Beautiful gardens and very charming structure
Narrow road to get in and tight parking space

Lovey location close to sites, and very good restaurant in a short walk from the residence. The staff was great.

Beautiful location, staff and facilities. Lovely place to stay when visiting Tuscany!

A very beautiful villa with beautiful views. Helpful and friendly hosts. Tasty breakfast and clean rooms. You could spend the whole day wandering in the beautiful property gardens and relax at the pool.
Quite steep stairs to the third floor, where our room was located. Staff offered help with the luggage though. The drive to the property is a bit rough and narrow, but drivable.

Very interesting experience in usual place

Perfect location for daily trips to Lucca, Pisa and the coast
Limited choice at breakfast, interior seemed a bit outdated, staff very absent (but this was maybe because it was the last week of the season) and the hot tub that we had with our room was already turned off

Stunning hilltop mansion overlooking Pisa, with super helpful and friendly staff

The Villa is beautiful both inside and outside. We were collected from San Guiliano Terre as we had got lost finding a taxi or bus which were very grateful for. We had a tasty meal that evening and a wonderful selection for breakfast. The shuttle back to the airport was so convenient and a lovely history tour. Well done to all staff making us so welcome

the location is beautiful, on the top of a mountain with great view. the room is huge and nicely decorated. 20min from the center of Pisa which is nice (very easy with a car). the service was nice as well.
not the cleanest place in the world. Breakfast had ants, but it want so bad.

It was a very historical building. It seems like we were guests at someone's home. The suite was very clean.
The owners and Elisabetta were very friendly and asked us what else we needed everyday for breakfast and touristic info etc.

Outside porch area with the amazing view. Rooms are nicely decorated and super clean.
Loved the history and the magestic size and space in this villa, with all its old charm.Save and secure feeling and parking on site.
Garden area stunning!!! Swimmingpool and jacuzzi , was fantastic to just relax and cool off, after a day out with 39C.
Owner Provided us with Beers and wine, and we sat in jacuzzi - Amazing!
We had to depart early before breakfast was served, so the owner was super kind, gave us a fully packed tray , the night before with cold meat, cheese, bread, yoghurt and Juice.
Just be aware you need to be able to climb stairs....our room was on the 3rd floor. Was no problem, but of you can't climb stairs...this will be an issue.

Villa Alta is a fantastic place to stay. It is really beautiful - the gardens are a joy - lemon, orange and olive trees, gigantic hydrangeas (to name one of the gorgeous flowering plants). The accommodation itself is excellent and very clean. It has the all important air con to escape the Tuscan heat. The property itself is on a hill so there is a nice cool breeze occasionally. The pool area is lovely and so refreshing to take a dip. It has saline water which did wonders for my sons eczema (anecdotally). We loved eating on the amazing terrace and taking in view of the gardens and Pisa itself - true escapism. Of course this place is nothing without the exceptional staff - all so lovely and accommodating. Florjan - you are amazing! Do book a stay here!

Beautiful villa. Lovely views of Pisa. Great restaurant. Good pool. Excellent for a stopover.
Rooms were on the small size. We booked two rooms, and requested them to be together. One was on the ground floor, the other in the second floor. One had tea-making facilities, the other did not. One had a fan, the other had air-conditioning. The twin room, for my children, 27 and 21, had a glass door to the bathroom, which was very odd and meant that one had to stay away in a corner whenever the other wanted to use the toilet.

Incredible villa, amazing views, very nice apartments and rooms, good breakfast, very nice hosts. Everything was awesome. We could also take a nice walk in the olive garden, and we used the jacuzzi, which is private and amazing!
Longer stay :)

We stayed here after a frantic search following a flight cancellation..we couldn't have chosen any better this is such a lovely residence , and we will definitely visit again without the stress of a flight cancellation. Our thanks go to Elisabetta who greeted us so warmly, and struggled to carry our large case up all the stairs, as i did, but we all smiled as we gasped for breath. This truly is a hidden gem of Tuscan beauty

It was nice but if you have a lot of luggage it’s not so easy, there is no elevator. And the bed is not that comfortable really firm. The breakfast was nice. The hotel is located in really a really elevated position. And if you traveling with small kids you need to watch them at all time because of the elevation so they don’t fall down some where.
The hostess is very nice and helpful!
No elevator and steep stairs. The bed was very very firm. And not safe for small children.

Very friendly host who helped us whenever they can. Also dropped us into Pisa town on the first day.
Its lovely and calm environment at the villa with nice views. We stayed at the Family Room - Annex, the room was clean and they cleaned the room every day. Overall very happy with the place.
Transport to and from the villa via public transport is a little bit of a hassle. Probably being there on the Easter Bank holiday didn't help much with the train and bus services. Still a fantastic location if you are travelling by car or taxis. We took taxis to go to Pisa town which was costing between 23-35 Euros. Getting to Pisa tower is closer than getting to Pisa train station.

- villa terrace is nice to enjoy the afternoon
- garden is beautiful
- bad service
- even worse breakfast
- worst espresso I had in Italy
- no cushions to sit on, only on the cold metal frame chairs
- price/performance is not okay

Superb villa, with great terrace, lush garden and elegant living rooms. Staff and owner were very nice and helpful and the the breakfast really good.
The negative comments are made to help the owners to improve their residence which is, as said, really nice:
Our room, though very spacious, was somehow too minimalist: it could be improved withe some more furniture, a plant, carpet... But this is subjective.
The single beds are very small and quite uncomfortable. This is objective.

Perfect location and view. The owners were very friendly and helpful.

Kindness of the host, hudge villa with the big rooms in ancient roman style-very clean, location with the amazing view, the pool with the light in the night and the jacuzzi just next to, very good aperol spritz, tasty breakfast.. we spent just an amazing weekend..
