This property is great. Giant screened porch, nice kitchen, comfy beds, and a beautiful and quiet location. A traditional (thus, older) lakefront abide. Great communications with iwner

Best host support and communications I have experienced. The cabin was well appointed, comfortable, extremely private, yet conveniently close to town.
It was all good, no down side.

The cottage is rustic looking but has all of the essentials including a washer/dryer, fantastic shower, loads of hot water, comfortable beds, heat for those chilly Vermont mornings, and a great kitchen. The screened in porch is wonderful. The location is fantastic; so quiet at the end of a dead end but about 8 minutes from downtown and 15 minutes from Walmart.
Keith, the owner, is an absolute pleasure. Immediate responses to our questions and wonderful to deal with.
You will definitely enjoy the "get away from it all vibe" and the wildlife all around you! Have fun!

My wife and I spent two weeks at the cabin. It is a wonderful place, with an amazing screened-in porch with a great view of the lake, a fully equipped kitchen, and a great location. Keith responded promptly and obligingly to all of our requests. It is a perfect place to relax, the town of Newport has just enough going on, We brought out kayaks and were able o go out on the lake and take them on river trips in the surrounding area. We were 15 minutes from the Canadian border and went over twice to kayak and have pastries! We highly recommend the place for a relaxing vacation

Relaxing getaway
I loved the screened-in porch! We ate all of our meals here, took naps here, spent time reading here. Listening to the birds, looking out at the water, was wonderful. We were especially grateful for the kayak your uncle provided. He was a terrific host!!

Idyllic setting
If you’re looking for a tranquil, stress-free and scenic break from daily life, this is a great place to go. The cabin is lovely—rustic but with everything you need. We spent the majority of our time on the extensive porch that wraps around half of the cabin, soaking in the mesmerizing and ever-changing view of the lake that abuts the edge of the property. Everything inside the cabin was super clean, the beds and linens were very comfortable and Keith responded within minutes to any questions we emailed to him. We also enjoyed exploring Newport and swimming at the beach at Prouty campgrounds.

A week away from it all
We had a wonderful, very chilled-out week at this gem of a country cottage, away from it all. It's a great spot for bird watching and reading lots of books, which is what we did all week!
The cottage was very clean, updated in just the right ways, while still maintaining its' original charm. Keith was a relaxed, accommodating host. We left reluctantly, hoping to return again in the future!

Beautiful, quiet place near the water, yet close to town. We biked, hiked and played golf during the days and opted not to go out for dinner as it was so nice to come back to at the end of the day. Plus, the kitchen had everything you need and was a lovely place to cook.
We really enjoyed our stay. It was perfect!!

Very comfy cabin
The cabin exceeded our expectations. Comfortable beds and a beautiful kitchen with natural light and everything you need to prepare meals. Best of all is the wrap around screened in porch, which makes the whole place feel very spacious and provides great views of the wildlife.

This is our second time staying at Billings Point Cottage. It is the perfect place to get away and enjoy nature. We did no want to leave!

Lovely secluded and tranquil cabin
What a wonderful quiet and secluded location. We absolutely loved the cabin and all it had to offer. The screened in porch was unbelieveable for relaxing and playing endless games of monopoly. Everything was in order upon our arrival and Keith was always quick to respond to any inquiries we had about the property. The only thing I would add to this rental would be a small renters book with small instructions on things like garbage, laundry, and maybe some local information about restaurants and services nearby.

Paradise cottage on Lake Memphremagog
We really enjoyed our stay at this fabulous cottage on a quiet bay of Lake Memphremagog. Very convenient for trips to Newport, restaurants in the area, exploring surrounding state parks/lakes and Magog in Quebec. The owner helped us to get kayaks delivered right to the cottage and we enjoyed kayaking in the bay, larger lake and nearby rivers. The cottage was well-equipped with all we needed - beds were really comfortable, kitchen was well-supplied, and the screened-in porch was fantastic. The outdoor fire pit was a special treat for marshmallows! Highly recommend it and look forward to returning!

