Location- very close to old town.
A lot of stairs at the end of a long walk. Cramped breakfast area.

The owner was very nice and welcoming! The building was exactly what a painter’s house would look like (positive), especially the shower walls which the owner told us she did herself (kudos!)
Room was small yet cozy and very clean. Position was excellent to enjoy the peace yet be very close to pienza and pisa
We forgot the charger in the room after the check-out yet the owner came to open the door immediately despite being out at that moment
Not sure if it was not written somewhere but it took us few minutes to find the key box (she gave us very specific instructions once we gave up and contacted her)
Breakfast area is very small and might be tight if more people have breakdowns at the same time.
Parking is not private but it’s for free on the street and not hard to find a free place

Superb host who was excellent in communicating with us. The location is truly impressive being about 1 minute from the main square but far enough away so that noise was not an issue in any way. Parking on the road was no problem. Breakfast was a help yourself affair at any time of the morning until 9.30 (this could be later if you communicated with the host). Breakfast had variety and was truly appreciated after VERY early starts for photography. The shower was ... above and beyond with settings I'd never even seen before!
The bed was firmer than I am used to (although far better than most when you travel) and the combination of this and the pillows resulted in me having a stiff neck in the mornings. I'm clearly getting older as these things would not have affected me in the past.

Such a friendly host and nothing was too much trouble. Close to the center of town. A good place to stay when visiting here.

beautifully appointed with lovely design touches. So close to the city side gate and also close to lovely bar and supermarket.
astonishing view of the town from the window and a delicious breakfast that one can eat early or late, perfect for pelligrini on the via Francigena.
the shower is very special too. A special place!

We were very happy with this place, it is located in a very quiet and beautiful small town. All necessery things are close. We felt welcomed, we received an assistance during check-in, everything was clean and tidy. Bed was very comfortable, all other utilities and rooms had everything what we needed. We were also asked if we wanted to have Italian breakfast or continental. View from the windows on a town was very pleasant.
I can highly recommend this place as its location and quality along with the price is truly good. If you prefer to explore this region and want to have a comfortable rest, this is it.
We did not find anything bad.

wonderful host who greeted us and made us a coffee while we sat in her garden waiting for the room to be ready.
she prepared a delicious breakfast for us to self prepare before we continued walking the via Francigena. Thankyou very much

The host is fantastic with outstanding hospitality and service. Great location not far from the key area sightseeings. Free car parking next to the house. Amazing apartment with astonishing view. It was a pleasure being your guests for two days.

A wonderful host who spent almost a whole afternoon battling on the phone with an Italian hire car company on our behalf after a minor accident. Could not have managed without her!
Found the rooms cramped with too many steep stairs.

Very friendly and nice owner, who made sure we had a good breakfast before our early departure. Comfortable room and great location very close to the old town and the gardens.

Best value for money. The room and bathroom were fully renewed and absolutely clean and comfortable.
We loved the cozy dinning area and breakfast was superb - all (and more than) needed in one place.
The attention, service and flexibility of the owner and her partner was excellent. They were very friendly and always responded our messages/call promptly. Definitely, a place to return in our trips to Tuscany. We should say the location was also the best in the beautiful Val D'Orcia, nearby the most scenic places you can see in Tuscany.
