Some of the best sandy beaches in Greece are at a short walking distance from the Villa. In fact 3 lovely organized sandy beaches, one with a small children's playground and all with nice beach restaurants, are just down the road at a short walking distance and are awaiting you.
The closest is at just a 500 meter walk (the others at an 8 and 10 minute walk).
All 3 beaches are operational from April 1 to October 31; one (Bali beach) stays open all year round.
Many more sandy but also rocky beaches, both secluded and organized, can be found all along the south Athens Riviera coastal line, from "Varkiza" down to our village "Lagonisi".
At just a short walk from the villa are a mini market and a mini market/bakery, a seaside cafeteria and a Greek seaside Taverna/restaurant.
The main street of our village, with supermarkets, shops, cafeteria's and restaurants is at just 1km-3/4mile; about a 15 minute walk.
There are also many interesting places to visit near by, such as "Cape Sounion" with the famous Temple of Poseidon with its magical sunset. The picturesque village of "Porto Rafti" with its lovely bay and walking boulevard full of restaurants, which looks like a Greek island.
"Vravrona" with the ancient Temple of Artemis the Greek goddess of hunt and nature, "Varkiza" with its seaside walking boulevard, many restaurants and the wondeful beach/ sports complex "Yabanaki" resort.
The impressive Vouliagmeni cave lake resort, where one can swim in lukewarm "healing" water all year round is an absolute "must".

Cons place (and Con) are amazing. If you want to be in the center of things this is not the place for you, but if you want to experience local life in a quiet (well, except for the surrounding dogs who bark a LOT sometimes and other times not at all) area with a host who will go out of his way to help this is the place!
You can get to the center of things by local transport (1-2 hours depending on where you want to go) with some of the most beautiful, scenic sights along the way. Or - you could rent a car or scooter to have more independence. Con also offers personalized tours (I didn’t do any b/c that’s not my thing but from the discussions we’ve had I bet he is a super guide).
So, what makes this place stand out besides the location where you can walk to a number of beaches, restaurants, etc.(and it is NOT on the main road which other may be so you don’t get a lot of loud traffic noise) Well, it’s the host. He and his family live in one of the three (independent) levels - he rents the top and bottom and lives in the middle - you’d never know he was there unless you have a request or need help with something - no dealing with a faceless rental “agent”- he’s there and he makes it right in a flash.
What does he offer that others don’t - well start with free airport pickup (and return) so you don’t have to worry about navigating transport upon arrival in a new country where you may not read or speak the language - a HUGE advantage. Then there’s the personalized service as mentioned by others - in my case I had a dental emergency - Con not only made an appointment for me but took me to the dentist and offered to translate (which wasn’t needed b/c the dentist spoke English). I had a few other needs - getting a sim card and a special transit card. He went out of his way to take me to get these items.
I (used to) travel a lot and I have never experienced a host who was so interested in helping and making sure he made suggestions based on my interests. This is invaluable - no code to a lockbox - a real, live, caring host.
In the time of covid he is also very aware and careful. An added bonus.

Our first time visiting Greece could not have been more perfect. My husband and I loved Con's upstairs apartment and the balconies provided gorgeous views of the sea and the mountains. The beach was an easy, short walk away, and when we wanted to go into Athens, we just took the bus. After a long day of seeing the sights, instead of eating out, we brought food back to the apartment and prepared it in the kitchen.
Con was an excellent host and fabulous tour guide (we went on his Temple of Poseidon tour). We learned so much and had a ton of fun walking around the temple's ruins.
One day, we hope to go back.

An amazing holiday
This apartment was everything we could have asked for - balconies on three sides and almost exclusive access to the swimming pool in the garden. Everything about the apartment felt generous from the size to the thoughtful items in the cupboards provided by the hosts. Constantin picked us up from the airport and was really helpful in ferrying us round until we sorted out a scooter. He is a witty, thoughtful and kind host. The area was fantastic and allowed us to combine a relaxed beach holiday with easy access to Athens. I can not recommend this apartment highly enough. I know that we will return . Thank you Constantin and Karin.