Rustic Lakeside Charm
We had a lovely time at this lakeside property in early July. Lake views and access were great--we had rental kayaks dropped off at the beginning of our stay and were out on the water every day. Screened-in porch was a great spot for dining, lounging, etc. Furnishings hewed to a cabin minimalist line and were perfectly comfortable. Kitchen was well-equipped with the basics and we cooked in most meals. All around a really quiet, pretty spot to relax!

Nature Lover's Paradise
Billings Point is amazing! Serene, cozy, picturesque--like going back in time, but with all the amenities anyone could want. Keith and Colin were helpful and attentive hosts--the few questions we had were answered immediately. As avid birders, we need never have left the Point to see everything from wood ducks, herons and kingfishers to mighty Bald Eagles. That said, we enjoyed visiting some of the many nearby features, like Jay Peak, Lake Willoughby, Big Falls Gorge and Eagle Point WMA. But it was always great to come back to Billings Point at the end of the day!

Cozy and beautiful
My husband and I celebrated our anniversary at this beautiful lake cottage. The view of the lake is amazing. The screen in porch was perfect. The cottage was perfectly clean and very well equipped. Communications with Keith were immediate and easy. He took great care of us from the distance. He found out one night was going to be cold so he sent his uncle to the rescue with an extra heater for the bathroom.
The fireplace was fantastic!
There are many fun things to do besides Kayaking. We went to hike Mount Pisgha and biked the Tomifobia trail to Ayer’s Cliff in Canada.
We totally recommend Keith’s place!

Great location. Perfect rustic getaway with a persoanl touch.
What a great place to get away from it all. This little cottage down a gravel road at the end of a quiet point of land brings you back fifty years. There's another cottage nearby, but we didn't hear a peep from them after they mowed the lawn one afternoon. You really feel secluded sitting on the wrap-around porch watching birds fly over the lake.
The cottage is perfectly clean with a modern bathroom. the galley kitchen is all you need for meals on vacation. Newer sheets and towels placed out for us were a nice touch.
Can't wait to go back.

What a great rental!
This place had an excellent location - right on the water. Great for fishing and birding or relaxing on the wrapped around screened in porch. Very peaceful - quiet lake and far from neighbors. The cottage was perfect. Loved the furnishings and all the nice touches from the owner. We spent a lot of time on the screened in porch - that one corner works for morning coffee, afternoon scrabble and evening relaxing. Thank you for a great vacation!

Quaintly Appealing
We loved the old-fashioned charm of this cottage with all the modern conveniences and it was very clean. We stayed 7 nights which weren’t always warm - Vermont in June - but the gorgeous fieldstone fireplace kept us toasty warm! The screened, wrap-around porch was a delightful place to spend hours just enjoying the peace and quiet and the lovely views of the lake. Best of all were the colorful morning sunrises reflecting on the lake! It was the perfect home away from home for us after spending the day visiting family. Thank you again, Keith, for being such a gracious host.

Perfection!
Everything was amazing. It is such a peaceful and beautiful spot and is ideal for getting away from life's hectic pace.
The owner couldn't have been more responsive and accommodating and the care taker who lives down the road was fantastic also. It is apparent that not only do they care greatly for this fabulous place, they also care about providing a great experience for their guests. The only thing we could have asked for was better weather and I have no doubt they would have provided it if they could!
The cottage itself is perfect and the fire pit and huge screened in porch were favorite spots, especially for listening to the loons. It was truly a wonderful week and everything exceeded our expectations. Nothing but the highest of recommendations from us!

