Perfect for 25 of us. Plenty of room, and beautiful surroundings. Close to everything you need. Definitely coming back.

My large family had an amazing time. There was plenty of space for everyone to be able to enjoy without being on top of each other. After a little cleaning the outside facilities were absolutely perfect for our Barbecue and birthday celebration. I love that the kitchen had two large tables, we were able to all enjoy a meal together. We were not able to use the dock since it seemed a bit unstable and very slippery. It was only a short 30 minute drive to float the river. I would definitely recommend to large parites who want to be able to create great family memories

Kids were able to swim and enjoy the river that took away all the issues with the property (see below). 2. # of Beds - This is one of the only property in the area with so many beds. For our large group this fit our needs, however there are issues with it that is discussed below. 3. Table - There is long table outside that served well for our group to hang out and play games.
Now the “bad/not so good” things about the property
1. Cottage misrepresentation - All the pictures show a structure that makes you believe that this is what is included in the booking. There is a mention of cottage in the description that is you expect external to the property like every other booking. However this one is within the property and we had someone else rent this and with kids and family we felt super uncomfortable sharing everything (while the tenants were great and didn’t bother us). When I called Evolve property mgmt, they seem to be aware of this misrepresentation from other guests and they just shrugged it off as if it’s our problem.
2. # of Beds - While this has many beds. Some of them are totally unusable. There are few beds in attic that we couldn’t use as it is extremely hot with no ventilation and there are signs that says do not open the windows. Access to it is cool with stairs that kids loved and it is so hot that kids painfully slept on the floor
3. Cleanliness - The property had lot of cleaning issues when we arrived. Given our party size and Evolve’s response, we decided not to ruin our trip and ended up cleaning pockets of areas ourselves.
4. Condition - Like previous comments, this property desperately needs TLC. There is a leak in the drain from Kitchen sink that is hugging the wall. There is duct tape all over that is not holding up. Hot water is a hit or miss in some bathrooms. Deck joists were rusty as well. Again, we moved on with our stay and not bothered to deal with it and ruined our vacation.
While we made the best use of our time, our group is extremely unhappy with the condition of the property. Please be aware of these issues that were reported by past vacationers.

We have to go to Walmart to buy cleaning supplies to clean the bathrooms because was dirty. The exterior is full of spiders webs, the grill it's really dirty and full of ashes, the furniture was dirty and we have to clean everything before use.

Campy, quirky but fun
My husband and I rented this house for our large family. It easily held our 4 children and their spouses plus 12 grandkids. Total of 22. The layout of the house is unusual, but worked SO well having so many kids. The huge bunkbed rooms were perfect for the kids. It was on the bottom level, so the adults could stay up playing games on the second level without fear of waking up sleeping kids.
There is also a small room that you can reach by climbing a ladder. We called it “The Tree House”, and the grandkids LOVED it. It was warm/hot up there but that didn’t bother them too much. They took turns sleeping up there.
The deck was fantastic! We spent a full day just jumping off the deck and swimming in the river. There were 7 tubes for us. No canoes or kayaks, but we still had a blast!
The kitchen was small, but we didn’t cook large meals. We grilled out, made sandwiches, etc because we spent so much time in the water.
We were there 3 full days (went to a wedding one day, Schlitterbahn another) but wished we stayed another day. It was so much fun.
It is exactly what one should expect from a river house. Definitely a quirky house but fun!
Bring extra hand soap, especially if there is a large group because not enough soap was provided. But we had plenty of toilet paper. And the AC kept up with the Texas heat. Don’t expect to cook elegant meals because the kitchen is small. It is a casual Texas river house experience. And a fun experience!
Important note: On the property, there is a small one bedroom cabin. It is on the deck area. This property has to be rented separately from the main house. The description of the rental explains that, but if you don’t read carefully, you may miss that important fact. I almost did. It is possible that it could be rented to another party while you are there. We did rent it, and having an extra refrigerator came in handy.

