About this apartment rental
Our classic Red Barn houses a spacious, contemporary studio apartment above the Garage (please also see listing # 911915 for our main home across the driveway). The vintage barn studio offers an open living plan with a Queen bed, a fully equipped gourmet kitchen and a cozy seating area with an electric fireplace. Once an artist's studio, it is adorned with beautiful antique wide planks everywhere and offers a vaulted ceiling. The loft space above has a twin bed. Our deliberate and painstaking efforts to reduce, reuse and recycle is reflected in the reclaimed fittings and furnishings all over the studio. The combination of old materials, local artisanship and modern industrial design has resulted in a comfortable and contemporary space that is simply beautiful. Everyone loves it; we welcome you to experience it.
Things to do: Grafton Ponds - world class cross country ski. Swim in village pond or play tennis in the village courts
Ski - Okemo, Bromley, Magic Mountains all within 30 minutes. Limitless opportunity for hiking nearby hills.
Bike on beautiful unpaved country roads starting at your doorstep. The views are spectacular. Antiquing - Grafton, Chester, Bellows Falls, Springfield and other surrounding towns are filled with excellent local antique stores
Shopping - Manchester outlet mall is 35 minutes out.
The meticulously designed kitchen comes complete with high end built in appliances, all cookware, most basic ingredients and a refrigerator stocked with essentials in order to make your arrival comfortable. You will find a selection of teas, coffee, spices, condiments, etc etc.
There is a queen bed in the barn. The dining table can seat four. The bar counter has two seats. The sitting area has two comfy armchairs beside the electric fireplace.
The bathroom is small but newly renovated, clean and functional.
Home has a 47' LCD TV with streaming Netflix and Hulu services. No Cable. Fiberoptic Wifi signal is good for remote working.
Look closely and you will find that most of the furniture is designed from the barn's old window shutters and antique wide plank heart pine found in the attic from 1840's. The kitchen counters are hand crafted from extinct American chestnut and antique oak, sourced from a local 1790's barn.

Sonali was a very gracious host. Great communication. This bnb is perfect for a cozy VT getaway in a very delightful little town. Great market/general store and restaurant located inside an inn. Quick and easy 30 minute ride to Okemo mountain. 10/10 recommend.

The facilities were great. Clean. Comfortable bed. Plenty of kitchen amenities. Flat screen. My only complaint is the oven and microwave were very difficult to figure out. I couldn’t run the microwave and barely got the oven working. The owner should have a use manual available. We XC skied at Grafton Outdoors and Viking XC in Londonderry.
Great food at Phelps Tavern. There is a cheese factory with freshly made Vermont cheddar.
Overall a great experience. Would rent again.

This was an overall excellent experience. It was a scenic drive in. The host was very pleasant and informative in text correspondence. She also has a killer sense of color and style…a perfect balance of rustic and mod that looks even better in person. The unit is very well-appointed with keen attention to detail and is also very warm (with two heat sources and plenty of hot water) bright, and comfortable. The place was spotless, immaculate. The only thing I wished for was a more substantial bathroom door.
I am unfamiliar with backcountry Vermont (or backcountry anywhere) and so was surprised by several things. Such as roads that turn to dirt (I was dumb enough to try my Corolla after a day and night of heavy rain. Take my advice: don’t.), and sounds of wildlife scampering on the roof at night (common here from what I’ve been told). There’s also the issue of Wi-Fi, which is unreliable, even with the host’s sign-in, unless you have AT&T.
On the plus side, the neighbors are very friendly and helpful and can frequently be seen walking about (I’m indebted to two of them); the old stream-side town is charming; and the area is hilly, mossy, remote, and beautiful,. Honestly, I can’t wait to come back.

Our host accommodated my request for an early check in due to a snow storm. However the drive and walkway had not been shoveled and very icy. After reaching out to our host she did respond quickly and had someone there to snow blow and sand came the next day.
The snow was welcomed as there is a great cross country skiing center down the street.
The apartment was warm and comfortable. The stove and microwave were confusing to operate as they were IKEA brands and not straight forward.
Overall this quaint town and comfortable accommodations made for a relaxing and enjoyable stay.

I was seeking a quiet place to cook, read and work, and this was perfect. There are also wonderful walking options right out the door, and it's walking distance from Grafton Trails. Looking forward to returning!

