About this house rental
High atop Sampson Hill at the end of a semi-rugged trail sits this secluded 3 bedroom 2 bath house with separate 2 BR 1 bath guesthouse. Perfectly situated just steps from the Cross Chappy Trail network, guests at “Meadowsweet” may walk, bike or drive to the open Atlantic with swimming at Norton Point, sailing on Katama Bay, kayaking on Poucha Pond, surfcasting at Wasque, swimming at East Beach on Nantucket Sound, and boating or shellfishing on Cape Poge Bay! 4wd beach access is only 5 minutes from compound. Want to shake off the sand and go out? No problem, the elegant whaling village of Edgartown is close by offering full resort amenities for your vacation enjoyment. Martha’s Vineyard offers something for everyone.
The main house and cottage are only available together as a compound in July and August. The Main house and cozy guest house are available separately during the shoulder seasons of May, June, September and October. Please inquire about our long term shoulder season rates for either building, "Meadowsweet Mainhouse" (VRBO # 1900172) and “Chappy Butterfly Cottage” (VRBO # 1412862) during late spring and early fall.
The main house offers an open floor plan with a "great room” featuring a chef’s kitchen with granite counter, dining table and living room with wood stove. There is a screen porch with a vaulted ceiling for al fresco dining. In the great room a wall of glass looks out onto a flat grassy lawn surrounded by woods for privacy. The first floor bedroom offers a double bed and two bunks with a full bath nearby. Upstairs guests will find a bedroom with a queen, and a second bedroom with a double and another two bunks. The upstairs share one full bath with a skylight.
The guesthouse is a stone’s throw from main house and features a delightful screen porch, a cozy greatroom with a full kitchen, two small bedrooms featuring one double, one queen, and a full bath. The guesthouse has central air for your guest’s comfort as well as television and internet.
Outside, guests will find a large propane grill, a delightful pergola with hammock for lazy afternoon respite from the sun, a large flat rustic grassy lawn, and an expansive outdoor shower. (We've heard repeatedly it's the best shower on Chappy!) The extensive Cross Chappy Trail system converges literally steps from the front gates affording access to all of Chappaquiddick ‘s many natural features.

Great place for our group of young adults and our group of adult friends. Great outdoor space, screened in porch for dining and plenty of space to spread out. Perfect outdoor shower!

The main house and cottage worked out perfectly for our family of 12. The location is close to East beach but you really need a car to get around the island and bring all your stuff in for the stay. We had bicycles but hardly used them because it was a tough ride into the house from the road. We had great weather and enjoyed visiting and eating at the table outside on the lawn. Edgartown is just a ferry ride away and is convenient for shopping and night life. It is best to just ride over and back and not have to wait in line with a car.

Very smooth process with Van. Property was private and perfect for our group. The driveway is a bit tricky if you don’t have a rugged vehicle, but we knew that going in so we were okay!

Terrific and quiet compound and perfect for our family getaway. Five minutes and ricing on the beach or parking at one of the nicest beaches on the island. So much to explore. Extremely smooth check in and WiFi and great communication with owner.

Great wooded secluded retreat
Extremely private spot on chappy with the best beaches on island. Trail heads meet at the entrance for lots of walking and hiking on wooded paths. Great host who was very friendly. Very lovely screened in porch for meals. Very well kept house with awesome kitchen for cooking (a must on chappy). Great binder of details by the host. Only downside is not a bike friendly location with littles to get to ferry and bring your higher set cars to get into the driveway which all his paperwork says. Path is littered with wild blueberries and more to the house. Loved our stay at meadowsweet.

Great week in Chappy
Our family had a great week on this beautiful island. The house and guesthouse was perfect. Both were clean and well equipped. Great outdoor shower. Van was a fantastic host who really helped us out when he allowed us to stay one extra day when we got stuck on island due to a ferry cancellation.

Wonderful Chappy Get-Away
We had a wonderful week at this home on Chappaquiddick. Our family vacation had been held off by COVID for two years, so this was a long-awaited getaway. Unfortunately the Delta variant made our visit more challenging overall, but our stay on Chappy couldn't have been more perfect. We chose this more isolated location just for the safety of distance it allowed.
The house and cottage were perfect for our needs, very clean, and comfortable. There was a great yard for the kids to play in, and the cottage allowed one of our sons and his younger family to be able to do early bedtimes and bring their monitor to the house porch to watch their little ones while enjoying socializing with the adults and older kids.
The Chappy beaches are the most beautful and private you could ask for. They're never crowded, and the Wasque beach has a little inlet from Katama Bay with shallow waters (and lots of minnows to chase and catch) for the younger children to play and swim.
All in all, it was a wonderful vacation, and we highly recommend it!

