About this apartment rental
Two houses from the sand and two house from the bay, this newly remodeled, 1000 square foot two bedroom, one bathroom luxury condominium with two patios, is ideally located west of Pacific Coast Highway and is a 15 second walk to one of the top rated beaches in the USA. This beautiful beach house sits in between both of Newport Beach’s piers and is centrally located to everything our beach town has to offer. The condo comes with one assigned parking spot. Our home is fully furnished with modern décor, has a washer & dryer in the condo and offers free Wi-Fi and cable tv streaming.
Absolutely no parties will be permitted. No more than 8 people may be on premise at any time. No music to be played outside past 10pm. Failure to abide by the rules will result in a $500 charge, you will be reported to Airbnb and will result in immediate eviction.

This property is all about location. Which we enjoyed very much.

Nice place with patio and beach stuff available to use. Deposit return was slow - I had to ask about it after a couple weeks.

We come in every year for the holidays to visit family. It is a great location with access to Balboa and Newport. It is right in between the bay and the coastline. Fair warning the interior doors are not solid so if you need quiet for littles to nap this may not be the place for you. The attached patio is nice to sit and enjoy the gorgeous weather.

We have been visiting the Balboa Peninsula for years and this place is right in the heart of it all. The condo had all of the amenities you need for a pleasant stay. Below are my Pro's and Con's of the condo:
Pro
1 Location. Easy access to beach and shopping. We rode bikes and walked everywhere.
2 Garage was small but we were able to store our bikes and scooters safely without having to drag them upstairs.
3 Comfortable bed and sheets. Don't know what type of material the bed linens were but they were soft and comfy.
4 Outside deck was great for morning coffee and cocktails at sunset. Plenty of room to leave all of our beach gear and not have to bring it inside.
Con's
1 It's an old bathroom so don't expect a lot of pressure from the shower head.
2 No fan in second bedroom and it gets warm with double bunk beds and limited air flow, bring a fan for that room.
3 We didn't cook much but I would say that the kitchen did not have a lot of appliances. I couldn't find a coffee maker.
The check in was effortless and communication with Landlord was great.
We would stay here again.

A minute to the beach and we kept our car parked and biked along the boardwalk. Had a few questions for the owner and he responded quickly and helped us make arrangements.

Great property on Balboa Island. Perfect location. Bunk beds are uncomfortable for an adult and the shower ran either freezing cold or scalding hot. No in between. But we enjoyed the stay and would do it again.

The owner recommended a bike rental company that delivered bikes. The bike rental was everyone favorite part. I recommend renting the bikes, but double check best practices for locking them up.

Great property on Balboa Island. Perfect location. Bunk beds are uncomfortable for an adult and the shower ran either freezing cold or scalding hot. No in between. But we enjoyed the stay and would do it again.

The owner recommended a bike rental company that delivered bikes. The bike rental was everyone favorite part. I recommend renting the bikes, but double check best practices for locking them up.

The location is perfect. The outdoor seating area was so spacious with a partial ocean view. The bedeooms are huge. Everything was provided, though the boogie boards need to be replaced and there was only one chair and one 1980's lounger that was available for the 6 of us. Very convenient to have a parking garage. Close to restaurants and rentals. Overall I would definately stay again.

The old retro decor needs to go and the bunk beds are springy but Jason sent a brand new bbq after we found the old one died and new deck chairs . The fridge handle is still taped up But it works fine .

I want to first say that Jason was fantastic. He was available when needed, and even allowed us to check in early when we arrived sooner than expected. The location of the room is fantastic, however the title of "stunning remodel" I believe is a bit misleading. Television wires were hanging everywhere and were covered by pieces of cloth. The furniture in the room looked dated and worn out. Rust was apparent on the furniture in the kitchen. The fridge door handle was barely hanging on, and the ice maker was broken (creating chunks of ice we had to dig out to use). The bunk beds are very uncomfortable, noisy, and caused me quite a bit of hip and back pain when I slept on it. The closet is full of board games, all with missing pieces and most of them unplayable, as well as an outdoor chest full of beach toys and a basketball that was flat. The Wifi only works in the kitchen and living room, and was not able to connect to the bedrooms or bathroom. I really wanted to love this place for the location, but overall even though the customer service was great, my family won't be back to this room. This room provides very minimal and basic accommodations, as opposed to other rooms we have stayed at in the area.