My son’s 18th Birthday soirée
Love this place it is as describe and more! It’s super clean, plenty extra of things - towels, washcloths, rags, extra blankets, covers, pots & pans, tubes to use. etc.
Location is perfect and the place is beautiful. Several rooms has the the river view/access! Lots of parking for everyone.
Vanessa the Owner was super nice and friendly. She was available for questions and guidance.
We highly recommend this place and I hope I can gather that many people again so we can come back and rent it again!!!

The property was not clean. There were roaches in the house and bugs in the house. Furniture had nail sticking out which several of us got injured with. The manager was a bit nit picky on a few things, like children were not allowed to play with the pepples in the backyard.

We absolutely loved this home! The home is big and cozy. It was plenty of room for 17 adults and 9 kids, from 2 yrs old to 80 yrs old. We loved that the house and cottage were already cool when we arrived. Here is the tour: You enter thru the good siuikkzed living room with several sofas and chairs. The door straight ahead is a bunk room with a full bed and a metal bunkbed with a full and twin. To the left of the living room is a cozy seating area and a door to the big bathroom/laundry room. Walking thru the reading room is a big bunk room with 2 sets of built in full bunk beds, cabinets filled with blankets and sheets. This bunkroom has its own door to the outside; but no view to the lake. Walking thru this bunkroom is another bunkroom with 2 sets of built in bunk beds; one is a full on full and the other is a twin on twin. Also, it has its own door to the backyard, to a picnic table and a beautiful view of the lake. These 2 bunkrooms have the beds super low to the floor, great for the young, not so easy for the older. Back to the living room, to the right are stairs to upstairs; at the top of the stairs is a door to a small bathroom and a hall to the kitchen. The kitchen is small, but we mostly cooked out so it wasn't a big deal. But you will need ice chests, as everything didn't fit in 1 refrigerator. (But, there is a fridge outside, under the cottage. ) The kitchen has 2 huge tables that fit us all for breakfast! Behind the first table are a queen and king room; very cozy, smaller than the other bedrooms and also the warmest bedrooms on the home. Past the second table, is a queen room with a great view of the lake. Next to it is the biggest bedroom with a king and queen bed, plus double doors to a balcony with a beautiful view of the lake. These last two rooms are the coolest rooms, as they also have an AC unit. Across these 2 bedrooms is a big bathroom with a nice shower and separate deep tub. There is lots of hot water!!! Across from this queen room is a ladder up to the tree house bunkroom with 1 set of full bunk beds. This room is hot during the day and warm at night. We brought fans to help, but the kiddos didn't make it thru the night in there. But, they did play up there throughout the day. There is also a door and windows on the 2nd floor kitchen with views of the lake. The cottage was cute and private with the closest view of the lake. It has a window unit. This was our very first time vacationing at a lake and it was wonderful!

The house was really wonderful for the size of the family. Lots of bedrooms. Drawback is kitchen on second floor and the living area being on the small side Fortunately. the weather was beautiful and we spent a lot of time outdoors on the large deck, the fourth bathroom is not located in the house.

First off want to say we had a good time at the property. Everything was well as listed We had a large group Of 34 so that’s a challenge of its own to find a place large enough to accommodate a big group. The house and outdoor area was large enough for our group. The only bad thing about this property it needs some TLC!! Needs to be cleaned better And dusted. There’s a lot of spider webs in the rooms and the bunk beds are dirty and full of dust. Wouldn’t recommend the bunk beds if you have allergies. The upstairs rooms aren’t as bad it’s mainly the downstairs area that needs a deep cleaning. But beside all of that we did enjoy our self’s as a big family and had a great time.

The owner as well as Evolve Property Management completely misrepresent this listing on the website and I’m not the first that has fallen victim to their misrepresentation. First, the property doesn’t even sleep 34 as listed. It sleeps 25 at best. Evolve and the owner know this and they have yet to correct on website. When I got to the property and realized I had been scammed, their resolution to this problem was that they would go by WalMart and pick up 1 air mattress. Seriously, they said that, I can’ t make this stuff up. 2) The owner had grouped the pictures so the property looked like one big house. IT’S NOT ! It is actually 2 separate houses and they rent the other out as well. So, basically you have a complete stranger staying in your backyard. Not a good idea if you have kids or were thinking about leaving your personal property out each evening. 3) The house looks absolutely NOTHING like the pictures portray. As least half the lightbulbs outside were burned out and the place is in some desperate need of TLC. I have rented property in the area for 10 years each Summer and never had an issue. But, this place is a complete joke when you take into account the ridiculous price they’re getting for this over rated property.

