If you want to stay inside the walls of Dubrovnik this property has a good location. Keep in mind there are no cars allowed inside the walls, meaning you have to walk with your luggages under a 40°C heat. The property was clean. Stuff was friendly.
No elevator, no help with the luggages, very simple decor (on the pictures the room looked much better).

Poor insulation between floors (can here all from guests in room above); hot water insufficient in morning; room needs at least a few hooks to hang things up!

A receptionist/caretaker of the hotel (Luka) who goes out of his way to facilitate check-in, volunteers information and makes the guest feel welcome: that's always a great start. Spacious room, great bed etc. The miniature balcony is funky.
Beware of the stairs - 50 to my room. Beware of the guests staying one floor up: every step they take you can hear very well. The kitchenette is nice, but with the kettle some tea or such would have been nice. Checkout at 10 is kind of early.

Location, location, location. This property is conveniently located right inside Dubrovnik’s Old Town. We booked the room on 4th floor, with a terrace overlooking the town. The view is just breathtakingly gorgeous. Room is clean, spacious & comfy. A great place to stay in Dubrovnik Old Town. Luka is also very friendly & helpful with his restaurant recommendations.
We arrived after working hours & had to carry our luggages up the stairs 4 floors. Note to future visitors, try to arrive during working hours, as the staff will be able to help with luggage.

That it is right smack in the middle of town. And that the staff were extremely helpful.
We were not told that there was no lift. That needs to be pointed out, esp for people who are coming with large luggage, late at night.

The staff were very pleasant and friendly.
The rooms were poorly equipped. For the price (over priced) there were no amenities in the room, the towels were of a poor quality, no decent shampoo/shower gels etc. The breakfast delivered to the room was mediocre.
carpets on the different floors needed cleaning and the photos on Booking.com were at best misleading.

The steps down to the property through the alley way were a little tricky with a suitcase. Makes for a good laugh afterwards. We recommend trying one of the main entrances on the other side of Old Town. We left that way so we didn’t have to walk up the steps.

In our stay, our room was only ever cleaned once by the cleaning staff.

Great room, large for being in Dubrovnik’s old town. Very tastefully decorated, with excellent bathroom. Friendly staff and excellent breakfast delivered to the room. Location superb - right in the middle of the old town, but down an alley that avoids the worst of the street noise.
Not a problem for me, but the room was only accessible by a steep stone staircase, so not advised for people with mobility issues.

Except the location, it was almost chaotic in every perspectives. If you wouldn’t stay in the room on the 4th floor, I won’t recommend this hotel at all.
1. Housekeeping is awful. They didn’t clean the bathroom while we stayed and just left more towels on the bed after changing the cover of the bed.
2. Breakfast is the worst. Eggs were cold and scramble and fries were not that different. Coffee is instant as well as bread. The worst part here is the server knocked so hard on the door when was earlier than we booked and even dropped one when we told the reception that we would skip for the rest of the stay. Waking up with the heavy knocking that even we didn’t book was ridiculous. Also, when we finished the breakfast, the server knocked so bad again to bring dishes back which was neither convenient nor comfort.
3. Room was extremely noisy on the first level as much as I thought like I’d rather stay on the backpacker’s dormitory with way less spending. The stay was literally like I were in the dormitory hearing loud music from the bar on the next building during all the evening to almost 3am, of course you can hear everything happening on the staircas. I asked the reception to change the room then he told me he will msg via email but haven’t got any until the following day’s morning when we were about to leave for the tour. He asked me to have a look after 15 mins and he could change our room after an hour if we liked. As we were on our way to tour and it would not make sense to wait an hour to change the room during our time, we chose not to. This should have communicated earlier than he did so that we can schedule our time as he promised me. As I haven’t changed the room for the day, it was more chaotic to stay longer on the first level.
4. Reception is not 24hrs. When I got so furious about the noise, I went down to complain but there was no manager there and the door was opened that anyone can come. Security and service was no doubt horrible.

Fantastic location directly off the Stradum so not too many street steps to climb to get to the hotel or too far to walk with cases from the Ploce Gate taxi drop off. Airport pick up was efficient and the driver charming and friendly especially as we were over an hour late landing. Checkin was friendly and the receptionist was very helpful in booking a restaurant for us that evening . Our room 6 was near the top of the building so was a bit of hard work carrying our cases up as there is no lift. Breakfast was served on a tray in our rooms by a charming girl and we were given a choice on arrival from 4 menu choices but although we changed our choices once we understood that really we were supposed to stick to the same choice everyday of our stay which isn’t ideal. Everywhere was spotless . Our room was clean with a small kitchen area and small balcony .
Room was booked as deluxe suite with balcony but really was not at all deluxe , our friends in room 1 had a much nicer room but didn’t have the balcony . We were a bit disappointed when we got to our room if totally honest but for 3 nights it was fine . The pillows were flat and lumpy but we asked for 2 more and they were provided no problem. Also our shower gel was virtually empty and I had to ask twice for it to be re filled . These were minor issues and didn’t detract from our stay as we still felt it was value for money . I would like to see accurate pictures of the actual room you are booking on booking.com . The room was also smaller than we thought it would be.
