Second time staying here. Perfect location with unspoilt sweeping views across Lake Como. Few minutes walk to restaurants on waters edge and ferry port. Beds very comfortable. Roomy villa, very quiet can hear bird song. Perfect villa in a perfect location.
Responsive communication with the hosts was even able to have a later check out
Up a very steep almost vertical hill, but worth the climb and came back home feeling fitter!

Table on outdoor balcony, splendid view. Easy walk to ferry, wish we had spent more time exploring upper Griante and hike to St Martin. Was a good base for too short stay in Como. Regret not eating pizza at little bar up the hill, hope there is a next time.
Difficult to find, uphill from lakeside rd at bus parking and recycle bins, we drove past twice. Kitchen cabinet handles make it hard to open, minor stuff.

The location is outstanding. The view from the balcony, overlooking Lake Como, is second to none. The communication from the hosts before and during our stay there was very impressive.

It is a very pretty villa on an excellent location - further from the busy main road, in a dead-end street so the traffic is minimal here. The apartman is on the first floor (with the attic section), everything is spotless, furnished comfortably and the view is really fantastic from the balcony. We loved to eat on the covered terrace but one evening was so cold we had a good use of the indoors dining area too (the table is huge and there´re plenty of cutelry). The exchange of the keys went very easy and we got detailed instructions about the directions and the arrival. Also there´s a folder with very detailed information about the area, villas, shops etc. Plus, we arrived with 2 dogs and we shortly discovered the nice walking passes nearby uphill or down to the lake. Parking for 2 cars was easy too, on the property. The allocation of the rooms were not quite as we imagined, as one double bed was on the open galleria, it was still ok, but you have to make a choice in the family who gets the best bedroom ;-).
There´s a small grocery shop in Griante for basic stuff and we did the bigger shopping in Menaggio (Conad) and Carlazzo (Carrefour). We stayed only a few days but in good weather there´re plenty to see around. The ferries/ships are running frequently from Griante or from the Villa Carlotta (which is 5 mins drive or a 20 mins walk), and it´s practical to visit the various pretty towns around, we bought a daily pass (15€) which is valid to any ships and used it as a hop on-hop off (between Tremezzo-Bellagio-Varenna-Lenno, but they stop in many other ports). Villa del Balbianello is small but worth a visit (14€ per person) and you can expect an uphill stroll from the Lido (30 mins) or additional charge if you want to save the walking and use the water entrance by the boat ride.
We went out to have dinner only once, and because the Riviera Pizzeria was full, went instead to the Bar Company, also nice to sit outside and they serve some unusual and very good pizza.
Just one minor thing, the big pots on the terrace near the table left empty, they would look better with some flowers or (not sensitive) plants. I saw a watering can too so I guess there´re some plants usually.

The road up to the property is steep and in really poor condition , as it is a shared private road all other property owners should pool together and share the cost of new tarmac surface - I understand this may be difficult to impossible to achieve but something needs to be done, It is a shocker. We are all adults and were at the lakes riding road bikes and we were able to get up it on our bikes.... just! - as we were experienced riders ! but normal family or average riders no chance !
