The staff were really helpful and friendly. It was an old house and the owners wanted to keep as many original features as possible, modernising would have ruined it. Good breakfast. 2 comfy chairs.

Limited breakfast time. Old house meant that not all decoration could be up to modern standards.

Perfect birthday stay

It was great price, amazing breakfast, super friendly host. Room was fantastically clean and really great for 3 adults. Lots of tea/coffee/extra glasses, towels etc and room was serviced daily. Beautiful location. She even put a candle in my breakfast as was my birthday and had a great conversation.

The sink not in the bathroom, door was difficult to lock/unlock, mattress was a little old but comfy. Car park was hard to use and would struggle with more cars in. Was a mile away from the town.

Both Karen and Andy were exceptional hosts. Delicious breakfast, plenty to choose from. Lovely clean room........excellent shower. Just a 10 minute walk to the lake, bars, resturants and shops.

Breakfast was excellent. Good system of ordering cooked breakfast menu night before. Karen very helpful in indicating places of interest etc. Karen offered to do our washing for £5. We appreciated having a welcoming host

Only a small point, the kettle needed to be moved from the window sill to the floor to plug it in, don't really like unplugging something but it's always a challenge in restricted space :-)

Great location and chosen for that rather than luxury

Breakfast had to be pre booked and sometimes it was warm rather than hot. Seeing as it was new year would have liked a longer time for breakfast i.e 8.30-9.30 rather than 8.30-9am

Fantastic B&B, great hosts, clean, comfortable and excellent value.

Lovely location, a very enjoyable stay. Stayed in room 6 which looked over the hills across the lake. Breakfast was pre-ordered which suited us and quality was excellent. The owners couldn't do enough to ensure we were happy and settled. Free parking is a bonus for this location and we were able to walk into the town centre of Bowness quickly and with ease. A great B&B to visit at a very reasonable price. This was our second visit to this B&B and we will visit again. Thank you.

There was nothing really. Nothing to complain about at all. We loved our stay and will be returning.

We enjoyed our stay at the Brooklands Guest House. Quiet and clean room that had a beautiful view of the countryside.

Really friendly hostess, great advice on the best places to visit around Ambleside and lakeside. The room was prepared ahead of time which was really useful for us. I also enjoyed the view from the room.

I would say the only thing that surprised us was the distance from the house to the city centre. After sometime we got used to it and to be honest it was a rather good bit of exercise in the morning.
