Amazing staff looking after us from the moment we reached the destination (Kandy) to the very last moment before leaving for a train to Elle.
It’s not a point we did not like but do not expect luxurious rooms. Those are standard but nice and tidy rooms.

First of all, the staff was wonderful. Very kind and hospitable. The welcome tea and cookies, brownies after returning from dinner, and traditional hopper breakfast were all delicious. Our family of 5 (3 young kids) stayed in the deluxe family room, which was clean and comfortable with a lovely view of the surrounding neighborhood. I had forgotten my asthma medicine at home, and when I casually mentioned this to the staff they quickly made calls and went out to get me the one I always take. I didn't think I could get one without a prescription here so I was happily surprised and extremely grateful.

We had a great experience at Villa49. Shanani and Upi are very welcoming hosts and are always there to help. The guest house is located quite central in Kandy, with all exciting sightseeing points within walking distance range.
We had breakfast and also dinner at Villa49, and it was both truly delicious. Rooms are very nice and spacious too!
Highly recommend that place for a stay in Kandy!

The location is ideally placed with a beautiful view, tucked away from the city but within walking distance of the lake, the Temple of the Tooth and the city centre. The rooms are very clean, thoughtfully decorated with hot showers, fridge and excellent WiFi. The hosts are attentive and help make your stay very comfortable.

Support from the owner was very good. Had a simple but nice breakfast.
Parking area is very small, so that difficult to unload our luggage.

The hoppers and the kenda we got for breakfast were really great. The hostess Shenani was very friendly and helpful and so was the staff specially Upee.
The location being so close to the Temple of the Sacred Tooth was why we chose this location mainly and it actually was a short walk.

Lovely place only a short walk away from city centre. Within 5 minutes you're next to Kandy lake which is lovely for walks or sitting down and enjoying the view. The room was spacious, the beds were comfortable & the shower was great with hot water. The room had plenty of light & a nice little balcony to sit and take in the view towards the mountains. There's also a rooftop which you can use to sit or lay down.
Upi was a great host helping us with anything we might need and always making sure we were taken care of.
He even brought us complimentary brownies which was a lovely surprise!
The homemade jam & hoppers were also a delight :)

Good location right by the lake and walking distance into town, arranged taxis/tuktuks for us
Breakfast was average

Breakfast was great, despite nationwide shortages Upi managed to make us chocolatmilk pancakes. He took very good care of us, even cooking last minute.
Wi-Fi very good.
Location walking distance from children playground, that's why we choose it (closed on mondays).
We liked the family room very much. Warm water, enough space.
Price was a bit high according to other places.

Incredible location right by the lake with a beautiful view of the hills from the balcony in the morning. Such a nice and quaint hotel with a lovely garden. We were so happy with the breakfast as well - homemade jam and hoppers! Service was also above and beyond. Best spot for our stay in Kandy and wish we could’ve stayed longer!

The breakfast was delicious and it was fun to see how the hoppers are made. The host was lovely and made sure we had everything we needed. The location was great - a short walk to the lake and the temple

We were welcomed with tea and very delicious selfmade ginger cookies. The hospitality was also very good, as Rupie helped us with recommendations what to do in Kandy or organization of train tickets to go to Ella. We appreciated the location of the accommodation as it was quite for the night and just a few minutes walking distance away from the temple of tooth and city centre.
We had some ants in the bathroom (open window). After addressing the issue Rupie took care of it and it was fine.

Lovely hosts, so accommodating and friendly. They could not do enough for us. They made us a lovely meal and helped us with transport! Very kind, location was very central, would definitely return.
Everything was great.

Real guest house where you feel like being at home with very good breakfast, small garden and local dinner, good wifi, nice tenants
They assigned us a standard room instead of the deluxe room we booked, not closed to the Center, no parking and not a lot of choice for the dinner

Very welcoming and helpful hosts (they helped me organizing my stay in Kandy and were always available), very nice room and tasteful decoration, location by the lake, the breakfast was also great! I

The breakfast was nice, the dinner was really good, the staff was very friendly and helpful, the place was clean, it had AC and good WIFI. The room balcony has a nice view, also there was a nice rooftop.
Most of the things we really liked but we were severely disappointed by the fact that they ripped us off for 10 more USD (for 2 nights). A normal exchange rate would be 240 rupees/ 1 USD but they ve asked for 260 rupees. All taxes included we should had paid 105,3 USD but we ve ended up paying 116 USD.
You should really beware of this.
Dinner was very tasty but not very big and was rather expensive (2000 rupee / person).

I travelled together with two friends to Kandy.
Our trip was planned with 3 weeks. On the second day we searched for a Hostel/Hotel in Kandy because on the First day we have had very bad Hotels.
Then we found Villa 49.
The guy from Hotel was very very friendly and we have seen our room and were happy. Nice place here including Breakfast, Lunch, Dinner (costs separately, but very Good food!) Thank you very much for this stay!

This was a charming hotel! The rooms were clean and quaint with a lovely view of the hills. The location was great as it was a quick walk up the hill from the lake and a short drive from the temple and sightseeing. The staff hosted a wonderful breakfast in the morning with fruit, eggs, and homemade butter and jams. A great experience and wished we would have stayed longer!
