The room is clean and tidy. Perfect for an overnight budget stay for business travel.

We didn’t receive a breakfast paid £145 for two rooms. No breakfast included. Also the room was next to a main road and the window was broken so was drafty and also noisy.
With two young children this disturbed their sleep.
There was a group who came in at 3 am very loud, and another at 5 am very loud this however is not the hotel’s fault.

Location and free parking
In our room(10) heating was off and was cold.we arrived at 16.00 and we commented it. It was switched o. .when we were back late night,it was switched off and the room was very cold. In the morning we left by 10.00 and was still off.

Everything what we needed for an overnight stay.
The room was very cold. As I was with my two children - we found it to be very cold. But considering the expense of heating these days - I would not deduct my marks due to this.
Thankfully we had extra warm blankets with us 👍🏻

Nothing! That bad we left
Everything! The room and whole place felt unclean, old, unsafe. It was that bad we decided to drive home after our afternoon/ evening in Leeds.

Great location for me, less than a minute to get to work, even less to get the pub. A few takeaway's close by
Having to go and get towels, maybe they forgot to put them in the room

Nothing. Staffs were rude and 0 customer service skills
They illegally took money(£40) off the account I used to make payment just because I had 2 extra visitors in the hotel. So I'm not allowed to have visitors in a hotel after booking? They literally took the money off without my permission 😤

Friendly, helpful staff. The room was very clean, as was the bathroom, and the bed was comfortable. Secure on site parking behind a gate.
Bathroom a bit small and not much room for the toilet, but not a big problem.

Nothing at all
Avoid at all costs, it advertises as a “bed and breakfast” but they don’t actually serve breakfast at all.
We were put in a basement which seemed a little damp and the bedding seemed moist.
The bathroom was so small my knees pressed hard against the wall when I sat on the toilet normally so I had to sit sideways oh and the toilet had a mind of its own and only flushed when it wanted to.
The immediate local area was a dump, we went to a local shop which had a very sickly looking smack head sitting outside trying to get money.
Maybe this place is suitable for builders working in the area but certainly not a place to take your wife and family.
It reminds me more of a homeless unit than a hotel, we left at first light!

The guest house was located in a beautiful area, loads of night life, the food at the restaurant was second to none. A very spacious room and en-suite was gorgeous packed with toiletries and fresh plump towels. The bed and pillows were huge fluffy and smelled fresh. Tea and coffee were served on arrival, plenty of tea and coffee in the room. The staff were so helpful and friendly, can’t wait for my next visit to this little place of paradise.
I loved everything, especially the freshly cooked full English breakfast, my compliments to the chef.
The 65 inch tv screen was a little large.

The room was really clean, the owner greeted us well and let us keep our bikes inside, however was shocked when we brought 2 bikes inside. Overall the place is great value for money and the owner was really friendly and got talking to us
the bathroom size was a bit small with the shower facility was a small and tight
