Lots of Island Charm in this 100 Block, 2 bedroom, 1bath upstairs retreat. Located just a few houses to South Bayfront and Newport Harbor where you will see incredible sunsets! 3 blocks to the Island Ferry that takes you across to the Balboa Peninsula, the Fun Zone and the Ocean! Or, simply walk to the end of the street to enjoy the beach and harbor.
Rent a Golf Cart @ Balboa Island golf cart rentals 949 514 2134 or Visit the Balboa Island Gallery & Clubhouse, just a few blocks away on Agate, the Ferry Street. Enjoy Island shopping and specialty restaurants within walking distance on Marine avenue. The Fun Zone is across the bay with a Ferris wheel, arcade, and kids rides. Kayaks, jet skis, Duffy's, and paddleboards all available for rent. Bring your bikes or rent them .Portable AC unit available upon request, but there are ceiling fans in each of the rooms.

this property is a little gem! it's the perfect size and well appointed for a small family to use as a home base from which to explore orange county. online listing and pictures are accurate. you have everything you need in the home. checkin in/out was smooth and easy. and the owners/managers were attentive and easy to contact. highly recommend!

This house was super cute and great location for a weekend away. House provided everything we needed and more. The bed in the room on the left was quite possible to most uncomfortable bed I’ve ever laid in. It was absolutely terrible, First night I slept on the couch the second night I took all the extra pillows to make a mattress topper. Fortunately we weren’t there long enough to complain but if you have a sensitive back beware of the beds.

Very nice and clean private second floor apartment, two bedroom, one bath, and perfect for our weekend. Very well furnished and equipped for cooking and relaxing. Beautiful Balboa Island location within walking distance of restaurants on Marine Street and the ferry to the Balboa pier. Great and well-maintained neighborhood and access to calm harbor beaches perfect for grandkids. A boardwalk completely surrounds the island which was great for jogging. Loved our stay.

The property was exactly what we expected based on reviews, description and photos. The condo is small but has all the basics a family needs. Love the beach theme and colors. The front unit was not rented and the owners/management welcomed us to use the front patio which we really appreciated. The location is great, not even a block from the water but far enough away from the "busier" main street. We had a wonderful time on the island and know we will be back again.

This charming and rustic apartment hidden away off Turquoise is a perfect little escape on the island. Cozy and clean and relatively quiet with all the essentials including beach chairs, laundry, towels and cookware. Comfy beds. Warm in the evenings, but properly placed fans cools everything down in a jiffy. Property managers are excellent communicators and extremely accommodating. Thx for the welcoming space!

We had a wonderful time during our stay. The apartment was clean and cozy. Everything was easily walkable and so easy to enjoy. We would happily stay here again given the chance.

I’m sure if I was a college kid I may not have noticed how dirty things were mold in the shower I could go on and on but why bother I had to go to a hotel after a couple days waste of money

What a quaint, beautiful island! We were so impressed with how friendly everyone was! We were there in October, and wow! Every house on every block was so festive with Halloween decor! Our unit had everything we needed for our purposes, we most enjoyed waking up and taking a walk and seeing all the boats and blue water. Breakfast was easy to find, just around the corner. The main street offered some tasty foods and fun shopping. We will come back again!

Apartment is well appointed with all the necessities. It’s small but doesn’t feel like it because you have everything you need. Property manger was easy to get a hold of and responsive. Balboa is a such a special place! Fully enjoyed our stay!

Horrible A/C conditions in the property and misleading information as to the quality of the A/C in the unit. If you like staying in a house that's over 100 degrees, this property is for you. The ceilings fans do NOTHING to cool the space, the only cool air is a small, undersized port-o unit in the living room (NOT DEPICTED IN ANY PHOTOS), and the back rooms have ZERO air circulation even with fans and windows open. This property is HORRIBLE, and UNLIVABLE.
The renovation is nothing more than slapping lipstick on a pig, a new VCT floor and some paint. The cabinets and bathroom are old and dated, the bathroom door doesn't close, cabinet handles are falling off, and pots and pans are dirty.
Do yourself a favor, don't let the owner rob you, stay at a hotel. It's cheaper and 100% better.