My husband and I were in Grafton for our wedding which had been postponed due to covid. We had originally booked Sonali’s home for our initial wedding date and knew that we wanted to stay there for our postponed date. The apartment was perfectly located and within walking distance of everything in town. The apartment was well appointed and actually felt more spacious in person than in the photos. It had a very lovely mid-century modern cabin vibe. Sonali and her husband were at the property to welcome us when we arrived and even went out fo their way to give us a tour of their home was is wonderful! They were kind, welcoming and both had a great sense of humor. Once they learned we were in town for our wedding they even gifted us a bouquet of flowers. We had a wonderful experience and would highly recommend to anyone who is contemplating a trip to idyllic Grafton.

This place is great if your are looking to escape to Vermont, with someone special or just by yourself, in search of alone time. Beware that grafton has no cell service, which can be tricky, but just made us feel less distracted from the stresses of work/life. I highly recommend enjoying the comforts of this cozy apartment while relaxing in grafton, skiing, and getting to know the outdoors!

This was a perfect spot for me to get away for a zoom retreat! The little town of Grafton is picturesque and a very quick walk from the rental. A walk in the other direction from town had me walking along a babbling brook and woods, lovely! The barn apartment had everything I needed for my stay and was nicely decorated with wonderful details and comfy chairs and bed. A warm and cozy afghan was a bonus that I enjoyed sitting under while reading at night. In sum, I loved this rental and hope to return someday. I imagine it must be lovely through all the seasons. One quick note- not sure if it is included, must be able to navigate stairs! Worth the little climb up for sure

Spending the long MLK weekend at the Barn apartment in Grafton was great. The apartment was very clean and the host was extremely helpful. Contrary to some reviews, the apartment was not cold upon arrival. In fact, I was impressed how quickly the apartment warmed up upon arrival on a cold day with a wind chill well below 0. On our second night, we had a snow (about 8”) which was cleared early the following morning by the host. All kitchen appliances were efficient and worked well. The spaces was plenty big for my wife and I. The only critique I’d have, which is minor, would be the fireplace is an electric insert and not gas which I believe was listed as an amenity on the listing. It was energy efficient and did not give off much heat. But, the heater itself was very powerful and the fireplace was really just for ambiance. The barn itself was well insulated and a fireplace, aside from looks, is not needed.
Grafton itself is a great town, with other surrounding towns with many dining option. Everyone in town is so friendly and the downtown is a 5 minute walk which has the tavern at the Inn, general store, and Grafton Cheese ship. Okemo is a short drive (~25 minutes).
I’d highly recommend staying at the Barn Apartment for a couple’s getaway, or the host’s other property with a larger group (bigger house on the same property). Great value for the price if you are looking to get off the grid a bit for a nice getaway.

This is my second time staying at the Barn and my third year staying with Sonali and Asok. They take such great care of the space we will definitely be back again next year.

We loved our stay here! What a great little home and we completely appreciate the recycled/reused pieces throughout the home! Amazing! Everything was so clean and organized! A couple of things—we didnt received any information about the house itself so finding it was a little tricky. The number is on the backside of the apartment where the garage is and because of the snow, we had to drive over to the other side of the building. Also, we didn’t know where the key was at first, and had to look for it at 9 pm. Not a big deal just an FYI to the owner. We enjoyed our stay very much. Thank you!

We had the most enjoyable stay in the barn apartment. It's just like the pictures show. It's located on a dirt road (very well maintained) so there is very little traffic. We arrived late afternoon and the heat had been turned on as well as a light left on for us. The instructions were very clear on how to use everything, things to do in the area and recommendations for eating out etc. The town of Grafton is like something out of a movie or a XMAS card. It had snowed a few days prior to our visit so everything was still covered a beautiful white. The weather was perfect for our stay; one day we went snow shoeing & tubing at the Grafton Ponds Outdoor Center which was like a 2 min. drive away - but you didn't need to drive anywhere just to get outside - we enjoyed a long walk up the dirt road too. You can also walk to the center of town where we had dinner our first night at the Phelps Barn....great food & service. The Grafton Inn had an outdoor ice sculpture event the next night so we walked up there again after returning from dinner at the Free Range in Chester. (another recommendation) The barn is so cozy, we enjoyed returning from our snowshoe excursion to relax in front of the fireplace with a glass of wine w/cheese & crackers we'd bought at the local market. The kitchen has everything you need, the bed is super comfortable and we loved the rain shower.
Dealing with Sonali has been an absolute pleasure. I left a shirt there and she quickly offered to mail it to me. How sweet!
I can't say enough good things about the place; we really hope to return.