Lovely, peaceful, quiet camp looking across South Bay.
Keith:
Your camp on Lake Memphremagog was just exactly what my wife and I were looking for: peace, quiet, rest and relaxation. The camp was clean and homey, beautifully appointed with everything we could possibly have wanted. South Bay, Lake Memphremagog and Newport are just a beautiful corner of the earth. We biked the trail up the east side of the lake to the Canadian border, we hiked Jay Peak to the summit and took an airplane ride around the Northeast Kingdom of Vermont. The weather cooperated and we had a perfect week!

Spectacular! The view of the lake is amazing. It's so great having instant access to the lake.
We loved the cabin! It was so clean and decorated beautifully. The screened in porch is amazing part of the overall experience. So great to enjoy the outdoors without worrying about the bugs. We lived our time there and can't wait to come back.

Perfect spot for a week away from it all.
From our point of view, this is a wonderful old fashioned cottage that is in a beautiful, quiet location. It has remarkable privacy for a lakeside location. We did not hear or see anyone, which we prefer. Only noise at night was a loon in the distance. Distance to town beach, tennis courts, boat launches, wonderful cafes and delicious Thai restaurant was inside 10 minutes. Cabin is laid out nicely. We slept on the comfy bed better than we do at home. The portion of the lake this cottage is on is quiet and undeveloped. If you like nature, quiet, and privacy, this place is hard to beat.

Peaceful oasis
The cabin is just as described in the listing and in photos. Very well kept, with a beautiful view of the lake and woods. The wrap-around screened porch has a dining table and a separate sitting area with a great view of the lake. There is also a two-person rocker down by the bonfire pit. A short path leads down to your own private dock. The kitchen was well stocked not only with pots and pans, dishes, etc, but also with basic cooking ingredients like olive oil, vinegar, and spices. There is a gas grill on the deck just outside the kitchen. In addition to two bedrooms and a loft for sleeping, the cabin had an inside dining room and sitting area next to a fireplace. Keith provided us with sheets and towels that were frankly more luxurious than the ones we had at home. In the mornings and afternoons we would listen to birdsong and watch as goldfinch and other rare birds flitted around our clearing. In the evenings we would lay with the windows open and fall asleep to the sound of bullfrogs in in the reeds below.
Keith was on hand to answer any of our questions, and the neighbors down the road were also very friendly and helpful. The cabin is a few minutes' drive from Newport, which has restaurants, a grocery store, and other amenities. It's easy to drive to nearby hiking trails, and the Canada border is just a few miles away. We rented kayaks and spent a day exploring the lake. I highly recommend this cabin for any couple or family seeking a quiet getaway that's still close to the comforts of civilization.

View from the porch is perfect!
What a wonderful rental! The wrap-around screened-in porch made this cabin a delight even in the rain. Great lake, and I love that we couldn't see or hear any neighbors from the house. The owner's uncle, who is the caretaker and lives just down the road, couldn't be friendlier or more helpful. Newport, a quick drive from the cabin, was a nice town to have close-by. A great place for vacation!

Beautiful views and private location. Cottage was good size and condition.

This is a beautiful cottage at the quiet end of Lake Memphremagog. The view of the lake from the house is beautiful and the place is surrounded by trees on three sides. The house was clean and well-cared for. The owner was always available by phone to answer any questions about the lake and things to do. It is five minutes from the town of Newport, Vermont with its restaurants and shops.
We kayaked on the lake and the nearby rivers, jogged, swam from a beach about ten minutes away by car, visited Canada which is twenty minutes north. A small airport is close and for a reasonable fee flew over the lake and the surrounding county. The tallest mountain in Vermont, Jay Peak, is nearby and we rode the gondola to the top where we could see for miles.
We enjoyed two restaurants: Lago for great Italian food and The Brown Cow for breakfast and lunch.
I would definitely recommend this cottage.

We loved our five days at Keith's place. It's a quiet, peaceful place with no audible or visible neighbors. The screened porch is a wonderful place to sit and read or just watch the lake and its many moods. The camp is equipped with everything you might need and is very cozy. We were able to kayak on the Black River and three other places in the area. Thank you, Keith!
