One of the best places we've ever been to.
Fantastic location , clean and spacious room, excellent swimming pool (incl bar), close to Pistoia (with direct train to Firenze, 35mins), very good price/quality.
All in all, close to perfection !
A detail: better curtains that keep out the light would be good

Very nice location (and cool, which is not indifferent in this week of intense heat). Few rooms tastefully furnished and clean. Pleasant breakfast (without exaggeration). Superb swimming pool and, another pleasant surprise, excellent restaurant: few proposals but carefully prepared and of great taste.
A special thanks to the hosts: Mrs. Jana, a woman from other times, and Paolo, creative manager of the restaurant (among other things).
Thanks also to all the staff who are always very kind, helpful and smiling.

A beautiful location in the hills of Tuscany. Quiet and peaceful and gave us a chance to relax during our many weeks of travelling. Easy access into Pistoia which was a lovely city. Breakfast was exceptional, and lovely to eat out in the garden. My daughter loved her single room.
Nothing - but it would have been nice to have a kettle in the room to make a cup of tea.

Beautiful property and great family of hosts. The food was very good and the pool was perfect for the hot days. A/C in the unit wasn’t the best but it was very hot out that week. Thanks to all for a very nice stay!

It's a little bit outside of pistoia, but that's OK. The room was very comfortable, also the size and it was really very very clean. An extra bonus for this.
Breakfast was ok. Typical for Itlay.
The only thing I didn't like was to share the table in the morning for having breakfast with the room neighbors. The table isn't that large, for that I need and expect more privacy.

The location was beautiful, the pool was clean and a real plus. The staff was very friendly! We enjoyed breakfast every morning, which was served at the pool. Nice spacious rooms. You can eat in the restaurant, which served every time delicious food and wine.

monotonous breakfast, no options for vegetarians - unless they only eat pastries ...
the swimming pool is available to outside customers, which was a big and negative surprise and was not described in the official information about the facility
very difficult communication with the hosts - in the description it is possible to use English, in fact Italian only, and if you do not know this language, it is a bit of a problem

Nice comfortable room with a really big bathroom. Staff are friendly but speak little English. Swimming pool is shared with outside guests (looks like guests outside the property can buy a day ticket and use the swimming pool as well). Breakfast is simple (compared to all the buffet breakfasts we've had in North Italy) but enough.
The AC didn't work at all during our stay and it was almost 40 degrees during the day! They gave us a small fan and said the technical guy could not come because it was the weekend...

The area is beautiful, clean, a large swimming pool and more than enough beds to comfort any visitor. The staff is nice and some of them speak english.
You get treated like a proper guest and you can eat at the restaurant.
The room was a bit dusty with some bedpillows that I think arent washed that often. The airconditioning didn’t work that well and its quite far off from other restaurants and a lively city, meaning you have to go by car to anywhere else. The closest bus stop is also already 10 minutes walking.

The best part of our stay was the location. The views are amazing and it’s so quiet and calm. Absolutely relaxing. The pool area is great and the accommodation provided lunch there at a small price. There was a washing machine in our room, which was very convenient. The parking spots are under a sun roof, so your car doesn’t heat up like crazy!
The rooms are nice, but there were a lot of mosquitos inside. Be aware that on some days the pool area is open to people that don’t stay at the hotel. This means that on those days it’s very crowded. The road to the hotel is very narrow, so it can get a bit tricky if you come across someone that’s coming from the other side.

This beautiful hotel is such a gem, we booked this as our 'wild-card' whilst doing a driving holiday around Italy. It had everything we could have wanted. The building itself is a converted farm house style building. It has been decorated and maintained to a very high standard. The complex also includes apartments for larger groups, a lovely restaurant that is very reasonably priced and a wonderful infinity swimming pool overlooking an amazing view. The rooms are beautiful decorated to very good taste and the bathroom was great with a power shower and special features. Breakfast was delicious, made fresh and just for us in a wonderful setting. We will be returning!!
Just be aware that you will need to bring some toiletries (no shampoo) but they did provide shower gel.
