The B&B is located on the main street. Close to everything (beach, supermarket, restaurants and cafes, ATMs, etc.). The rooms get cleaned every day and the breakfast was excellent.
You can hear animals at night. So if you are a light sleeper bring earplugs.

although owners were helpful and polite when approached they did treat accommodation clients a bit like students, which we were not.

Great location right in the centre of Santa Teresa, a few minutes walk to the beach and directly opposite a supermarket.
There are shops, restaurants and surf schools everywhere.
It's on a busy, dirt, main road but far back enough and surrounded by foliage to not be bothered by the noise. The garden was tranquil and we spotted some wildlife.
The breakfast was good (fruit, bread, cake, jam, tea, coffee or water).
Giulio wasn't very welcoming when we arrived. Then told us we would be charged 5% extra to pay for our stay with a debit card because they have to pay 5% to the government. If thats true the 5% should be included in the price at the time of booking. After many hours travelling we were forced to go to a cash machine that didn't even give us cash. We complained to booking.com and the 5% additional charge was dropped. DONT PAY IT!!!
The tin roof in our room soaked up the sun and bakes during the day. Air con is needed.
No mosquito net on the window.
It would be nice to have a choice at breakfast and when I asked for orange juice I was told tea, coffee or water.

close proximity to the beach. friendly hosts. delicious breakfast included. useful shared kitchen/fridge and supermarket right across the street.
do eat at the restaurant as the food is really very good - however one complaint - see below
we had a great meal at the restaurant - I would highly recommend it - delicious tapas.
the one gripe is that even though we were staying in the accommodation and we were told that the tap water was fine to drink, when we asked in the restaurant at dinner for tap water with our (expensive but worth it) meal we were refused, saying they did not have it (even though the same host told us the day before that tap water is fine) - and were forced to pay $2 for “filtered water”
air con would have been nice but was not really required as the ceiling fans are more than sufficient and keep the mosquitos away

it was a pleasure to stay at this place. the owner helped me a lot. he is very kind and helpful. the place with the little garden is a good place and a bit away from the noise of the street. i would stay there again

Mauro was very nice and welcoming, always checking on us, making sure everything is fine. The Breakfast was great! I loved it!
There was no mosquito net in the window, but luckily we managed to keep them out of the room.

The hosts were very pleasant and helpful. They know the county and the area well and had really good recommendations. They also helped us with transportation in and out of Santa Teresa. They run the place in an ecological state, which is really nice. Breakfast was homemade.
The Wi-Fi was a bit weak, especially at evening. We felt that the rooms could be cleaner. There were no nets to keep the mosquitoes and other insects out.

Beautiful stay, great places to sit and feels quiet in safe. Very close to the centre and the beach. The staff helped us and recommended things that was helpful. Very clean and well kept rooms and facilities.

Characterful place. Variation in homemade breakfast. Great location as it’s hidden from noisy Main Street. Great owners, helpful, fun and relaxed. Despite shared bathroom, it didn’t feel like an issue.

The place was very peaceful and from a waking distance to the beach. You are close from all the restaurants and stores and the attention and service from the staff and host is great !

Felt like my home in Santa Teresa. Julio and Mauro are great hosts, very knowledgable of santa teresa and the rest of the country, and will help you plan and book everything you need. Location is right in front of playa el carmen, you just need to cross the road. At night, the place becomes a beautiful restaurant that serves tapas and other plates of the Spanish cuisine! Super tasty. Rooms are clean with a ceiling fan, for me it was great at night and did not feel the need for a/c.
All in all, it was a great base for me to explore what santa teresa and malpais had to offer

The included breakfast was delicious, I especially loved the pineapple jam. It is located close to restaurants and a supermarket and super close to a beach access road. The property is set back from the road so you don't have to deal with dust from the dirt road. The room is cleaned daily so that was a nice bonus. I loved the outside shower tucked away in the plants. The owner was kind and indulged me by speaking multiple languages with me.
There is a great garden with outdoor seating but unfortunately I couldn't sit there for long before being eaten alive. It would have been nice to have a few extra facilities like a kettle in the common area. The seperation between the common area and the restaurant could have provided more privacy.
