Georgi was the most gracious host and the house is full of antiques with fun stories behind them! She makes wonderful breakfast and coffee and we will most definitely be back. I have no complaints!

The decor was interesting with a little added history behind it. Breakfast was great and cooked by the owner over conversation and some history about the house and it’s past owners.
The A/C only blew very lightly although there was a ceiling fan and a stand fan in the room.

The Host went out of her way for us. She kindly met us upon arrival and volunteered her own time to wash and remove a stain from my son's shirt. Great customer service and excellent breakfast conversation.

The owner was engaging and very accommodating. They and other guests recommended a restaurant and a route to take to our next destination. Very nice.
Our restroom was not on suite. A bed and breakfast so not expected but not ideal.

Owner was very nice. Location was good. Room was also nice.
We could not get the TV to work and could not get access to WIFI. The log on did not work.

I liked that I only booked one night.
My first time in this method of lodging. I felt that with the owner in the next room I didnt have the comfort I would in a hotel. I could hear their TV, the dogs barking. I also thought the bathtub was dirty but I suppose it was just old and stained. Either way, I skipped the shower and bought a pack of baby wipes.

The property was clean and the owner was very pleasant and helpful with information about local eateries. I didn't eat breakfast at the location as I was participating in an event that started before breakfast time.

The staff were very pleasant. Wouldn't stay again or suggest to others to stay there. Sorry.
The ac didn't work. It was August and very HOT. Breakfast was below ok. Coffee was good. The bed hurt our backs so bad. We asked for two beds and we got one full size for us. Bathroom was down the hallway. Not far but not private as told. They had to change the TV because it wouldn't turn on or change stations. They were very nice to change it out.

Home, decor, location, history of the house
Bed was uncomfortable, we were promised a breakfast and were given the excuse that the facility was closed on Monday therefore no breakfast was provided. The host offered to go and bring something which we declined. We felt if we booked and expected a in-house service, one should have been provided. Also an additional fee of $17.00 was added which brought our one night stay to over$150.00. The trash receptacle was not empty.

Temperature in room on 2nd night was a little hot. Had to give my daughter the spot under the fan , as she couldnt go to sleep .

Great location close to Enchanted Rock...nice get away from touristy Fredericksburg. Loved hiking under and around llano bridge in town.
Hostess was very accomidating to our needs. My grandson loved all the well behaved doggies. Wonderful breakfasts!

Fabulous breakfast! Super tasty breakfast tacos! Looking forward to eating here again when Georgia expands to having Brunch!
