Great location for a large multi family gathering. The host was caring and very responsive. The house is a little quirky, but that just added to the fun. Plenty to do for the adults and kids. Close to Bryce and Zion along with other local hiking trails and activities.

We stayed with six families at this house and had a blast. It was so big it seemed to just keep going and going. The pictures made the common areas look smaller than they actually are. It sits on a property with a river in the back yard and they have a very nice gas fire pit we loved hanging around at. The pool and hot tub are across the street at the Best Western. All the towels and sheets/blankets are laundered at the best western so they seemed very well taken care of. In addition to the three beds in the multi purpose room, there is a pull out couch with two other pull out couches other places in the home. They also have three single roll away beds and a queen size mattress in the master bedroom closet that can be used. The ping pong and foosball tables were in constant use! We loved it! Lots of quirks in the house that just made it more endearing!

This home was perfect for our large family group. Close enough to explore Zion, large enough to accommodate a big crowd with ample room to spread out and hang out and play. The kitchen is huge, well-equipped.
The house itself is older, of course, with quite a history and lots of character, but comfortable.
The owner was very accessible and went above and beyond, even obtaining us some large full-length mirrors for a wedding video we were filming.
Overall, our family loved this place, and we’ve got some great memories there. Highly recommended.

The teens/kids LOVED the playroom... and so did the adults. This house was so huge, there was lots of space to be alone or playing tag, even with extra guests visiting. Perfect place for large family gatherings!
Owner was quick to respond and made sure we had lots of essentials. Even brought us a new coffeemaker so we'd have it for the morning. There were plenty of beds, bedding, and towels.

The accommodations of the house and location were great. The amount of bedrooms/beds and bathrooms and amount of space to spread out for 15 people was the best thing. The outdoor space off the back of the property is really nice. The owner was super easy to reach and stay in contact with before and during our stay. We would definitely stay there again!

We plan to return here to this house we loved it so much. There was plenty of space for the kids to disappear and the adults to not hear them. The kitchen was huge. Plenty of parking. Great outdoor patio that is private.

Great Location, Old House
We had a great time, and this house was a great home base for us to get out and see a lot of awesome things. If you are considering this place, you should know that it is an old house, floors are uneven, showers are not consistently hot, and there are other quirky things that come with an old place. On the flip side, there is a ton of space--we had a multi-family gathering and every family had their own space with a bathroom, and each space was quiet regardless of what was going on elsewhere. I recommend the 9-hole golf course across the street, and basically anything you can do in the red rock all around.

Not great
Pros: good location near Zion, Kanab, sorta by Bryce. It was a good spot for us to do lots of outdoor activities. It’s huge, lots of space for 22 of us, including 14 kids. Owner was very quick to respond and got us a few things we asked for and was super friendly. The beds we’re comfortable too and there was lots of extra bedding.
Cons: there are a lot...the house is super whacky and random, (lots of additions), which is fine, but it was kind of gross and falling apart. Small beetles all over the place, mouse poop in various places, showers were usually cold, sometimes warm if you wait 10+ minutes, rooms near the road were so loud from cars driving by because of ac units in the window not keeping our sound, no washer and dryer in the house as advertised (super annoying for us having 14 kids), no ice or ice maker in the freezer, no soap in several bathrooms, super old musty furniture (except mattresses), dirty carpet, light bulbs out all over the place.
Overall I can’t recommend unless you have low expectations or need something this large in this area. It worked out fine for us and we had a great trip, but the house needs a ton of work and effort to be up to reasonable vrbo standards.

Great location to national parks, owner was very responsive
The house is centrally located to several national parks. We took day trips to Zions and the North Rim of the Grand Canyon. Our favorite part of the trip was hiking the Zion Narrows... a must do activity for anyone staying in the area. We also took a day to hang around Mt Carmel and enjoyed a round of golf. Golf prices were some of the lowest I've ever seen. Each night we enjoyed relaxing in the hot tub and pool across the street at the Best Western. The kids (and adults) enjoyed playing the games in the home. The kitchen had everything we needed to feed the 11 people in our group. One night we even enjoyed a bbq outside. Gordon, the owner, was very responsive to our needs; as were the amazing staff at the front desk of the Best Western. They had an answer to every question/request we gave them. Sure we had a couple of unexpected experiences, but that's what creates life's memories... We absolutely would come back.