My wife and I stayed in the barn for two nights over a holiday weekend. It was as cute and comfortable as the pictures suggest. The apartment was clean and warm when we arrived with a small note from Sonali. The whole apartment is well thoughout and the details shined through. The kitchen is well stocked with essentials and a nice set of appliances, letting us easily cook a gourmet meal. It's an easy 5 minute walk into the village and the small market offers most everything you'd want. They also have someone come out and help clear the drive when it snows.
Overall a great experience and we hope to be back again soon.

The retro modern barn apt was nicely appointed with fun orange accents (would have been great to have some hot chocolate). We arrived later in the day and it would have been nice to have the place a little warm...It took us a bit of time to warm up the loft after finding the remote for the fireplace and the heater.
It was clean. The toilet is "possessed". It made all sorts of noises throughout the night. The toilet is right next to the bed. It all makes it an interesting and funny place to spend the night.
It is in a great location and an easy stroll to the local market and Inn

I was writing a review here before. The review was titled - nice idea poor execution -. Well after that review posted the owner did an impressive followup with me and I have to say that they went to quite a bit of trouble to straighten things out. I still believe that the idea of the retro-fit barn is excellent and after our complains about the execution, the owner drove up there to check it out and fix the complains we had. I would not hesitate to go back to this place, specially now that everything was brought back to their normal standards. 5 stars for customer follow up and satisfaction, we will be back next year

We rented for a weekend. Liked the idea and liked the pictures.We arrived Friday pretty late.It was dark and…light outside didn’t work.With flashlight we got to the door. Studio looked exactly as on the pictures and we were excited.Turned on the heat and realized that the furnace is right here – 2 feet from the bed.We will be reminded about it all nights long when it turns on and off waking up even dead. It got warm fast and we started unpacking.We were looking around –dust and spider webs were everywhere.Toilet was completely yellow of the water standing for quite a while. Wine glasses nicely displayed on the wall were far from being sparkling.You have the feeling that no one lived here for some time.But if owner knew that people are going to stay – shouldn’t some basic cleaning be done before our arrival?Soon we realized that there is no hot water in the studio, some light bulbs were missing, fire place didn’t work even if you follow the instruction.We reached the owner and expressed our concerns.BTW Verizon doesn’t have reception and home phone allows only local calls.The owner was very apologetic and offered us to stay in another house. We checked it out and didn’t like it as bed was not changed since last guests were staying and it was not welcoming at all.We returned back to the barn. Did some cleaning and wanted to turn on the TV.There is no cable or dish service there and internet is slow to stream from the web.We went to bed.Furnace woke us up every time it turned up.When it was not working you could hear that toilet has water dripping that goes on your nerves.Shortly after 8AM crew arrived and took care of the hot water,missing bulbs,made attempts to put on fire place (with no success),running water in the toilet,brought missing extra towels.We got full attention.We didn’t get fresh eggs or milk that other reviewers mentioned.We had a great day in the area.Weather and fall colors were just amazing.We returned back to our studio for another sleepless night.You can see that owners put a lot of love to make place attractive.You will find everything needed in the kitchen, even small items like foil and ziplocs.But studio must be clean and all features must be working.The owner promised to give us some money back to cover for the inconveniences.5 days later we got our security back and 50$ additional.It could be great experience if owner took right care of this studio.Keep in mind–even if everything is clean and working–you still sleep on the furnace.

We rented the barn studio for a birthday weekend. We have been coming to Grafton for years and always stayed at the Old Tavern, now The Grafton Inn but wanted a different experience. The location is perfect for a quiet weekend. The barn adjoins the main house which is also a rental. For two people wanting a romantic get way, use the barn. It is just out of the center of Grafton, within a short walking distance to everything you need. The road is little traveled, so road noise is not a factor. Renovations of the barn are well done. There appears to be no corner cutting with the redo. You have the feeling you are in a barn but with all the modern amenities. Upon arrival you are supplied with fresh eggs and milk, nice touch. For the evening pick up cheese and wine locally and enjoy the fire. If you wanted to be connected, wi-fi is there, but you can also escape with the surroundings to days gone by. Grafton is a restored town brought back many years ago by the Windham Foundation and private homeowners. It is a a postcard town. The process to rent was simple, security returned in a timely manner.