GREAT location, not the best experience
Couldn't get into the garage with the code when we arrived, and it wasn't resolved until late in day 2 (of 3). Owners not terribly responsive. Description indicated laundry detergent was included. I searched everywhere, asked owners. Never found soap, and owners never did answer. Chair on porch broke and husband went tumbling. I will go back to Balboa, but will look for a different rental.

Nice place to stay if you want to be close to the ocean.
Overall it was a nice and clean place. It was a little dated. If you are expecting a Hilton type of room, don't. It is not right on the beach but is only a 2 minute walk to the beach which was nice. There is a school that blocks almost all of the view of the beach but none the less still nice to be close. There are three units to this rental. We had the upstairs one. There was an attached roof deck that was nice to sit on and enjoy the ocean air and we were able to see a glimpse of the beach from there. There were six of us and found that there was plenty of room. It was sort of a balancing act with one bathroom and four females trying to get ready in the morning but overall it was workable. It was nice to have a full kitchen with cooking utensils and pans with some seasonings. The grill also worked well and had gas in it while we were there. The state of the propane is the responsibility of the renters. If you have a large vehicle don't plan on being able to comfortably park in the garage. It is very small and made for a car the size of a small compact. Overall impression is I would go there again.

Not the best VRBO experience I've had...
This VRBO had some issues. The photos are pretty accurate, but it was not clean and maintained as well as most others I have stayed at over the last 4 years. Carpets in bedroom desperately need shampooing, bed frame on King bed broken, TV did not work the entire time we were there for 4 days (despite a text to the owner). Our car would not fit in the tiny garage, so we had to use street parking. Other small things were missing, like no washcloths with the towels and no soap for the shower. Kitchen was clean and maintained, though. I also found the owners hard to communicate with beforehand. I requested a copy of my contract to understand cancellation and deposit refund policies. But I never received a copy, even after 3 asks. You may want to take the above into consideration before you book.

Also for kids the high top chairs didn't work for our little ones (didn't want them to fall and get hurt). The refrigerator door handle was broken. And in the afternoon/evenings the sun blairs in so brightly through the Arcadia door which is missing half the blinds and through the kitchen window above the sink that has no blinds, it makes cooking very un enjoyable, and it makes the place really warm. Other than that the location was good, an easy walk to the beach, the beach is awesome there, barely any people. The bed was comfortable. The place was clean. It was nice that they have a washer and dryer. Location was good, a lot to eat and grocery stores. We would stay again if those few things changed.

The location of this property is perfect half way between both piers. It has a wonderful large deck that sits above all other properties so very relaxing. LOCATION, LOCATION, LOCATION. Having a full kitchen, washer and dryer, a garage and a huge deck made it so easy to settle in and enjoy all Newport has to offer. We loved it and will be renting this home again. Owner was great and super responsive.

LOCATION, LOCATION, LOCATION. Having a full kitchen, washer and dryer, a garage and a huge deck made it so easy to settle in and enjoy all Newport has to offer. We loved it and will be renting this home again. Owner was great and super responsive.

The ceiling fans and some of the lights were run by remotes, and there were only batteries in one of the remotes so if we ever wanted to turn a fan on or off, we had to switch them all out. In our reservation we noted that we would have 6 women for a 4 night. 5 day stay, and there were only 3 rolls of toilet paper, so we had to supply our own for the last part of the trip. We also ran out of garbage bags.
The location was great. Being close to the boardwalk and beach, and within walking distance of some great coffee shops, restaurants, and bike rental places is definitely a perk. This seems to be one of the more budget-friendly properties, so if that is what you are looking for, this is the place for you!