Balboa Island and the weather was spectacular! We had a great time at the many amazing restaurants in the area… Not only on Balboa Island but also across the short ferry ride to the Balboa Peninsula!
Walking the boardwalk was so picturesque… We will definitely go back

This spot is perfectly located for fun adventures. The beds were comfortable. Had plenty of towels and back up sheets and blankets, if needed. Doesn’t get as much ocean breeze/air as I had hoped for..

Grand Daughter's high school graduation
Grand Daughter, Mom, Grandma, and Great Aunt celebrated a "girl's weekend" at the beach cottage for high school graduation. So much fun! - shopping, walking the local Balboa Island, beach time, and reconnecting with each other. Great time in cottage with stairs to upper unit.

We were in walking distance to restaurants, the marina, and the ferry…perfect location. We enjoyed morning walks around the island, beach days, and exploring the shops and restaurants. The property was clean, well stocked, and was perfect for our families stay.

THE PERFECT BIRTHDAY GETAWAY
Booked this cute beach house getaway for my 39th birthday and have always dreamed of staying in the balboa island area. The neighborhood is so adorable. Beach and amenities are so close by. We loved walking everywhere and shopping the local shops. There was even an art walk happening near the bay strip. We saw the lunar eclipse at the end of our stay and that topped the cake. Ambiance was perfect.
The only few picky things I would say about the place is there isn't any central air conditioning only fans so it gets pretty hot and sticky if you don't open all the windows and doors. But the breeze comes in kinda. And don't walk barefoot your feet will get black from the dirty floors. And the shower is really tiny but the tile was neat and retro.
But we loved the comfy beds and the hostesses were so accommodating and delightful to talk to. The Baby pak n play they gave me saved me and the sand and beach toys were perfect for the kids. They also had beach chairs and umbrellas. Overall we had a blast and will look forward to staying here again.

Family fun
Our family of 5 had the best time exploring Balboa island and going to the beach! This house was a perfect location and had everything we needed for some fun in the sun. Loved walking around the island and visiting with locals. The ferry was a fun experience for the kids to head to the fun zone.

Remove the cleaning fee OR clean the apt.
The location was awesome being close to the ferry boarding area and an easy walk into town, I appreciated everything about the apartment but wish it would have been cleaner. I had to wipe everything down before using or touching anything. Then the note asked for us to wash the dishes & take the trash out to the alley when we left. I guess I’m confused at why we had to pay a cleaning fee when I had to clean when I got there & clean when I left 🤷♀️

Cool little place
Nice little 2bedroom near Ferry but not to far from Marine! Well equipped. Beds are comfortable and layout is nice for small family gathering around the table for cards and games. Was a nice little get away!

Such a cute property! It's small, but cosy. The owner is great and very helpful. The island is small enough you can walk to restaurants and shops.

The property needs some deep cleaning but otherwise is lovely. Large, well-appointed kitchen. Very comfortable beds. Very spotty wi-fi. Families with small children should know that the hot water is scalding within seconds.

Perfect for family with kids
We really enjoyed the apartment. Perfect location, space is clean and it had everything we needed. Kitchen was great for making breakfast and lunches everyday. The laundry and closet of beach toys, as well as games inside were an awesome touch. Can’t wait to come back! And Kathy was great with communicating. Thank you again!

Adorable Cozy Cottage with a Great Location
We loved our time here and the place was lovely. Very clean and the decor was really nice. The owner, Kathy, was quick to respond to any questions and the check in process was super easy. We couldn’t have asked for a better location in Balboa- a short walk to the little beach and ferry, and also to the restaurant/shopping area. We will definitely be coming back!
