About this house rental
Imagine a man who loved his house so much that he brought it all the way from the mainland, across 35 miles of sea, planting it in this beautiful spot on the Isla Bonita, 4.2 miles north of San Pedro. This gem was the first house on this entire stretch of beach. It is a true Caribbean home, that awaits you next to the sea!
This is a totally renovated, 3-bedroom, 3-bath house with a spacious living/dining room, and a modern kitchen. it can accommodate 6-12 people comfortably. It has a large wraparound deck which faces the reef just beyond the front gate. The sea breeze makes it a great place to hang out and enjoy the sun and the sea; and the reef beckons one to kayak and snorkel and fish. There are horseshoe pits, corn hole and ham socksFishing trips, tours to amazing snorkeling and diving sites as well as adventures to the mainland to visit Mayan ruins, can be taken right from the front door of the iguana house. Or you can rent a (non-motorized) watercraft and have your own adventure on the reef!
This is a neighborhood house and, although you are about three and a half miles from San Pedro, you’ll find friendly neighbors, great restaurants and a convenient grocery store within walking distance. If you need to go to town, we strongly encourage guests to rent a golf cart for their stay. Additionally, there is a regular coastal ferry service which makes the run to and from town. Private water taxis are also available. Golf carts can be rented by the day or the week and, although the roads can be rough, are often the most convenient option.

Our stay at the Igauna House was delightful! The house itself is very comfortable and we loved the history, the expansive porch and long walks on the beach. Chris and Mary Alice were very attentive to our questions before the trip and while we were there. We loved the location with it’s proximity to secret beach and the restaurants north of the bridge. They provide covered parking for the golf carts which proved to be wonderful given we had unusual rainy weather while there.
It was a delightful family trip for us and I’d highly recommend booking the Iguana House for your trip to Ambergris Caye!

This house was a perfect getaway! Lots of room for the whole family. Close enough to town to get things you need and go out to dinner yet far enough away for peace and solitude. Some nice restaurants close by as well. Highlights for us where fishing for permit and swimming with manatees! Close to secret beach which the kids loved and some nice resorts that let you swim in the pools if you dine there. You can walk to mangrove fishing and catch some barracuda and bone fish. Half Moon Caye is a must see if you are a nature/snorkel lover (Amigos Del Mar was amazing!) Also yoga over the water at close by Akbol resort. We will back!

Amazing hosts! Overall a good experience!
The hosts were so great in their communication with us and also helped us get a larger golf cart that was delivered to the house. We had a few minor upsets, the AC not seeming to work as well as we wanted, a leak in the master bedroom ceiling from the shower upstairs (not a big deal, just didn't use the upstairs shower), the wifi was a bit spotty, and the washer not draining. Nothing major and Chris was quick to respond to help out. I know since things are just opening up again since COVID, not everything would be perfect, so that in mind the place fit our needs and it was close to Secret Beach which was a bonus! Overall, we had a great time and had everything we needed. One little thing I would add to make it just a bit better would be to clean up the beach in front of the house. There was a lot of debris and sea grass that was washed up so my kids couldn't play in the sand right in front of the house so they ended up going down a bit where it was cleaner to play. Again, not a big deal, just a suggestion to make others stay better.

Arrival was a little rough as there was nobody there to pick us up when we told there would be. After we were able to get a golf cart and figure out where we needed to go the rest of the trip was fabulous! We will definitely be back!

Due to scheduling changes we actually weren't able to stay at Iguana House, but Jim (the owner) went out of his way to connect us up with another similar property just a couple houses down. The area is awesome especially if you want to get away from the crowds in San Pedro. But close enough that you can head into town when you want. It also gives you close access to Secret Beach. The kids spent hours kayaking and snorkeling since we had our own ocean access just steps away from the porch. We rented a golf cart to get around which was a blast.

Due to scheduling changes we actually weren't able to stay at Iguana House, but Jim (the owner) went out of his way to connect us up with another similar property just a couple houses down. The area is awesome especially if you want to get away from the crowds in San Pedro. But close enough that you can head into town when you want. It also gives you close access to Secret Beach. The kids spent hours kayaking and snorkeling since we had our own ocean access just steps away from the porch. We rented a golf cart to get around which was a blast.

The beds were comfortable and the caretaker, who lives next door, gave a thorough explanation of all the features and operation of the house. Secluded nice beach front home
The Iguana house is a comfortable two story house about 4.0 miles north of San Pedro, with a stocked kitchen, a wrap around deck overlooking the water, and working laundry facilities There was a lot of help with transportation when arriving and leaving the island. We arranged an awesome snorkeling and fishing trip with Genie, the owner of Coral Divers. It was wonderful having accessibity to two kayaks so we could snorkel and explore. Jim Benjamin or Rubio tended to our needs as they arose. There are several nearby restaurants and a small grocery store up and down the beach within range by walking or taking a golf cart Renting a golf cart to take into town was a necesity if you plan to take advantage of the kitchen candor explore the area. Unfortunately during our stay there was extensive construction immediately adjacent to the house; the building of two new large homes. It was a very nice vacation destination, good for groups or large families, but it will be much better when the construction is done.

