About this house rental
This home has everything you could need, river access, it's close to The Horseshoe, Whitewater Amphitheater, Canyon Lake, New Braunfels, Schlitterbahn, Comal River, Gruene, Wimberly, Driftwood and the list goes on. Relax, unwind, and take it easy. You can go canoeing, kayaking, swimming, and fishing right out the back door. The Horseshoe and the Whitewater Amphitheater is 1 mile away from the house. This property is great for fly fishing, we are located on the Trophy trout zone where over 18,000 Rainbow and brown trout are stocked during the months of December-February just up river below the dam. The house has fishing poles available for use. Our home has 3 bedrooms, 2 full bathrooms, plus an outdoor shower with hot and cold water. It sleeps 8 comfortably but has a fold out couch and queen mattress. There are shades in all the rooms and the back room with the queen and bunk beds has blackout shades. It offers a full kitchen with island with 4 bar stools, and table with seating for 8. Living room has 60’ TV, Blue-ray player. The back deck has multiple levels including an area with a fire pit overlooking the river. There is a table with umbrella overlooking the water, plus an 8 person polywood picnic table with an umbrella, also an amazing observation deck overlooking the river that is built around a large Cypress Tree. Outside you have an outdoor shower with hot water, gas grill, stand-up paddle boards, kayaks, and a Canoe that seats 2. We have various kid and adult life jackets as well as water shoes located in the outdoor shed. House was beautiful and the river was right off the back patio. The area was close enough to everything we wanted to do. Highly recommend.

House was easily mapped and very cute outside, check in was easy and great. Cleanliness lacking as house was very musty smelling and ceiling fans caked with dust. Expired products in the kitchen cabinets. Nicely stocked with linens, towels and water equipment/toys. Neighbor has loose dogs (as advertised) and they are sort of threatening if outside so cannot walk the street for exercise. Not sure why the neighbor isn't reported and something done about that. Water flow was bad this time, not sure why and extremely cold (again, not sure why - so close to the dam?) Rocky flow waterfall pic misleading as we did not see this anywhere close to the house. House was pleasant, just needs better cleaning and treating for mustiness (maybe mold? as we did sneeze a lot - all of us). Also, instructions were given for internet wifi and house keys and neither were what was in directions so you might want to update those. Overall, pleasant experience. Very close to other attractions if not able to get in the water.

3 couples stayed on property. Other than the 3rs bedroom being in a sunroom setup it was great. Easy access to river and great patios to enjoy.

We had our girls' getaway here this year and we were in awe of the beauty of this location. Even my nonadventurous friends loved the relaxing kayaking and paddleboarding on the cool, clear river. The house was well stocked, clean and comfortable. We could not get enough of the sunrise and sunset views on the deck. I would gladly book this rental again!

The location on the river is fantastic. I spent most of our stay in the Adirondack chairs over the water, reading and listening to the birds. So many birds- cardinals, ducks, hummingbirds, even a blue heron. The living room had enough seating for the 5 of us, all the sofas and chairs being equally comfy. Appreciated the abundance of cozy blankets in the hall closet and great selection of board games. Kayaks, canoe, oars all in great shape. Was impressed by the water shoes available though we didn’t need them. Nice touches like the extra bottles of mouthwash, granola, plenty of tp and paper towels. The beds were extremely comfortable. My only complaint is that the renter at the house next door arrived a couple of days after us and sorta ruined the peace with his music on the deck. Luckily he shut it down after a few hours, and it’s no fault on this property owner. I was just kind of bummed bc I was thoroughly enjoying the peace and quiet until then. It would not stop me from recommending this house.

We stayed at the river house to have quality time with my sister and her family before they move to Europe. The home was cozy and we enjoyed the ease of river access. Kids and adults alike enjoyed the outdoor equipment and going up and down the river. There is a fun rope swing a few houses up where the kids spent most of their time. The house provides movie streaming which came in handy when it was rainy. Nature lovers will enjoy the plethora of birds, turtles, and interesting crawling things. Would definitely return.

We stayed here with another family, and it was great! It's close enough to the horseshoe to be convenient, but there’s so many watersports that it's just as fun to stay in. We had kids from 7 to 10, and they all had a great time in the shallow water. The house had everything we needed for cooking, though bring any specialty spices you might want (salt and pepper were provided along with varying others). The grill was easy enough and worked well, as did the Keurig. Plenty of space for all 8 of us to eat and hang out. Highly recommend!

What a great place to escape and relax! Everything was exactly as described except better- probably the best stocked rental we have ever had. There are so many on-site options for enjoyment (water toys, tree house deck, games, DVDs, river fowl to watch, etc). Very clean and beds were all comfortable. This portion of the river is right below the dam, so we didn’t have any of the rowdy river crowds.

The property location right on the river is outstanding. The neighborhood, not so much. The house and amenities were very nice. We were six friends some of which had not seen each other for over 15 years. It was so nice to sit on the many decks and visit and catch up and we plan to meet up again next year and will rent this property again....

Great time! House was well supplied. We don't think the coffee maker was working. It got hot but didnt put water throgh the grounds. We used the Keurig.

A few notes: The camo kayak needs to be retired - it has a visible crack in it on the top side, yet my daughter “tested” it out and thought it would be ok … it DEFINITELY WAS NOT. She got pretty far down the river with it before she realized it was taking on water .. then had a terrible battle-swim trying to get back with it. Could have been a dangerous situation with little kids or someone not as strong and determined as she was.
The paddle boards were super fun! Thanks for providing those and a pump to use!