Rustic vintage lodge on the Guadalupe riber
This is a very beautiful property. There has been a lot of rustic vintage detail put into the home. The house has a 3rd floor great for the kids, there are bedrooms on the second floor and lots more beds in the lower floor all tasteless done.
Best of all was the Rustin kitchen which seats40 people.
Then you go outside.
The landscaping has been fine beautifully with multiple trellises and many decks to either din, go fishing or just inter tube or look at the fire pit.
I would highly recommend this place.

This property was absolutely amazing!!!
I cannot say enough about this beautiful property. Rooms for days for everyone to spread out. Very inviting with all of the comforts of home. The outdoor space was just as beautiful and the inside. The owner Vanessa is a gem! I am so very happy that we found her and her beautiful home. Thank you for sharing it with our 2019 Prom Group!!!!! We will definitely be back!

This house was great for my family of 21. The big kitchen seating and outdoor spaces were perfect. But there is an additional listing for a cottage that could be rented to someone random. We had to rent it separately and thankfully we did because it would have been too awkward to share that area with complete strangers.
The river is wide and pretty here.
We would love to go back!

Plenty of gathering spaces.
My family had a great 2 days. The Guys enjoyed fishing off the deck, the younger ones loved the canoes and paddle boat. The upper deck was our gathering spot during the day and the large dining spaces in the evenings. Our group ranged in age 12 - 70 and a toddler.

Property was Nice, but read my Warning...
The property was nice, but I felt like we were taken advantage of and ended up overpaying for our 2 night stay. There is cottage room that is on the same property and share the same facilities that the owner tried to rent out to another couple the same night we were staying there with 8 children. As a mother, I was immediately uncomfortable to share our space that we had spent over $4,000 on. They forced me to pay for the cottage room which I thought was included. This was an additional $500. We never received access to the cottage so it was just to ensure no one else was allowed on the property while we were there. I did this for safety and protection of the families that were with us. I would not stay here again. It's a money pit and they just try to take you for all you have. We had to pay to use the canoes as well. Not worth the money in the end.

Based on our understanding, the homeowner already had their additional cottage rented by other guests. It is clearly mentioned in the listing description that there is a separate sleeping cottage also available to rent on the premises, and there may be other travelers present during your stay. We understand the renters in the other cottage kindly allowed you to rent their space, and found another place to stay. In the end, I did this for safety and protection of the families that were with us. I would not stay here again. It's a money pit and they just try to take you for all you have. We had to pay to use the canoes as well. Not worth the money in the end.

A fantastic stay at a beautiful place
Guadalupe River Lodge is a beautiful place to stay. Right on the river, it provides a scenic and relaxing place to stay. Clean and fully stocked with a great owner to work with. Can’t wait to go back. Was perfect for our lodge group.

Everything we expect and more!
This home was perfect for our large family gathering (17 adults, 13 kids). There were enough beds for everyone and the outdoor space was perfect. We also rented out the small cottage, which was perfect for privacy and such a cute space with an amazing view. The kids enjoyed the lake and having enough space to play. The property has 2 canoes and a paddle boat which we rented for the weekend. We also brought our inflatable kayaks and inner tubes for fun for everyone. The kids and the adults also enjoyed fishing. With such a large family, there was something for everyone to do and the property is so spacious we didn’t feel like we were on top of each other. Our evenings on the balcony deck were perfect, we grilled and gathered around the fire pit and kids enjoy roasting marshmallows. We definitely created lasting memories and look forward to coming back soon.

Had a 34 person family thanksgiving.. turned out to be a very nice place! Fireplace outside was the main gathering spot. Highly recommend
