Your group will have the best vacation ever at this spacious, eight-bedroom, four-bathroom home nestled on 500 private acres in the majestic Green Mountains of Vermont. How about an entire 22-acre, freshwater-spring-fed lake all to yourselves? Yes, this lake is exclusively yours - no one else but your party will be allowed on it or near it while you're there. There are even two canoes and an assortment of life jackets in the boathouse for your use. And cold-weather guests can ski and hang out while sipping hot cocoa next to the toasty fireplace during the winter months.
This is the perfect vacation home for large groups. There's no need to worry about the neighbors because there are none. You'll also have plenty of parking for several vehicles. Not only does the lake feature fantastic swimming, canoeing, and fishing, but there's also a lakeside firepit and a 40-foot deck built over the lake with plenty of tables, chairs, and umbrellas. Bringing the kids? There's a swimming area marked off for them and a sandbox to keep them busy. Upstairs, you'll find a spacious play/game room, which is also a huge hit with all ages. One side of the room is for kids 10 and under, stocked with games, crafts, puzzles, and toys; the other side features a full-size pool table and a Ping-Pong table. The kitchen has a Vulcan restaurant cooking stove with six gas burners, double ovens, and a big griddle top! If you don't feel like cooking inside, we offer a large gas grill on the deck as well.

Besides the incredible forest and lake, you're less than 10 minutes from the Magic Mountain Ski Area, which features a 1,500-foot vertical drop and a trail over a mile and a half long for cruising. For year-round activities, head up to Okemo Mountain Resort, where you can ski in the winter, cruise on the timber coaster, work out at the fitness center, and even get in some golfing. Think outside the box and take a day trip to Orvis to learn fly fishing or try Mountain View Ranch for horseback riding - both are just about 30 miles away. Manchester is a big hit with everyone, with great restaurants, outlet shopping, and parks within a 15-20-minute drive.

Great house - loved so many things about it. It was very clean. Bedrooms and bathrooms were a plenty and spaced well for having lots of people there. Loved having so much room for everyone. The grill was wonderful and the deck fit everyone (we had 14 people, 3 families with 6 parents and most of the kids are teens and older). The private lake was just phenomenal for our group and the floats and tubes and and paddle boards provided were so awesome. Would have loved AC (the week was really hot) and the kitchen pilot lights being on added a ton of heat. We communicated with the 'agent' before hand via text and got some erroneous info- they said there were no fans so we brought a bunch but there were many fans in the house. Didn't realize the house and lake were separated by a 7-10 min walk but it was nice to be in the woods so it was totally great in the end. Overall a great stay and I'd guess the place is also phenomenal in the winter!

I booked this property for over 6K spanning the Presidents' day holiday, for a 3 night 4 day stay. We are not new to booking vacation homes, we do at least 2/yr x 20 years, but this was by far the worst.
How shall I start. First off, this is the first time we didn't get functional keys to the home (not. even. a. single. one). The owners left a note on the side door that said door was open, and another note inside with a single key that supposedly would work on the side door. It did NOT work. We received separate instructions from Vacasa that there would be keys in a lockbox at the front of the house, but the entire lockbox container? was MISSING. So no keys.
On amenities, a microwave is listed. There is NO microwave, there were two toaster ovens next to each other but NO microwave. I had asked also what kind of filters the coffee maker takes in advance, there was no response for two weeks, and when I finally got into text contact with Vacasa, they told me the WRONG type. Also, the coffee maker is not the same as what is in the picture, and there's 1 not 2.
The master bedroom had a leak from the ceiling, and it was obviously an old leak that hadn't been fixed (plaster was cracked). It was a bad leak. When someone uses one of the upstairs bathrooms, it comes down as a stream over the sink.
There was 1 semi functional hair dryer in the house.
Rooms are not properly heated, it was extremely cold.
Do not book. Total lemon. Worst rental in 20 yrs.

