Welcome to our mountain style luxury home, an rustic five bedroom five and a half bathroom townhome with private hot tub nestled in the suburbs of Park City.
This rustic mountain townhome is a two story end unit townhome nestled in the suburbs of Park City, providing relaxing vibes while still enjoying the thrills of the nearby ski resorts. The local community enjoys its own clubhouse, pool, and tennis courts. Enjoy free electric bus transportation year long, plan on a rental car or Uber/Lyft services to get you to the nearest bus stop.
THE SPACE
Retreat in comfort in our spacious 3,900 sq. ft home. Enjoy vaulted ceilings, rustic log beams and rails, which are sure to enhance your stay in the mountains. Rest and recharge in any of the five bedrooms, or whip up a feast for the crew in the spacious kitchen. Enjoy your on-site washer and dryer, private garage, and plenty of storage space for your winter/summer equipment. Take in the beauty of the mountains as you soak in your private hot tub, or relax on the balcony after a hot summer day. No matter what your plans are, you'll find time at our home time well spent.
THE KITCHEN
Found on the second floor, the kitchen is equipped with fridge/freezer, oven/range, dishwasher, microwave, and a coffee maker. It is also stocked with crockery (plates, cups, bowls), flatware (knives, forks, spoons) and cookware (pots, pans, utensils).
LIVING AREA
Also on the 2nd floor, you'll enjoy plenty of seating on the various chairs, a smart TV, wood burning fireplace (wood not provided), and a dining table with seating for eight.
BEDROOMS
This home boasts five bedrooms totaling in nine beds. Three bedrooms are found on the first floor with the remaining two on the second floor, all bedrooms enjoy access to their own TVs. On the first floor, one bedroom is equipped with two twin bunk beds, the next bedroom holds two queen beds, and the last bedroom enjoys a one king bed. On the second floor, the master bedroom is enjoys a king bed, large walk in closet, and fireplace. The final bedroom on the second floor also enjoys a king bed, and through the sliding doors has access to the hot tub.
BATHROOMS
Four of the five bedrooms has its own en-suite bathroom, the bunk bedroom's bathroom is just outside the door. Each bathroom is stocked with towels, sundries, and a hair dryer. A half bathroom is also found on the second floor in between the two bedrooms.
PARKING
The garage parking space can accommodate two vehicles, and potentially a third, if the vehicles are small. There is additional first come first serve overflow parking across the road at the clubhouse.
THE COMMUNITY
This home is located in a well-maintained community for vacation rental and permanent residency. The nearest bus stop for the free city transit system is 1.5 miles from the home (30min walk), so we recommend taking advantage of Uber/Lyft services if you plan to use the public transpiration system. 10 minuet drive to Park City main Street and Park City Mountain, 15 minuet drive to Deer Valley Resort, 15 minuet drive to Canyons Village.

CONDITION OF PROPERTY:
Please leave the property in the same condition as during check-in, normal wear and tear excepted. PMI Park City or its agents may enter for repairs or maid service at reasonable times with prior written or verbal communication. Cooking is only allowed in designated areas. Guests must promptly report fire or damage. Liability extends to family, invitees, employees, or other guests. Subletting is prohibited. Guests must return all keys and openers upon departure; failure may result in a minimum $50 charge per item. Compliance with House Rules is mandatory, including no pets and no indoor smoking.
INSURANCE:
PMI includes an accidental damage protection policy of $59 in the nightly rental fees and is covered up to $5000 in accidental damages. Any damages that amount exceeds $5000, the remaining balance is to be paid by the Guest. Guest understands that this insurance does not cover damage or loss to Guest belongings. It only covers accidental damage to the property and/or contents caused by Guest.
Adherence to occupancy policies and limits is strictly enforced. These policies are in place for your safety, as well as the protection of the vacation home and the vacation rental industry. Violation of these policies may result in immediate eviction with complete forfeiture of all monies paid.

This property is beautiful and spacious. We had plenty of room and were minutes from Park City, ski slopes and numerous restaurants. Just perfect!