Stay here because....
A little about the property before, I tell you why here….
The property itself is nice and provides several options depending on your needs. There are three apartments you can choose from. This is perfect for large family or groups that want to be together but have some separation. The property has a great front court area that is tiled and a wonderful contained back garden with pool and a grass area, great for children that want to run around.
The location of the property is wonderful; you are walking distance to a beach, restaurant and bakery. My family rented a car, which did prove to be nice to have. It allowed us to explore the area more and stock up on items one of several markets. We also reserved a car seat which too was nice to have. You will learn quickly that Greek drivers tend to move quickly.
So why should you rent here?
In all likelihood if you have been searching for somewhere to stay in this area, you have probably seen properties that offer a bit more in terms of being upscale in terms of décor, layout, etc. You have probably seen properties that offer everything above I mentioned as well. What you get with this property goes well beyond the great accommodations, great value and great location.
What you won’t get with other properties is Con, the host. This man is wonderful. Simply put, what he did for us was well above our expectations. Our trip to Greece was not just a vacation for my family. We came over to Greece in attempt to grow our family with IVF/Egg Donor. Because the process would take up to 10 days, we decided to bring our little two year old daughter and my wife’s mother to help when we had to be at the clinic. Con made the stressful side of our trip much easier. He took us to and from the clinic, twice. He checked in on us all the time, offering words of encouragement that you knew were sincere. Con will go out of his way to make sure you have a wonderful stay. He will meet you at the airport, show you around the area and will sit with you to explain how to get to and from the city. Con goes above and beyond with no expectations. He does this simply because he truly wants you to be comfortable and enjoy your time there.
No matter the outcome for my family, we will look back at our trip to Greece with very fond memories, many as a result of our host. He made the stressful side of our trip easy. Simply put, you can stay anywhere, but you likely won’t get someone like Con.

We stayed for a week as a family of four (2 young kids) and echo the other posters' fantastic reviews.
The villa is clean and looks exactly like the photos. The bedrooms are on the small side but we prefer that this allows the large dining and living room space. The house had most things that we needed to cook (we ate dinner at home most nights) including even children's plates. Our host prepared a baby crib and baby chair which were much appreciated.
It was too cold to swim in the pool but it was great having the private, gated garden for our 3-year-old to run around in, as well as sit in the garden to eat lunch in.
We loved sitting by the beach (there are three within walking distance) for lunch while our daughter played nearby. There is also one with a small kids playground!
Last but not least, Constantin is the most helpful host we have encountered. He sent extremely thorough information pre-arrival, picked us up from the airport and even bought some items for our breakfast the next day since we arrived late and stores were closed! He gave us many useful tips and was always available to help us. He went a step further than what I would expect from a host; Example, it started to rain while we were out and he covered our laundry with a plastic sheet without us asking!
The only thing to call out is that it is about 1-1.5 hour from Athens and due to being low season, buses were irregular, and on one occasion the Metro stopped working. (There was also a transport strike on one day) However, Constantin went out of his way to help us since we did not have a car.

Choosing to rent Con's apartment was a good decision. The penthouse apartment was immaculately clean and the views from its three balconies were wonderful to wake up to. The local area is great; everything needed for a family break. Indeed, the local beach bar became our regular haunt! Nearby supermarkets, cheap restaurants and a fab local shop meant that we felt part of the community instantly. Athens is a bus and metro away, via a stunning coastal route. It was no bother to get to Athens and then return home for a drink and snacks at the beach by sunset. Con is a great guy. Friendly, helpful and kind to all. Stay here for a memorable week on the Attica coast.

When you read reviews about an apartment you often wonder if it is too good to be true, but the reviews about these apartments are absolutely true.
Constantin responds quickly and informatively in email correspondence, he is a great host, the airport transfers, familiarisation with the area and the all-important supermarket stop are all so helpful. The information he gives when arriving at the apartment on suggested day trips and restaurants in the area is also very helpful and we used this in planning our days out.
We stayed in the spacious, very clean and well equipped penthouse apartment and thoroughly enjoyed it, the views are amazing. The beach is only a short 5 – 10 minute walk away with free facilities. The bus into Athens and the metro are both very easy to use, and visiting the tourist attractions of Athens is not to be missed. In conclusion it is hard to add anything to the reviews already listed, it was our first visit to Greece and we loved all of it, we would certainly recommend these apartments and look forward to returning there ourselves.