Filthy bathrooms, appliances and kitchen stove not clean, fireplace flue closed randomly while in use, potentially very dangerous, wif fi poor, upstairs bathroom floor leaked ,streaming water down into bathroom downstairs despite having curtain inside tub. Mattresses in the two bedrooms downstairs very soft.
The. House is beautiful though, huge, great entertainment space upstairs .

The good - the home is large, stunning, and great for 15 people. Also there is more than enough parking, though on a snowy weekend you'd want to park no more than 5-6 cars to give enough room for the snow plow.
The terrible - there was one key to the entire house, and it did not work. We tried it on multiple doors, multiple people, jimmying it in and out and it would not budge on any lock. The local management must have known this because they left the door open at check-in. Why would you leave the door open, without confirming when we were going to arrive unless you knew that there was going to be an issue opening the door? As a result, on our way out, the door locked on its own and we were locked out the home for several hours. We called the global customer service line, and they were unable to get in touch with local management until over an hour had passed by. One of our car keys was left inside the house, and as a result part of our group had to wait outside in the cold as we made repeated calls to the Vacasa customer service line and they continued to tell us they could give us no updates.
Furthermore, there was supposed to be a key to the back door in the lockbox as well, but when we put the code in the lockbox was empty. Later, when the local management team finally arrived, they let us know that a previous guest had lost the key and that they had forgotten to replace that key. That is so unprofessional - how do you have a house for 15 people and only have one key?
Lastly, the wifi did not work the entire weekend. One night is understandable for random service outages given the winter weather, but we were there for three nights and during no point in our entire stay did the wifi work at all. We had to huddle in certain parts of the house for appropriate signal to communicate with our loved ones. Just terrible. We will never book with Vacasa again.

the home is one of the most spacious beautiful cabins we have ever seen. the interior walls are absolutely gorgeous and house decore gives you the of being home with family always intertaining. You really could not ask for more.

This place was amazing. A group of friends and I stayed here on a long weekend to go skiing at some near by mountains. It had everything you need and then some. Kitchen was amazing with the flat top and industrial range for all your cooking needs. Plenty of supplies to get us through the weekend including toiletries and much more! Plenty of space for a large group and highly recommend!

Better than photos
The photos posted don’t do the house any justice. The house is actually much larger and spacious in reality which accommodated our large group more than enough. The kids had the whole upstairs as their entertainment space while the adults had the downstairs to themselves. The house provided sleds and tons of games for the kids to keep themselves occupied. The kitchen is huge and an awesome space to prep meals for a large crowd. The house provided us with all the essentials as well such as paper towels, toiletries, even shampoos, hand soaps, disinfectants any many more items that are not always common in rental properties.
If we’d had to list one critique it would be that the property could have been a tad cleaner - not that is was dirty but compared to other properties it wasn’t as clean I.e smudges on mirrors and windows.
But overall we loved the property!

Annual Family Vacation
I was impressed with the layout - each group of bedrooms had its own bathroom making showering and using the bathrooms really convenient. The outdoor area and the size of the deck was lovely. And the lake was absolutely amazing. Having a lake to yourself doesn’t even seem like something that would be possible. That was super cool. The amount of “starter” supplies like paper towels, toilet tissue, dish detergent were very generous and much appreciated as well as having the linens and towels supplied ♥️
But the things that are necessary when having a large group stay were lacking - Like a functioning clothes dryer and non-leaking refrigerator/freezer. While the evenings were cooler and more comfortable using the fans supplied, being in the house during the day was quite warm, especially in the kitchen while preparing 2-3 meals a day…air-conditioning units throughout the house during summer will help everyone’s comfort level.
Part of the rental fee is for the cleaning service and that service was lacking particularly with the condition of the refrigerator/freezer…both were quite dirty and smelled. We spent at least one and a half hours cleaning it before we could put any of our food in it. We also weren’t pleased with the dirty pans and mixing bowls in the cabinets! We had to wash most things before we could use them. The shelves in the one cabinet available to store our non perishable items was full with half used items, so that had to be cleared out and cleaned before we could use it. All that being said, once we were settled in, we enjoyed our stay and would recommend to others as long as those issues are rectified.

