Breakfast was excellent. Very conveniently located.
No problem at all during our stay. However, after paying EUR 127 in cash, the same amount was withdrawn from my account again, presumably by mistake. Contacted the host who agreed to correct the double payment, but he has only refunded EUR 50 so far, despite several reminders. No cash slip was issued and EUR 77 is still outstanding.

A pleasant place to stay for a visit to the caves. Restaurants are around and the entrance to the cave is around 300m away.
It is a private building with a garden, B&B type. Not a lot to do in addition to the caves, but there is a bus going to the Castellana Grotte center or you can visit the nearby Alberobello.
The hotel itself is located next to the Grotte di Castellana train stop, however at the time of our visit the railway was under reconstruction so we used replacement buses.
The breakfast was good, and included home-made pie. The owner is very helpful, and we arranged transfer to Monopoli with him.
Just have in mind that the staff English is not very good and knowing some Italian will be very helpful.

Breakfast was really good. Room was huge, got a living room with small kitchen (openspace) and big bedroom with bathroom.
Wi-Fi had no range in our room, had to go outside building and get around to connect.

The looks of the room were really nice, very clean and taken care of. New towels every day. Caretaker lady was overall nice and worked really hard, tried to be helpful in the beginning.
Walls are literally paper thin, doors and windows don't insulate. They had a whole cat family right under our door, who were really cute, but made a lot of noise even at night and in the morning (mother cat also tried to steal some food from our room when we left the door open). But what is far worse that they let people in after 22:00 as well. Some guests arrived after midnight on our 2nd night, turning the car reflector to our window and waking us up (no curtain on the windows...) After that, we literally listened 2 hours of these guests having really loud sex (imagine the paper thin walls) until 2:30 AM. Also, WIFI was not working at all during the whole stay.
We decided to ask the hosts about returning options as we literally had 2 sleepless nights out of the booked 3 ones. Caretaker lady way helpful at first, but the way the other guy spoke was a disgrace and he shouldn't be allowed near guests. He screamed "No money!" (only words he knew in English) and thretened us while the lady translated. The conversation turned out to be a bit emotional, and I have said an ugly word about the place, which I apologized for, but they thretened me to leave the aparment in 5 minutes without any refund, and also to pay 3 nights tax which the price did not include. They looked actually scary, and as we did not want them to get physical or calling their friends on us or something, we apologized again for the bad word, payed the tax (only 2 nights in the end) and left after 2 nights, searching for a new place to stay, with no money.
I have travelled almost all European countries, different parts of Italy many times, but never have I ever had a nightmarish experience like that. I wanted to work out an option to be good for all of us, but what I got insted was threats, screaming and lousy reasons why they can't do anything about solving our problem. Would not recommend it to anyone.

The location is good and the area is quiet, the room was very clean and tidy, every day there were new towels and the bed was made. Coffee was good in the morning. A big parking is available.
Breakfast was very poor, only one home-made baked tarte (the same for 2 consecutive days) and one bought tarte (the same for the 4 days we stayed there!) along with some juice, marmelade, watermelon and coffee. We expected more variety of home-made goods.
The room was in front of the main entrance so the first two mornings we were awaken very early by people talking outside (after complaining, the remaining days were quiet). I suggest to bring ear plugs and a sleeping mask as from the door was entering direct light early in the morning.