The apartment is excellent. Very well maintained and clean. We were a family of 4 and it was more than big enough for 2 young kids ((5) and (2)) to run around in and explore. It had everything you needed to cater for yourself - we cooked a lot of meals at the Villa and didn't lack anything to do that.
The courtyard at the front is totally secure and the pool and garden at the back were exactly what we needed for afternoons when we didn't visit the beach.
Con was an excellent owner to deal with. He picked us up from the airport, took us to the local shop when we needed supplies, showed us around the area and recommended places to visit. He even drove us to a theme park for the children one day - far exceeding our expectations of the level of service you would expect when renting a Villa. He was very responsive to questions, or requests we had and couldn't have been more welcoming and helpful.
The Villa is very accessible for the 3 beaches in the area - we found the middle beach to be the most pleasant, and getting into Athens was easy even with the children.
We didn't really scratch the surface in terms of sight seeing, but the transport links would have made it easy to do so if that was what you wanted.
If you want somewhere with easy access to a lovely chilled out beach, a pool and the option to get into Athens easily I couldn't recommend the Villa more highly.

Two for the price of one
If you are visiting Athens, but do not want to stay in the busy city itself, this is the place to choose !
Access to Athens center is easy and quick with public transport (just 1.30 Euro per ticket) and you are staying in a lovely seaside beach resort: two for the price of one !!
We stayed in the villa as suggested by friends. Our apartment was spacious, clean and quiet. It has it's own secluded lawn garden surrounded by tries, where we enjoyed having our lunch and dinners outside and our two teenage girls loved having the luxury of their own swimming pool.
The apartment also is at just a few minutes walk from some of the most amazing sandy beaches you have ever seen, with free lounge beds and umbrella's (don't visit them on Sundays though, because then the beaches are crowded with Athenians on their day off).
The owner Constantin, who speaks perfect English, is a great guy, always available for any information or assistance.
What really impressed us though was the beauty of the area and it’s people. Not too many tourists from abroad visit this place and perhaps therefore everyone was very open and helpful to us.
The lovely (newly restyled)"Boa" restaurant at the corner of the main road and the seaside road (towards Cape Sounion), had just been re-styled and only had a menu in Greek. The waiter was very helpful in translating the various dishes and we had a great meal. We went back the next afternoon and to our big surprise they now offered us a complete menu card in English !!
The owner of the cozy "Friends" bar also on the main road of the village, offered to drop us off at the apartment after closing time with his car, although it was the first time we were there. It goes without saying that we went back several times.
As to Athens, it truly is a unique city with a great tourist area, full of amazing archeological sites that take you on a journey thousands of years back in time, the impressive acropolis, dozens of little picturesque streets full of souvenir shops and restaurants, but also a city with a lively modern center, a vibrant night life and a modern clean metro system, which gets you everywhere in no time.

Best of Both Worlds
This is a perfect apartment for anyone wanting to combine a relaxing beach holiday with the opportunity to visit the wonderful sights of Athens.
The apartment was well presented and clean with the good size swimming pool; ideal for cooling off after a day of sightseeing.
There is an absolutely idyllic small sandy beach - Bali Beach - within a short walk of the apartment with all the facilities that you could wish for - free loungers and umbrellas; a beach bar with waiter service; clean toilets; and a gently sloping beach into crystal clear warm water - paradise!
Athens is an interesting city with its famous tourist attractions as well as a bustling market area - not to be missed is the unusual Changing of The Greek Guard ceremony outside the parliament building. It is difficult to describe - just go and see it!
The owner Constantin was so helpful - he picked us up from and dropped us back to the airport; provided us with detailed notes on the various attractions and helpful tips and directions; and was always on hand if we needed him. The use of his car was a bonus - whilst there is a small 'open all hours' store a short walk away and there is a good bus service to other resorts it was useful to be able to go to the local supermarket to stock up and to enable us to explore the local area more easily. Local restaurants were very good value - the fish restaurant that Constantin recommended in Varkiza was so good that we went several times!
All in all we had a wonderful holiday - thanks Constantin - and would have no hesitation in recommending the apartment to friends and family.

Beautiful apartment near Athens
We rented the apartment in June 2014 - myself, my partner and another couple - and could not have been happier with our stay. From our arrival Con, who owns the apartment, was the perfect host - picking us up from the airport and showing us around the local area.
The apartment is well laid out, clean and tidy, with everything you could need right on the doorstep. The private garden and pool is out the back, plus there's a courtyard at the front of the property. The area is quiet, but within a stones throw from several lovely beaches, the bus stop with an easy commute to Athens, and some great local shops.
As our first time in Greece, we were spoilt for choice in terms of activities to do in the near by area. Including a gorgeous lake to go swimming (as if the pool and beaches weren't enough!)
We would absolutely recommend staying at this apartment and hope to visit again ourselves soon!