Cozy family home
This home was very spacious and clean. We enjoyed relaxing by the fireplace and roasting s’mores. The property and view is beautiful! We had such a great time playing pool and ping pong as well in the upstairs room. This was a great place to stay for a weekend getaway.

Relaxing Weekend Getaway!
What a great home! I loved how secluded it was from any neighbors. I enjoyed relaxing out on the deck, and down by the pond. The close proximity to Lowell Lake State Park offered nice walking trail right from the front door. I would definitely stay again, and recommend to all!

Beautiful setting
If you are looking for a relaxed, rustic location to enjoy beautiful nature with your family this is it. My grandkids found a new passion for fishing and the paddleboat was a winner! There was plenty of space to spread out in the home and the large stove was great for cooking big family meals. The private lake was so peaceful. We absolutely loved our stay and made many wonderful memories. Thank you!

Bonding week end
I was amazed at the size of this home and the beautiful setting of the lake. We had an amazing time,. Cooked three amazing meals a day in the impressive kitchen, played ping pong, had a fire both near the house and at the lake, canoed, paddle boated, caught six bass!! In short we had a blast.
The only thing to note though is that there is a 5-10 minute walk down to the lake or you can take a 4 WD vehicle down there but this made it even more pristine as there are no houses around. I would highly recommend this to anyone looking for a quiet escape.

Perfect for a weekend of winter fun
We booked Justin Lake for a 30th birthday celebration/ski weekend. The property feels secluded and private, but it's a very quick and easy drive to Londonderry, Manchester and Stratton Mountain. The house itself is huge and can easily accommodate a big group, but the living spaces feel quaint and cozy. We enjoyed playing games by the fireplace, cooking together on the industrial grade range in the kitchen and sledding on the hill in the front yard. Kathy was a wonderful host! She was responsive, accommodating and helpful with recommendations. All-in-all, it was perfect. We hope to be back very soon!

Everybody fit... superb private lake!
More than enough room, and privacy, for our 12 adults and nine grandchildren. Good bedroom arrangement on two floors. Game room with pool and ping-pong and more space for reading and games.Hiking, biking. Lower basement space for bikes and gear. Bear encounter one morning. A private lake - canoes and fishing gear and floats in the shed by the dock/deck. Huge house deck with picnic tables, umbrellas, two BBQ's and plenty of deck chairs. Easy ride to food and spirit stores. Visit the working farm and stop at the local bakery. We did all meals at the house using the super-stove. If Nana or Pap-pap have knee problems, best to have a four wheel drive vehicle to get down to the lake - not a long walk, but Google Map doesn't show the elevation. Worth it when you get to the lake. Family vacations are voted on - but almost all agreed Justin Lake could merit a return visit. Thanks Kathy and Bruno! Ed and Helen and family.