I enjoyed the use of your fishing poles! Nice to not have to pack my own - yet had the basics to fish a little. You do have one pole - that “looks” great, yet the reel is actually broken at base and will not stay on the rod. It’s in the cabin in the rod stand.
The remotes for the air unit on the porch and the living room tv need batteries - neither could be used at all until we temporarily robbed some of our own and used them.
A few roaches - eewww - yet I’m sure that’s a constant “normal” battle with a river front property ??
Some of these things I figure you might not realize unless told ;)

The house is decorated like Grandma’s complete with antique cookie jars. This was the perfect setting for our family to celebrate our late mother’s 84th birthday. The kitchen had everything we needed. For recreation the house was fully stocked with paddle boards, kayaks, & noodles in which to enjoy the Barton Spring cold water. It felt wonderful once you got used to it. In 105’ weather, it’s the perfect place to be in Texas.
Hope we can stay here again.

This was perfect for our family vacation. All the water toys that were provided were awesome and made it so easy to enjoy the water. My girls are 7 and the bunk beds were one of the high lights of their trip, along with the solo kayaks. We traveld up the river each day and played in the shoot that was not far from the house. This spot was peaceful and enjoyable. Highly recommend.

The property was great. Location was great. We enjoyed our stay very much. The only reason I gave it a four overall was because some of the "toys" listed were not usable or not there at all. It list tubes but none were found. The kayaks are in bad need of replacing. Handles broken making it hard to get them in and out of water. Seats also broken. Everything else was great. WE made good use of the canoe. Good communications with Angela and Bryan. House was clean and provided essentials. We would recommend it to others but we recommend not listing things unavailable or not usable. You go there expecting it and are disappointed when those items are missing or broken.

Stayed long enough to feel like a local. Only complaint is none of bedrooms had TVS. We like to wind down at night w TV in bedroom. TVs are cheap now. We went to WalM and bought a 50+” TV for $198. Otherwise the house was very complex.

We wanted to spend time with each other and decompress, this is the perfect location for that. We were close to tubing, restaurants, and shopping. Nothing was over 25 minutes away.

Our family of four (and two of the adult kids friends), had an amazing time at this property!
Given the Texas heat that we are experiencing, the house itself was amazingly cool, and refreshing, morning, noon and night, and the Guadalupe was absolutely cold! Enough so that you can keep your beverages in the water and keep them “ice cold”.
The house itself felt really open with plenty of space for up to 8-10 people. There were plenty of towels for both showers and outdoor river activities, as well as plenty of outdoor space for everyone. There is a gorgeous tree out back with seating as you walk out that we would spend our mornings and afternoons relaxing, listening to the birds and cicadas, and watching the river activity and ducks/ducklings.
The property had a canoe, paddle boards and a few kayaks we used. Everything needed a bit of a rinse off, but we made it work.
One recommendation that I would make if using the canoe/paddle boards, etc., is to hang a right when on the river (from the property), as right upstream there are a few dams with place to park your boards/canoes etc., get out and enjoy a nice dip, picnic, or the rapids with a tube or two. We hung out here with the family for a while as this part of the river is quite and gorgeous (not deep and clear), then hopped back on our boards, and within a few minutes we were back at the river haus. Another recommendation is to bring your own tubes and life jackets just to be sure your fam is accommodated.

Everything was very nice. The patio and river access was relaxing and quiet. Loved the fully stocked kitchen. It made it easy to prepare meals in a kitchen that is not my own. We will definitely put this one on our list to come back to.

The house is very beautiful and clean with comfortable beds, but the shining gem are the back decks. From the top stone deck with covered picnic table and fire pit and bbq pit to the wonderful deck around the cypress to the lower decks with tables and chairs and river access. I’d stay again.

Everything is as stated on website. Walking distance to the lake. Had an issue with the hot water which was resolved early the next morning of being reported. Stocked kitchen, fireplace, fire pits (2), many river “toys”, deck in the trees!

The house is good for group stay, a well equipped kitchen with extra spices and oil already on the shelfs. The outdoor deck area is pretty impressive we spent two of our 4 nights out there to socialize - the weather was cold and wet the other two nights so we stayed in. I can see how the river would be very popular in warmer weather. 2 of the party did get out on the canoe for a short bit since sunset comes early this time of year. The beds are comfortable but you need a step to reach the bed in the master bedroom. The house came with an outdoor cat but the pantry has cat food in it so it wasn't too much trouble to feed.

Property is well renovated and furnished. Cute decor!
Outdoor areas in the back are very beautiful as well as view of the river.
Nice linens and a couple of "extras" - enjoyed the wine & chocolate!
Not so Positives:
Some of the equipment needs updating and maintenance.
The river is very cold ... apparently year-round due to the way it is fed from Canyon Lake. Would have been nice to know this in advance!
Dishwasher broke during our stay. Property manager did offer to have someone come to fix it, but by that time we had just a day or so left. They didn't seem overly responsive to the issue.
Neighborhood as you approach the house is a little run-down.
Overall, felt it was over-priced for what you get.

This home is a great place to relax and get away from the city. My children loved the kayaks and spent most of the evenings traveling up and down the river observing nature.

Backyard living
The location is good if you are like us and enjoy the outdoors. They had a great variety of water sports stuff to choose from. We loved paddle boarding, kayaking and just floating by the house. The back area was perfect for outdoor entertainment.

Terrific location on the river . Kayaks etc terrific setup. Nice property. Watchout only if elderly, we had grandma with us and the beds are a bit high. Great kitchen. Good central location for exploring the hill country.
