Front beach
I don't recommend to staying in here , they try to open or doors in the night super scary, they don't have security nothing, they don't clean your room every 3 days, they don't change your towels, the bathroom not working, we have to go down stairs to pooh .. horrible

Location was great. Pools where awesome. Could walk right down to the beach. Food and drinks on location where reasonably priced and good! Beach and pool view from the balcony was super!
Basic building was very nice. But room was just not finished properly. Exposed pvc pipes in the room, very messy finish overall, electrical sockets only in the kitchen and bathroom etc.
With a small effort, this could be a exceptional place!

The property is ok. The owners of 602 and 609 lied about several things. there was no hot water in 602. then their credit card machine didn’t work which forced me to get cash at a local ATM that charges 17%. the owners credit card machine would not even work with her own card! then they were rude on top of that. I give this less than one star. do not book with these people. you have been warned.

The balcony view was amazing and the location was great.
I wasn’t aware it wasn’t a hotel that I was renting an apartment. it was completely separate from the hotel. it was many disappointments.

The location was very good. The room service woman came to our room 2 out of 5 nights but she was very nice. I like her.
The service was terrible. my host Faviola was terrible. Me and my friends paid for 3 rooms but we were given access to 2 and my host never replied to my messages to discuss my situation. She ignored me.
The hotel front desk could not help us at all with anything. Room service only came 2 out of 5 nights and we couldn’t get fresh towels.

The location and beach are excellent. This is a condo building association that appears to rent out multiple units to tourists. The individual units are privately owned so it is impossible to know which unit you are getting or how it will look/what amenities it will have. This can obviously be good or bad. The unit we got was so-so and dated, but the beach view and access were excellent. The building overall is aging and it shows. The price paid was equivalent to what some of the large resorts in Cancun are charging and that raises a big question about value for an old apartment/condo building vs a new and flashy resort. Finally, the security setup was good, but it was also not geared to the holiday renting that the owners do. The owner must notify security that you are arriving or they will not let you through the gate and you will be stuck waiting on the street and trying to contact the property owner. This is what happened to us and we had to wait on the street for up to 30 minutes which was quite unpleasant!

Don't get fooled by nice photos here on booking, swimming pool and so on is not even allowed to use it, it's for guests at the hotel next door.. and the one that we supposedly could use is out of service. Ignorant staff, as long as you're not a guest from the hotel next door they don't take you seriously. Had to pay 400 pesos to store our luggage for 2 hours. Room isn't very clean, found some hair that wasn't mine and furniture is old but as I mentioned before - you can easily ignore it if not staying for a long time

- The place is a bit worn out and in need of renovation, i.e., one of the lifts didn't work, and the one lift that does work is really slow. (It has no number display, so you don't know which level it is on while you wait).
- You have to wear a bracelet the whole time and if you take it off they charge 20 dollars. (I didn't want to wear one it because it is uncomfortable, but I had no choice).
- There is no WiFi available outside your room.
- There is hot air being blown out from the AC on the balcony (see photo).
- There is a list of rules, so bringing in a visitor spontaneously is not possible, and not past 9 pm (see photo).
- The host/manager is slow to answer messages - she took 3 hours to answer a message and did not answer calls in that period; not even from security. I had an embarrassing situation standing outside for 45 minutes, not being allowed to go in with my visitor/guest because my they had to be approved by the manager. I find this to be a poor and mean system. A more polite and civilised way would have been to allow me in with my visitor (after they show their ID) and call later in the highly unlikely possibility of it being an issue, when the manager finally answers her phone. If you book an apartment in every other place in the world, you are free to bring a visitor in with you without being told you can't. So, I don't see why the modus operandi in Cancun has to be so harsh.

The location is Great & the bed was firm.
A used razor & used soap was left in the shower. Curtains have holes ALL OVER! Everything in the room looks WORN & garbage ready. Extremely Dirty! You can see inside the room from outside through the door. Bugs flying all over. One face towel, One body towel for two people to share. Shower doesn’t drain. Water pressure is horrible. She just doesn’t take care of the unit. It’s worn. You CANNOT check in until 3!!! You have nowhere to leave your bags at.. The Hotel won’t keep them for you.

The location was great close to convenience stores and many restaurants as well as clubs for those looking to have fun or are going for the night life. Our host was attentive but if she would of met us there our check in would of been easier.
Our "check-in" wasn't the most pleasant after traveling for over 12 hours what you want is to be able to just get some rest. Our host had already contacted us through text message and told us how to get in to our condo, but at the gate the security guard didn't want to give us access until our host showed up, it was a back and forth between them through phone so we can get in. During our stay there was also lack of water in our floor the first time happened in the middle of my shower, we didn't have water for about 30 minutes, the next day which was our last day we didn't have water for 3 hours. Another negative thing is that our room was only cleaned once during our 5 day stay.

Host Destiny was very polite and nice and very on point. If you need anything you can just call her and she’ll assist. She even went to the length of arranging our transportation back to the airport for us. Ugh I just love her. Will book with her anytime I’m in Mexico.