Magical!
Our family stayed for a week in this beautiful vacation home. We had no idea what to expect, but our adventurous spirit was ready for it all.
The house was charming, well decorated, cozy and quite spacious. The surrounding land was (at the time) buried deep in fresh snow to our delight! It hampered our ability to explore too much of the land, but a walk down to the lake was well worth the brief hike - it was picture perfect and simply breathtaking. I could easily imagine every season spent there. As it was frozen solid that day, we spent a brief time tossing pebbles and sticks onto it and enjoying the solid "thwack" of them hitting the ice.
The surrounding small town is just lovely. Cafes and small shops, a local farm (Taylors Farm) where you can buy farm fresh artisan cheeses - we went on a sleigh ride there that was heavenly! The local foods were excellent and the people were charming enough to have us wishing we were ready to move for good.
The house had enough offerings that on the coldest days we were content to stay inside, play pool, ping-pong, read by the fire and enjoy the beauty of our surroundings. A well-appointed kitchen covered all of our needs for a few meals at the house. When a heavy snow fell, we awoke to the driveway freshly plowed and salted for us by the caretaker.
Our only drawback was a rare mishap...we landed there during a week of brutal winter storms, one particular night went to 20 below zero. On our last night, the furnace had enough and quit on us at close to midnight, leaving us shivering through the night and sounding off low temperature alarms. Given the late hour and the severity of the winter storm, which was on the heels of one right before it - we had trouble raising the alarm for help so late, and there honestly wasn't much anyone could do. The roads weren't safe and in a small, quaint, charming town - there's not going to be a middle of the night handyman to come to the rescue. For a group of Floridians, this was a pretty memorable experience! I wouldn't (and didn't) count this against the property - things like this happen and we just got "lucky". We hated it in the moment, spent the night shivering close to the fireplace in the living room and hit the road a bit earlier than planned in search of heat the next morning through yet another snowstorm - but it added to the adventure and our winter getaway story.
I wouldn't hesitate for even a moment to race back to Justin Lake Lodge - in any season

My childhood friends and I have been gathering at this gorgeous estate for 7 years consecutively ... it's that 1 time a year for friends, fellowship and the green mountains! The house is updated (wifi, flat-screens, hardwood floors, new bathrooms/fixtures) with a rustic Vermont vibe.. Large enough to host 20 occupants, however quaint enough to make you feel like it's your own home for the weekend! Highly recommend this property, Kathey is great and makes sure we are always happy! Cheers to Vermont and the Justin Lake Lodge! (Been waiting to spend a summer weekend here - maybe this is the year)

Everything you need
This house is perfect for a large group of friends! I have stayed there with 15+ people 5 years in a row for 2 nights in the winter to ski Stratton. It has ample room for all the ski stuff, an AWESOME kitchen which is key when cooking for 15, flat top grill to accommodate dozens of eggs and pounds of bacon for ski fuel. And a fireplace to warm up at after spending all day outside, freezing. Not to mention, the setting is amazing, beautiful, and quiet, and there's plenty to explore just outside the door if you're not planning to go to Stratton.

Great times with many friends
Justin Lake Lodge was very well kept and accommodating for all of my friends. During the day we spent most of our time at one of the many near by ski resorts, mostly Stratton. The friends who did not attend the trips to the ski resorts had plenty to do at the house, both within the house itself and outside snowshoeing to the lake and cross country trails that never end! During the nights we all spent around the huge fire place or upstairs playing pool or ping pong. Overall our stay was great and plan on making it a yearly event!

Terrific Home for a Large Group
We loved this home. We were a group of 4 families with children ranging from ages 10-17 and we fit comfortably. The house was spotless with a well-equiped kitchen and space for 22 people. We particularly enjoyed the large fireplace and seating downstairs. The owner/agent was very responsive and easy to deal with. We arrived shortly after a heavy snowstorm and the roads and driveway were well-paved, providing easy access to skiing at Stratton, a 20 minute drive away.

22 People enjoy and relax in Vermont setting
My (extended) family and I put the description of this house to the test and the house passed. The rooms--which were divided up/down and by size very nicely--were very comfortable; the kitchen was perfect for cooking (homemade sauce from scratch, steaks, corn, etc) for 22 people; the dining room perfect for setting up 3 large tables and 22 chairs; the upstairs "great room" just right for playing pool and ping pong.
The lake was tranquil and served as just the right frame to spot some hawks and other local wild animals. The outside deck was somewhat aged and need of repair, but there were no complaints from my group; this is merely an observation.
The best feature of the house and property is the location: excellent for local parts of central lower Vermont, with shopping only 20 minutes from nearby Manchester; a local cheese and bakery; horse ranches up Route 7; etc. etc.
Bottom line: it's not just a house. It's a "lodge" in all respects. Go and enjoy. Mike (New York)