Thank you for allowing us to stay at the home! We did have some hiccups regarding equipment that was not operational, and some cleanliness concerns, but the property manager was very responsive and helpful during this process. Thank you again for letting us to stay there, it was a beautiful home for a big group of people.

Beautiful home & great location
High-end accomodations with all the extras. Quiet area with mountain views. For a family of 9 plus an infant we had plenty of room and a great open living room/kitchen area for all of us to hang out. Close proximity to the Canyon and Park City ski runs, shopping and restaurants. Surprisingly we could fit a full-size pickup and two Pathfinder vehicles in the garage. Communication was very easy with the property owners. We would definitely go back to this property again.

Fall family getaway
Great place for our family of all ages. The kitchen was well stocked, the beds were comfy, and the teenage boys in the crowd loved the proximity of the Xbox to the bunk room.
The heat was a bit hard to regulate. Some bedrooms were too hot to be in while others were freezing. None of us were familiar with the nest thermostats though. It could have been as much our error as anything else.
Overall I recommend for a nice getaway in a city that has changed immensely since I was a little girl spending time there.

Amazing Property
This property was perfect for our group ski trip! The property was very clean and well equipped with everything we needed. The beds were very comfortable. Great amenities including Sonos throughout the house, flat screen TVs in every room, huge garage with plenty of room for parking, clean hot tub and well stocked kitchen. The location was perfect as it is very quiet with deer running around everywhere but a very short drive to town and access to everything you need. House and check in info was provided well in advance and was very thorough. The listing for this property looks great and it was even better in person. I would highly recommend this property.

This House is amazing. We slept 12 adults in beds! no cheating on the bed count by sleeping on air mattresses. Plenty of room for adults to have their private time to do the work always there despite being on ski vacation. A great GREAT ROOM to enjoy time as a family. Kitchen is well equipped and whether by the owner or previous occupants there are all the condiments and fixins for meals so ask ahead as to what you do not need to buy at the Park City Walmart, Smiths or Whole Foods. A gorgeous view of the slopes from the great room and deck. A wonderful grill on a gas line that we used every night. A multi glove and boot dryer was a great convenience. A huge garage allowing us to pull in 2 Yukons and 1 Jeep.. What can I say if this house doesn't have it than you don't need it. PS. load the SONUS app so you can control the whole house sound system

Great location and beautiful house with very nice hothub and view and a great layout. Heater noisy and a bit disfunctional (too hot in some rooms and to cold in others), plus a few overdue maintenance items like the garage opener not working.

Ski week 2020
I was so pleased how wonderful and spacious this home was! I can’t say enough good things about it! It is actually nicer than the pictures, which are already pretty nice. The house was spotless, well equipped with everything you could think of, beautifully but comfortably furnished, tons of space, really comfortable beds and a huge TVs everywhere! Great views of the mountains from the family room and deck. Location is great, a couple of minutes to either base, Park City or Canyons and to downtown. My family and I definitely look forward to renting this house again!

Outstanding Park City Home
This beautiful home has everything you & your family need for a wonderful and very restful stay! We had three families consisting of 6 adults, 3 teens and an infant all under one roof, and we never felt cramped or in each other's way. The thoughtfulness of the owner is remarkably clear by all the amenities throughout the home.
The kitchen is fully stocked with every pot, pan and cooking utensil needed along with enough serve ware for an army. Every bedroom had the most comfortable bed with enough pillows & linens for everyone, plus the most amazing big screen tv's on the walls. And the bathrooms were clean and roomy with plenty of towels, toilet paper, and tissues. Firewood for the fire was provided as well. There's even a game room for the kids with 2 tv's and Xbox's along with tons of board games!
We vacationed during a heavy snowfall, and much to our surprise, the association plowed the streets and the driveway everyday, multiple times! We've stayed in other properties in the same vicinity and never received that kind of plow service.
Contact with the owner was a breeze, as she answered her phone calls & texts immediately. Very helpful, pleasant, and patient.
I highly recommend this outstanding home and hope to return very soon, as it's our new favorite!