Great location, huge property
We had a great time staying at this property. For the cost it was the perfect place. All bedrooms have their own bathroom and outside entrance and some of the bedrooms and bathrooms are very spacious and some were very cabin like. There was plenty of bedding to make up the extra sofa beds and mattresses if needed and plenty of towels. One of the bedrooms counted is really an enormous game room with a kithcenette, double toilet rooms in the bathroom, couches, game tables and chairs, 3 queen beds but enough room to also bing in extra mattresses and rollaway beds we found stored in a large closet. It was the perfect set up to send all the kids and teenagers. The kitchen is enormous with a decent stock of cooking and serving supplies (didn't really need to bring anything additional). A couple of fun yard games were there to use along with a cabinet of board games and card games and a lot of VHS videos to choose from. The backyard overlooks the river but no real concern about small kids going down near it because it would be tough to get down to it. Stacks of plastic yard chairs in the back available to use. The house is right on the highway but we couldn’t hear the traffic at all from inside and even had a couple of family programs in the backyard and the traffic wasn’t too noisy at all. We brought our own fire pit and wood. The house is next to RV camping so there were a few people that wandered into the backyard which was just fine. When there were a couple of small issues of the water temperature being too hot, or missing garbage bags etc, the owner, Gordon, came right over and was very responsive. The location is ideal for going to the national parks and doing lots of outdoor adventures in that area. Backing up to the river and mountain areas always means a possibility of a mouse or bat visitor but it’s to be expected in that type of area (saw a couple of signs of this but nothing major). We had a great time using the pool and hot tub at the hotel right across the street. The queen bed mattresses, pillows etc. were much better quality than any rental we’ve stayed in before. Wifi worked perfect. Thunderbird Lodge restaurant across the street was fantastic! Would definitely recommend and stay again!

Complete cleaning/renovation needed before ANYONE comes again!
First of all, once we were able to reach the owner, he was attentive to our needs. However, MAJOR WORK needs to be done before this home should be allowed on the VRBO network again!
Checking in was a bit of a fiasco, as it was done at the hotel across the street. While this is also owned by the owner of this home, his staff has nothing to do with it. They could not answer any of my questions (see below for my concerns) and had been told by the owner to just give me the key. The owner was gone for the day and they was unresponsive until well after midnight that night (again – see below).
The house was HUGE. It basically met our expectations in that area. There was a hodge-podge of dishes and items in the kitchen, but there were so many that it was more than adequate and that was great. Upon arrival, we discovered ants in the kitchen along with ant killer bottles on the counter. We also discovered a lot of scat in the drawers and the kitchen sink. We wondered what animals might have left that. We didn't have long to wait.
The house is not stable. There is a definite tilt in one direction. We estimate that it will be awfully expensive to make the house level, but that isn't our concern. The house is old. That would have been okay - IF it had been clean. I was surprised that it was not clean at all. We were disappointed in that regard.
On the first night, I was brushing my teeth in the bathroom nearest the kitchen when a mouse ran in and greeted me. We were both shocked and he ran into the kitchen. It was then that we noticed INNUMERABLE places where an industrious mouse could enter the house. One was a large vent that was completely missing a cover. I'm certain my large cat could get in that way. We covered it by taping a garbage sack over that entrance but there was really nothing we could do. On investigation of the garage, we noticed that its floor had deep cracks and it also was uneven (like the rest of the house). It was also obvious that mice had invaded and were living happily in that area - right off the kitchen. Since that was where the second refrigerator was located, we had occasion to meet some of our furry friends again. And then, of course, there was the nightly party in the kitchen as evidenced by increased scat in the sinks/counters each day.
Later that first night, as some of us were heading to bed, our older teens decided to watch a movie in the living room area. BATS decided to join them. Not one, not tw

