shed with table tennis table – perfect for some family-friendly competition. This perfect location is ideal for relaxing enjoying the boating activity, and exploring the Norfolk Broads and Norfolk’s coastline, all within 30 minutes’ drive. The property offers its water frontage which means fishing is literally on your doorstep (seasonal and licence required). The area is crisscrossed by numerous footpaths and cycling trails, and the Barton Broad boardwalk is located in the village. This is an ideal location to explore many popular villages nearby including Wroxham, Potter Heigham, Stalham, Coltishall, Salhouse and Ranworth. Many waterside inns, restaurants, tea shops and shops are all available nearby. The village of Neatishead has a lovely country pub serving food and a village community shop.
BeWILDerwood at Horning, an outdoor tree-top adventure park, makes a great day out for children, Dinosaur Park at Lenwade with splash park, restaurant and indoor/outdoor play parks, or Wroxham Barns for art and craft shops, restaurant, petting farm, and fun rides. Wroxham is known as the ’capital of the Broads’, with its selection of waterside cafés, restaurants, pubs and shops. Excellent sandy beaches are easily reached, with Sea Palling, Waxham and Happisburgh beaches within 11 miles. Alternatively, spend a day in the city of Norwich, 9 miles away, with its cathedral, museums, theatres and a vast array of cafés and shops. What a wonderful weekend spent in this beautiful lodge in the norfolk broads . The pictures do not do this place justice it is beautifully furnished and decorated and so comfortable. We came for two nights with my friends and parents and had lovely relaxing evenings sitting round fireplace playing board games. I arranged a boat trip with the host Andrew for the saturday in the cruiser boat for 4 hours which was worth every penny it was pouring with rain but didnt spoil our fun we enjoyed seeing the views and hearing about the local area from andrew . Just a note hear to say andrew could not do enough for you making you feel welcome, answering any questions , easy to reach if you needed anything ...just a perfect host 👌 will absolutly visit again in the spring or summer !

This was an amazing property with everything needed and all to a very high standard. 8 ladies stayed for a birthday weekend and had a fantastic weekend. The owners are a lovely couple and very helpful. Our boat trip was fantastic- would definitely recommend a stay here .