A bit of a jaunt on your golf cart into town (4.5 miles north), but there are a couple of small grocery stores nearby and plenty of restaurants in the area. Jim, the owner, lives behind the house and was available if needed and out of sight if not. Rubio, the neighbor, is very friendly and helpful. He and his wife cooked a couple of delicious dinners for us, which included freshly speared lobster and fish. Organizing excursions with Genie, Coral Divers owner/operator, couldn’t have been easier since he lives nearby and his boat leaves from the dock in front of the house. One day, we went fishing with Genie’s crew and upon return, the guys cleaned the fish, conch and lobster and made some of the best food we had on our trip. Also went snorkeling a couple of days and to the mainland to see some Mayan ruins, zipline and cave tube. All great trips. Overall, a delightful beach vacation!

Nice, secluded beach house
The Iguana house is a comfortable beach house 4.5 miles north of San Pedro, with A/C, working kitchen and deck overlooking the water. There was a lot of help with transportation when arriving on the island, and arranging snorkeling and fishing trips through next door coral divers was easy (great trips). During our stay there was extensive construction immediately adjacent to the house - building two new large homes just an arm reach away, which was unfortunate. There are several nearby restaurants up and down the beach within range of a 1/2 mile + walk or easy range of the golf cart. Overall a very nice vacation destination, good for groups or large families, but will be better when the construction is done.

The property served our needs and was very nice and clean. The view was beautiful and felt very secluded. The kayaks allowed us to kayak out to smaller coral reefs and anchor. Access to Coral Divers next door was very convenient.

Great house, location, view, and service
This is a great house for anyone wanting to avoid hotels. The owner lives in a house behind the rental house and is eager to help at any time. There's a dive shop next-door that uses the dock in front of the house, which is incredibly convenient. We would happily stay here again.

We stayed here for a week on honeymoon, and could not have been happier. It was just the two of us, but the house was big enough for many more to stay comfortably. The property is about four miles north of San Pedro, away from the bulk of people, but there are plenty of beach bars and restaurants to discover close by. Secret Beach is a short golf-cart ride away, and is an absolute must!
The house itself is beautiful, spacious, and well-equipped. There is even a barbecue on the back porch, and the neighbor will sell you fresh-caught fish and lobster if you ask. The view is incredible! Beautiful tropical beach just outside the front door, and as far as you can see in either direction. The dock is lovely, and a small staircase allows you easy entrance into the warm and glorious waters. The ocean breeze is wonderful and really kept the mosquitoes at bay. We really couldn't have been happier.
There is a water taxi that will take you into town from the pier just up the beach, but we recommend renting a golf cart to get around. There is so much to explore nearby down little dirt roads, you'll be happy to have it. The roads have improved since some of the earlier reviews, with only a few really bumpy stretches between here and town.
Jim was the most gracious host, and you'll be in really good hands. He went out of his way to make us feel welcome, and was available whenever we had questions.

Iguana House on Ambergris Caye
My husband and I have traveled extensively around the world and I can say: Iguana House is quite simply the best experience we have had with a vacation rental house. All amenities, ie: paper products, towels, linens, etc were more than adequately provided for. There was even coffee, tea and a well stocked spice cabinet! The owner, who is SUPER nice, was accommodating to all requests/questions before our arrival and throughout the duration of our stay. He arranged our transportation from San Pedro to Iguana House and for a golf cart to be delivered to us.The front of the house is on the Caribbean Sea and has spectacular views (there are also ocean views from all three bedrooms). The house has its own dock where we were picked up by Genie of Coral Divers Belize whose operation is located conveniently next door! We were able to snorkel, scuba dive, tour the mainland, and tube through caves, all professionally arranged by Coral Divers. The country of Belize is magnificently beautiful, the diving on the reef is spectacular, and Iguana House is a fantastic place to stay while enjoying this amazing place!

Beautiful Sun rises and Sunsets
For everyone considering the Iguana house for their vacation destination, keep in mind that this is an older home that is well maintained and just an awesome place to stay.We enjoyed our stay at Iguana House. It was decorated nicely enough room for the 3 couples , we stayed in the small room and it was so neat to listen to the Ocean and Coconut tress swaying in the wind all night . The only thing is the swim area is not so neat . A couple local guys swung by the house every morning selling burritos and tamales ,and they are amazing! The house is right next door to Coral Divers, which made arranging snorkeling, scuba, and fishing outings super convenient for everything and all our travel was arrange through Coral Divers Genie and his crew were awesome (right next door highly recommend beach BBQ"S Genie is a great Chef. They also arranged our transport to/from the San Pedro water taxi stop. Everything was super easy and relaxing. Amazing place for a vacation, and Iguana House is a great place for a family or group! Many thanks to Jim . The beaches have a lot of trash, but the view (sunrise and sunsets) were beautiful. I got awesome pictures. The house is 4-5 miles north of the city. We rented a gulf cart.

Overall the house was what we expected for Belize, however, we did have issues with the windy conditions rattling the hurricane shutters all night long, but then again we stayed here 12/20/2015 - 12/24/2015. Other than the rattley shutters we do recommend the iguana house. (Note: Jim has a fix for the shutters and is currently solving this issue)