There is no better time to be on Chappy!
We had an amazing time away on Chappy. We stayed here with our two girls and lab. The house was very clean and provided everything we needed. Cleanliness/disinfection was very important to me especially in this time of COVID. We brought all of our food since there are no stores on Chappy. The house is very secluded. There is one neighbor that is close and you can see into their yard a bit but for the most part the property is secluded. We loved seeing deer in the yard in the early morning or on our drive in and out of the driveway.
Every morning I walked our dog on Wasque, it was serene, secluded and very dog friendly. I highly recommend getting an over sand beach permit, it is worth every penny!! That way you can easily drive 5-10 min from the house to the most beautiful secluded beaches and drive right up to your spot on the beach. We did see other cars on the beach but they were far away and it was as if we were on our own private beach. We brought our dog with us every day on the beach and had no problems, Chappy is very dog friendly.
We spent our days at the beach and would take the ferry over to Edgartown for dinner. You can park on the Chappy side and walk onto the ferry so there is no wait! All of the restaurants we went to had outdoor seating and they were very safe and COVID conscious! If we didn’t have dinner on the main island we would make dinner and bring it to the beach and drive on. What could be better? We have some favorite restaurants in Oak Bluffs and getting over to the main island in the evening with your car is tough due to the long wait for the ferry. However, we knew this and simply planned accordingly. We stayed for almost two weeks so we bought the book of tickets for the ferry so could go back and forth the the main island with ease. These passes don’t ever expire so if you don’t use all of them you can save them for your next trip!
The property owner Van was so easy and pleasant to work with. If we reached out to him he responded immediately and checked in on us often. Definitely one of the best property owners I have dealt with in my experience of renting houses. Thank you Van for a wonderful experience!
In these scary unpredictable times it was so nice to get away and relax with the family without the stress of crowds. There is no better time to be on Chappy!

Perfect Pandemic Getaway
The property was exactly as described and accommodated our family group of 10 comfortably. We took full advantage of the abundant natural areas of Chappaquiddick thanks to the proximity of the house to the area beaches and trails. Van was very responsive to our needs, including traveling to the island from out of state to fix an appliance that was reported broken from the previous guest. A new washing machine was installed and ready for use the morning after our arrival. We would definitely recommend this property and staying on Chappy in the future.

The off-roading beaches and bay of Chappy are a 2 minute drive away - you’ll want to be there every day. Be in downtown Edgartown in 20-25 minutes with short drive to the frequent on-time ferry. Perfect place for a family vacation
We stayed here with all the siblings and kids and there was plenty of space for everyone to sleep, lounge and relax, cook and eat. There were a number of options for dining spaces - inside, outside and screened porch - so we fit very comfortably regardless of the weather.
The yard was beatiful and had open spaces as well as shaded areas which were great for letting the kids run around outside.
The location was great and just a few minutes to all of the lovely beaches on chappy and an easy drive to the ferry. The dirt road up was a bit challenging for our sedan, but totally fine for the jeep and truck that our sibilings have.

Chappaquiddick is Beautiful
Went with the whole family - kids, grandparents etc. and had a great time. Chappaquiddick is really the nicest part of Martha's Vineyard. Great beaches, biking, and fishing. The property was very comfortable. Owners were very responsive - we had a slight issue with the dishwasher, but this was made up for by the prompt responses we got from the owners.

Nice house, quiet location, and great Chappy beaches.
We stayed at this property in Aug, 2018. All the guests loved it. The property contains a main house and a separate cottage. A pergola and grill make outdoor dining a lot of fun. Chappy is a unique place, with only one paved road, no street lights, and no stores. Very cool! The main island is just a 500 foot ferry ride away. We quickly learned it is better to park on the Chappy side of the ferry and walk through Edgartown - rather than fight for parking in town.
There are a multitude of ways to have fun. We biked, kayaked and hiked many times, never repeating a location. We recommend the North Neck Road pocket park; all the Chappy beaches are a dream as well. Bikers will like the X-Chappy trail system.
We would have like A/C in the main house (the cottage has its own A/C unit) but that's only because temps reached 90 degrees during our stay. Aside from that, the property is really nice, with three full baths, a washer/dryer, and a great yard.
Van, the owner, was very nice and extremely responsive to our every request. Just be careful to get precise directions to the property or risk being lost on dirt roads and paper streets.

Perfect, tranquil, retreat.
This location provides a wonderful, tranquil setting after a day at either Cape Poge or Wasque beach, both within a short scenic bike ride, or park and walk the beautiful paths to a secluded beach.
The house is clean, spacious and has an extremely well equipped kitchen that makes it a perfect spot for families to gather and rest after a hard day of relaxing at the beach! Or another short bike or SUV ride and you are at the "On Time" ferry for a fun night in Edgartown.
I cannot say enough good things about the house or owner. He was quick to respond to any questions/concerns and a most gracious host. A pleasure to deal with!
Stop searching and book this house!! Bring a 4X4 (roads get rough,) get a beach sticker and have one of the best family vacations you could possibly experience!

Wonderful Location
We are a family of 12 - grandparents to grandkids. We loved having the two houses to spread our family out. They are updated, roomy and very comfortable for a large family. We played cards at night on the screened in outdoor porch - it was great to feel the breeze. The grounds around the houses are well groomed and beautiful. We played soccer in the afternoon and drank coffee outside in the mornings. Loved the outdoor shower. If you're looking for a place to getaway from it all -- this is perfect!