Weather Impacted Stay
I stayed with my entire family over the Thanksgiving weekend. The house is large and spacious - and accommodated our family very well, with plenty of beds and bathrooms and a relatively well-stocked kitchen. The location was also very good - just north of Kanab, just east of Zion NP and only an hour from Bryce.
Our 5-night stay was impacted by a very significant snowstorm for about a day that took down tree branches and power lines - resulting in a power outage for the better part of 36 hours, to include one entire night and parts of two others. The owner had been extremely responsive prior to our stay - answering all inquiries quickly and completely - however, during the power outage period, we were unable to contact him when we needed information about possible extra blankets, possible space heaters and emergency lighting of some sort. That notwithstanding, we managed ok - and when the owner did respond after two days - he was very forthcoming with an apology and a partial refund - both of which were appreciated.
The home did have a couple of things worth noting. It is starting to show its age in several places. Hot water was hard to get and maintain. Initial water from the taps was discolored. There were also no large garbage bins/dumpsters on the property and we were not sure where to take trash bags that filled up. (Later learned that we could take them across the highway to the dumpsters behind the Best Western lodge.) We also suggest some time of "property information manual" in the home to help residents with questions.
Overall, we had a great family get-to-gether, despite the weather, and the property met our needs well.

The huge rambling floorplan has lots of places to hang out, the kitchen is enormous and easy to put together group meals, the dining table seats 10 and the location, right across the street from the restaurant, was super convenient.

More information could have been put in the 3 ring binder - where to put garbage, where extra towels were kept, what possibilities for recycling (National Park has bins), extra supplies of TP, dishwasher detergent, dish soap. What is expected of guests leaving. We tried to leave the place somewhat clean with the tools we had.

Great house, lots of space, close proximity to fun! 3,5 stars
The house was large enough for our family of 24. Kitchen space was large and open. Plenty of bathrooms which was great. House layout is funky but worked ok for our large group. House was clean with plenty of eating, sleeping, and relaxing space. Pool, laundry, and restaurant across the street at hotel were all great. Restaurant and hotel staff were nice. It is close proximity to Zion, Bryce, fun hikes, and Coral Sand dunea state park. Grocery stores in Kanab were great for big shopping, little store across from house had basics for last minute shopping. There were daily visits by bats inside the house 5 out of the 6 nights we atayed there. Mice and ants were also observed. Sent an email about some maintenance issues to owner including the vermin issue. Wi-fi was available but rarely worked in the house. It was consistent across the street at the hotel, pool, restaurant. No cell reception for Verizon, Sprint some for AT&T. Owner was across the street at Chevron, very nice and easy going. We had a fun visit even with our daily nighttime visitors!!

We loved the area, it is close to or relatively close to three National Parks , which is why we went there in the first place. We were there over Thanksgiving and with the cold temps , it took us sometime to figure out how to make the huge living area warm. Other than that we loved the place.

Large Reunion
The house was in an amazing location, close to Zion National Park and Bryce Canyon National Park. Great size for our large family reunion, 40 people, including 9 couples and 22 children. Large, well equipped kitchen, plenty of bathrooms and bedrooms. 11 Queen beds and three full size hide-a-bed couches. Some bedrooms 2 or three Queen beds per room as well as couches and one cot. More than adequate bedding. Nice patio out back with BBQ, tables and chairs, and small lawn area. Spot lights available for night activities.
Beautiful setting with access to RV Campground, golf coarse, swimming pool, hot tub, gas stations, restaurants, and convenience stores. Small town of Orderville is very close with a wonderful little league ball field we used for games and Church. Very friendly people.
Gordon, the owner was very accommodating and available.
Would have given five stars except it is located right next to Hwy 89. Just need to watch small children. Also one sink flowed slowly, one shower the same. Ice maker in fridge was not working, but Gordon allowed us to take care of our ice needs from gas station across the Hwy. AC was not stellar but adequate.
All in all we would be happy to return.

Family reunion
We had a family reunion and this home easily accommodated 8 adults and 5 grandchildren. The kids loved the roominess; we had big family meals together; the kitchen was well equipped; the back patio was lovely in the evening. We visited three national parks - Zion, Bryce, and north rim of the Grand Canyon while we were there. We would recommend it for other families or large groups traveling in southern Utah.

