Highly impressed with absolutely everything about the accommodation, location and the price.

The location and quality and cleanliness of accommodation is fantastic. The breakfast selection and price were fantastic. We will be back, many more times on our way to the National Horseracing Coin Doncaster.

Great value stop-over just outside Lincoln

The rooms are impeccably clean and everything is in perfect working order. Nothing is tired or worn. The beds are comfy. It’s a quiet location. The adjacent pub-restaurant is just what you’d expect. The food is standard pub stuff but fairly priced and the staff were all very helpful.

Good quality budget stay

The room seemed fairly recently updated - clean modern etc. Seemed better than a lot of budget rooms . Also I think the tea/coffee station in room was good , a decent amount of drinks plus biscuits .Location good too, the Marina is nice

Very comfortable room, had everything I needed, nice pub next door with good food

The room was clean and very spacious, excellent facilities, comfy bed and nice shower. My son has recently moved to Lincoln so I am sure I will become a regular visitor at The Woodcocks.

Out of the control of the hotel - but there were some road or rail works going on over the field from the back of the hotel (where my room was) - bright lights and noise that started late at night and went on until at least 3 am! I had to close my window (which I always normally have open) but could still hear it, so I played meditation music on my phone to drown out the awful noise whilst I fell back to sleep. I asked a member of staff the next morning if they knew what it was but they didn't. As I say, nothing to do with the hotel but it did disrupt my comfy night's sleep.

Disappointing compared to previous stays !!

Value for money

Not enough staff in the pub/restaurant to meet the needs, serving meals and drinks, it was extremely busy due to promotional offers. Check in was not as efficient as it has been on past visits. Room wasn’t as clean as it has been before. Reception and communal areas in the hotel are looking tired and unkept, and had a bit of a fusty smell.

Great hotel, great pub and location.

Clean rooms, excellent free WiFi, deep long bath, comfy bed, good TV, good room facilities, easy free car park, excellent food and drink at the pub. Little treats in the room. For the price, absolutely fantastic.

I had a good sleep but the bed was a little hard, bathroom could do with a little update but that's if I'm absolutely nit picking.

Great staff, lovely rooms.

Large room with good sized bathroom. Walk in shower which is helpful if you have limited mobility. Staff were friendly and helpful. Food in the restaurant was good.

Fantastic little stay

Great value Hotel or pricey Motel??

Good location. Room a good size and the bathroom was a good size. Comfortable bed and a good shower, Overall, a quiet location although there can be a bit of noise from the pub next door when people leave, as the car park is right outside the bedroom window. Overall, a good experience.

Rooms are in a separate building to the restaurant where you check in and get your breakfast. Okay if the weather is fine but if it's sheeting down with rain....take a brolly! Disappointed that some of the bedding wasn't clean, with several marks/stains visible on the duvet. Also, towels were not changed on day 2 when we left them in a heap in the bath to be changed. Room had been cleaned but towel replacement missed (although quickly and efficiently rectified by a member of the hotel/motel staff when told).

Lovely location room had views of countryside and a marina a couple of minutes walk away Food in pub was nice and very hot when it came to the table

People letting doors slam, not especially the hotels fault but some notices asking people to be more quiet might help.

Everything from checking in to checking out was smooth , no problems enjoyed our stay very much .

Location was perfect , didn t stay for breakfasts , but did eat in the restaurant one evening , and had drinks at the bar .

The only complaint I myself had was my single bed was a bit on the hard side . Although my sister slept fine in hers .

Disappointing

the location is beautiful and the pub next door serve a good range of food for breakfast lunch and dinner, staff are friendly and good value for money.

our window was left open upon check in, which caused swams of flys and bugs to enter our room, they covered the bed linen and floor, when informing staff their reply was that they had no bug spray and could therefore not help. I felt we weren't taken seriously over how bad the infestation was.

The food was great and not over priced, staff were lovely. The room was clean with comfortable bed and lovely fluffy towels. Overall great value for money.

Great find in excellent location

The hotel is in a great location if you don't want to be in the city centre. The room was very comfortable, good storage space and the bed and shower were excellent. All the staff were very friendly and there was a good choice of food on the menu.
