Ease and speed of booking were excellent. Access to the property very easy. Location also excellent. Garden also lovely.
The property itself is very run down and old. I'm in my sixties and it honestly felt like walking into a weekender from my childhood. Everything in the property needs a major makeover / renovations. For the amount charged it was very very overpriced. Definitely couldn't recommend it to anyone. The property has fantastic potential but is the most disappointing place I've ever stayed in.

The Host is absolutely not nice. asked for bank transfer which is a clever move from her as customers will be asking for refund due to her behaviours, she knows this well in advance! We paid $900 for 1 night, yet didn't get any Shower towels. and so many rules, rules rules. Sends negative energy messages like you have to pay for towels etc just before the trip making your whole trip negative vibe. Asks you keep it cleaned, and gives you stress even leaving on time exactly and make the driveway available for cleaner! as if as soon as you pay for the property she just cares about her property, the cleaner and other things but not you. I am filing a complaint with the booking first then other authority if i don't get my money bak as we did not get any towels ... it is advertised with towels. Oh Gas finished half away to our BBQ :((((((((((( it was so disappointing.

Excellent beach house for family holiday. Nice and tidy, and 3mins to the beach. 4 rooms in this property, big rooms for family and friends. Can see the sea view in the dining room.

The view was nice.
The kitchen was well equipped.
The property is not adequately maintained, there are a lot of repairs needed, including replacement of rotting timber on stairs and balustrades. The garden is badly overgrown, so if there has been rain there is no way to move from the house to your car without getting rather wet as it is impossible to avoid brushing past fronds and large leaves.
The house is very dusty, and required much airing to get the musty smell out.
There was scarce “hot” water for the people who attended, which was disappointing, those who missed out had to wait several hours for it to heat up again, and we had to boil the kettle to get decently hot water sufficient for dish washing.
Broken outdoor furniture, which is unsafe.
Roof thatching on the hut out back is falling apart.
The house is cramped and furnishings are really old and outdated, faded and very worn. One of the bathrooms smelled strongly of urine, they are all cramped and in desperate need of updating.

Location !! as it was near the beach. Really a good place with loads of amenities and greenery. Highly recommended.

It was secluded with ocean views, easy to find and had two bathrooms. The garden was lovely

The house was clean, tidy and well maintained. The rooms are spacious and the beds are comfortable. Perfect for a getaway with a lot of people. The long driveway was useful, and the location was impeccable. The vibe of the place is really nice, obviously not a fancy resort but this should be expected. Alex the owner is friendly and helpful. Great value overall.
The WiFi did not work at all, we tried many devices. The paths to the front door are heavily covered by bushes which isn't a big issue but its impossible to pass through without bushes and shrubs hitting you. When it rains, you do get soaked by thse plants as you go to the front door so this could be improved. The gardener came during our stay, but the plants were still present over the path. The front door scrapes heavily along the floor and is difficult to open and close at times. This is the first thing that greets you so it doesn't leave the best first impression on the place.
These issues are minor, we enjoyed our stay and highly recommend the place.

house design is like a maze.rooms are bit unplanned. Way too many rules I was scared the whole time. wifi was not working at all.owner gotta relax a bit on rules I was there for holiday not a scout camp. maybe they would be ok for air bnb not for booking .Com.

close to the beach
As advertised on booking.com, the place has flat screen tvs and wifi. There was a tv the size of my glove box in my car that didn’t work at all the remote control didnt work properly it was something from 1990. We would have to hurt our necks to look up at it as its situated in a high position. NO WIFI!! the owner told us it doesn’t work when we got there. As advertised, it had a garage and the owner mentioned to us when we got there also that its private use only. we couldnt have showers for 3 nights as the hot water doesnt work. The cutlery and plates and cups were filthy, we had to wash them before use. Utterly disappointed at the place in general. For a place thats a holiday home, i suggest the owners upgrade their TV, beds, HOT WATER SYSTEM and cleanliness. Worst experience i have ever had.

no clear pathway for access & we ended up with multiple leeches on our legs Bathrooms old & outdated with old shower curtains. Limited air conditioner/heating so very unsatisfactory We walked in & walked out without even staying The place was overpriced for what it offered

House was neat good view and loved the location
There were too many terms & conditions which dint make sense. Also we sat in the backyard with light music we were drinking and chatting, the neighbour guy screamt too loudly on us for no reason due to which we had to take my birthday celebration to indoor, hence couldn’t enjoy the ambiance given we wanted to sit outdoor and have our time. The houses are so closely packed and couldn’t enjoy the facility given. It was disappointing. Neighbour had no manners to talk it put instead screamt at us

the house looks amazing, great views and garden. perfect for a large group as there are a variety of rooms and large shared spaces. everything was clean and neat. the property provided a homely feeling and the beach is only a short walk down the road. the surrounding neighbours were lovely, kind and welcoming. the garden out the back provides a great space for bbq’s, relaxing and enjoying the scenery. the host, Alex, was lovely and very helpful. we thoroughly enjoyed our stay here and highly recommend to other groups looking for a relaxing holiday.

Beautiful views from the house. Convenient location within walking distance from the shops and beach. The garden is like a tropical paradise.
The house is a bit run down. Cleaning could be improved. Recycling bin was full when we arrived so we had to take our recycling away. One of the rooms is very small and could only fit the small double bed. The bathroom in the laundry had a strong mouldy smell.

Definitely not worth the money they charge. Run down house overgrown gardens and average bedding. can’t believe how much I paid for this place. extremely disappointed. look elsewhere for cheaper nicer accommodation

The views were amazing.
Overall the property was overvalued. It was marketed as a boutique stay, however, relied heavily on the views. The kitchen facilities were the minimum you'd expect from a house stay and the beds were below par.

The outdoor area was absolutely stunning, such a beautiful backyard with the most amazing plants, love all the Buddha and fountains around really gives a nice zen feeling to the place. 100% would recommend this place to friends looking to entertain a few people or even just a relaxing place to stay while still being close to all the killer spots in the area

Cool older house with lots of character. Gorgeous gardens. Great communication with hosts. Very comfy and well equipped. Breathtaking view of Jervis Bay.

Beautiful location. Kids loved the view of jervis bay from the balcony and the one bedroom that has water views from it.
Don’t be fooled like I was by the price booking.com have for this place. Once booked and paid for you’ll be asked for an extra $50 a head for more than 2 people per night.