Fourth of July Week was Great!
Our group had a fantastic time. This house is located perfectly for our week long stay as we went to Zion, Bryce, Tuweep and Cedar Breaks. One night we went out to the sand dunes for star gazing. Each room was equipped like a hotel room, so we never did trip on each others toes. There was a door in each, bathroom and TV. We had 3 families there, with a total of 20 and the house was the prefect size. We felt adventurous one day and found Red Canyon and Red Hollow slot canyons, and then booked a tour to see Red Cave. It was the first time we had seen slot canyons and we had a blast. The fireworks in nearby Kanab weren't all that great, but we didn't expect much in a small rural area. The kids enjoyed the pool at the hotel across the street that comes with the house, and we all went tubing in the Virgin River one afternoon after hiking in Zion. I loved that the house had a mini-kitchen, so the early risers could have their coffee before waking up the sleepy heads in the rest of the house. We were so tired at night that we enjoyed watching the old VHS tapes in the video library. At night after the sun would set we would gather on the back patio by the river and BBQ. There is plenty of outdoor seating and tables provided and we would set our trash bag out front every morning and it magically disappeared daily. Gordon made us feel welcome was seemed to work every day of the week, so although we never needed anything he was handy.

Great old house
We had 30+ people in the house for a week. We used the RV park right out the door as well for the light sleepers. We swam in the pool across the street almost every day. We enjoyed the national parks located all over the place and Zion right up the street. We enjoyed the air conditioning and the kitchen. It was a great time for our family reunion. Don't expect new because the house has a history and it shows in places. Suspicious doors that don't open and floors that are interesting to say the least but the place is clean and accommodating. Gordon is awesome. Cute junction of a town. Thanks for letting us visit.

I wish I could stay longer
While my group had a long stay in March, we all wished we could just give up our jobs and stay there for good. We never ran out of things to do, even though March is a time of changing weather. One day it's warm, and another it's cold. The house accommodated our large group well, and it was exceptionally well stocked. If we did run out of anything, the owner offered to restock our linen, but we never had any problem. There was so much. The kitchen had several sets of pots, and enough dishes for us all. There were tables in the garage that we setup one day so we had a big family meal all sitting together. Each room has its own TV, and even its own door. We loved this. I can't rave enough about our long vacation there. We visited Zion, Bryce and even ventured into the Grand Staircase. The pictographs at the Coral Pink Sand Dunes were an added treat we had not planned for. Next trip we are going in the summer so we can do some tubing, and go to the North Rim Grand Canyon and Cedar Breaks.

This is my 4th stay in this house and it's perfect for my group
I lead a large gaggle of scientists who study nature and geology and each year we stay at this rental house. It's ideal for corporate retreats. The place is literally huge, and 5 of the 6 bedrooms have their own entrances and the 6th a loft with a balcony, and all 6 have their own bathrooms. This way we all have privacy, and then meet in the main room for meals and discussions. The kitchen is stocked with plenty of dishes and electric gizmos. One bedroom is so big it could be a tennis court. There are 3 queen beds in there, but they could fit a dozen or more. That room has a bathroom and a half, which is handy. There are sofas in that room around a TV, just like in the main room. We usually arrive right after Thanksgiving when the weather is ideal for hiking, and there is not a better hiking area in the US! I have checked out most of them, and this is my favorite. I think families would really love this since the kids can all have their own space. Some folks in my group like to take runs along the edge of the shallow river that runs behind the house, and if you like golf be sure and bring your clubs. They have a golf course across the street and the green fees are cheap. We have taken some runs around the edge of the golf course in the early morning hours too. Be sure and talk to the owner Gordon and tell him George sent you. That guy cracks me up.

Perfect week!
We brought out golf clubs and enjoyed the fun little golf course and great golf prices, while the younger ones in our group hiked in Zion. We also took a family trip to Bryce Canyon and Cedar Mountain. When we would get back to the house Grams would have everything set for dinner except the meat and all we had to do was fire up the BBQ and throw the meat on. The Kitchen is huge and well stocked, but there are also fold up tables in the garage and chairs that we used on the patio each night. This place was excellent for our huge group. The rooms all had TV's and doors to the outside. We could not have asked for more. Across the street is a Chevron C-store so we could pick up anything we would run out of. We felt like we were at a great resort, but it was so inexpensive when everyone in the group chipped in. I would recommend this place to anyone.
