Quiet, size of rooms, personable service.
Very hot period and without air conditioning a bit of a struggle.
Better fridge, NOTHING really kept cold.

The structure is amazing. It is very cozy, with care of all small details. It is literally a dream. The bedroom was big and the bed was comfortable.
Since our room was free, the owner allowed us for an early check-in. We didn't meet him but he was immediately available on WhatsApp.
The last part of the road to reach the location is very narrow, but it is feasible.
The shower box could be improved, but locations need a bit of time to become perfect ☺️

If you want to relax and enjoy staying in a very nice old Tuscan mill, the Frantoio is an excellent choice. The location is exceptional - an island of peace along the Via Francigena. The room is very nice and comfortable with very good wifi connection. The room and the facilities are very clean and one feels at home.

feels like you walking in a Italien family’s house and it’s just fantastic hospitality and clean, but most definitely the most beautiful place we seen! Andrea, the owner, left cute little champagne bottles for us in the room on New Years and also set us up for a amazing New Years dinners! thank you!

The house is wonderfully decorated and in a superb location, deep inside nature. Comfortable silent room with good climate.

Our choice for the one night stay was purely based on the history and surroundings. And it is by all means an absolutely charming place to be. Breakfast fresh and nicely served. Internet very good ( 9 of 10). Directions provided on the booking message by the hosts are most helpful and useful.
Feel the place itself is somehow overrated. Larger ground floor accommodations are most likely all fine. But, if for your dates you are left with the only choice of ''Taggiasca''/ Standard room, then, unless you are single traveler, better think twice, if this is a suitable option for you. It would require little more information and precaution from the owners as even small people may have difficulties getting into shower. But on the positive side, you obviously have bidet next to the shower. Just maybe sometimes it is worth considering priorities...
And it always is nice/helpful, when instructions/check in on the arrival are provided by the owner/manager in person, rather than on the phone. This is certainly our experience with all other B&B's we have stayed on this trip. But finally it all worked out anyway.

We travelled as a family from UK to Greece and this was one of our stays in the route. The hotel was very unique and gave you the feeling of a traditional Tuscany mansion. We loved the rooms and the garden. Easy to park and easy to find. The village PietraSanta which was 10 min drive was a bonus!

Nice antique building set in luscious green surroundings, near to Pietrasanta's historic centre (by car). Tasty breakfast, optionally served on spacious terrace in garden.
Parking located uphill, a bit tricky. Owners keep their distance, but available for any question. Quite a few insects (especially wasps).

We only stayed one night on our way south; it was most relaxing. Pietrasanta is a nice town close by and the beach isn‘t far either. This old house is a real gem and the owners make you feel very welcome. Great brekkie in the garden!

Such wonderful hosts! They really tried to make my stay as pleasant as possible. Adorable people. A beautiful relaxing oasis, silent and still so closed to Pietrasanta.

The house is really special. The best for us was the friendlyness from our hosts: Danilla and Andrea.
The bathroom was a little complicated. To get into the shower wasn't an easy thing. But that is really an unimportant detail.
The rest was perfect.

It was such a wonderful place and the atmosphere with Danila and Andrea was really perfect. Our room was very comfortable and the surrounding of the house was so inviting. Andrea did a reservation in a tiny restaurant nearby which was a really good recommendation! The breakfast had everything we expected and the coffee was so delicious.
We will come back as soon as possible because we fell in love with these two people, their B&B and their cute dogs 😍
