This is a nice place. Excellent basecamp for a zion trip. Springdale is more convenient than virgin but you'll also oay twice as much and virgin is only about 15 minutes from the park.
This is an older house but they have redone it nicely. There was plenty of room for our family of 4 that includes two teenagers. The house is well equipped with everything you need in the kitchen and toiletries in the bathroom. They provided milk eggs coffee and cupcakes which was a nice touch. Only minor shortcoming i can think of is the swamp cooler unit that cools the common arras of the house. Im sure that this works fine most of the year but when it is 105 - 110 F in july there is only so much it can do. Thus it was pretty warm in the kitchen and living room during our stay. Not a big deal though as the bedrooms have ac. In summary if you want a luxurious modern house for your stay look elsewhere. If you want a reasonably priced comfortable house in a nice quiet area to use as a base for your zion trip this is your place.

Just returned from a 4 night stay and was very pleased. The place is clean, quiet, and exactly as advertised. We did several hikes in the area and really enjoyed coming back to the house after some long hot days! The location is great in that you aren't really far from Zion and it is easy to get out of town. We were grateful to be accepted to stay and certainly would love to visit again.

We had a great time staying here. Very convenient to grocery stores (don’t go to Springdale) and to the Zion. Beds were comfy and the sheets in the master were superb, so much that I’d love to know where they’re from. We didn’t use the outside space but it looked like a cozy space to enjoy dinner or hanging out. All the little extras were a nice touch - breakfast items were amazing along with the little welcome of desserts. Highly recommend!

Our family of four thoroughly enjoyed staying here. It was a quiet place to relax and rest after full days of activities at Zion. We'd love to come back in the near future!

It was close to Zion NP south gate without being to close to all the traffic. Its quite the cozy little house that accommodates 4 adults perfectly. Quite neighborhood just a block away from the main highway. Easy acces in and out of the property. The host responded quickly to my questions and even had some homemade brownies for us when we arrived. I would stay here again if we were to come back to the area.

I would highly recommend this house to any one going to the Zion area. I could tell you about all the things I liked about this house, but it would be a repeat of the other reviews - communication, the baked treats, cleanliness, location, price, etc.
All of those are great. All of those are achievable by most owners. What set this house apart was the Pride of Ownership. The owner obviously wanted to make a great get away location. I could tell in the initial communications that she really enjoyed this vacation spot, and wanted us to enjoy it also. She did everything I could think of, or expect, to make our trip very memorable.
Thank you for letting us stay in your vacation getaway house!!!

We stayed at this property on our trip to Zion National Park. This house is located in a small and quiet neighborhood, from which a very short drive to the surrounding parks. Rosemary is very reachable for our check-in and check-out process, and very responsive to our questions. The house is very clean and has everything we need to unwind after a long day of hiking in the parks. Rosemary and her daughter even prepared us with home-made cupcakes and some breakfast to get us settled in on the first day - it is such a kind and warm touch of making us feel like home rather than a traveler. Thank you!

We loved our stay at Rosemary’s vacation home near Zion National Park! The house had everything we needed to prepare meals and was very clean and spacious! We also appreciated the key lime pie cupcakes and breakfast essentials that were provided for us upon check-in. It was a quick drive to Zion National Park, and we would love to be back again someday!

This house was great and perfect location. Located in Virgin which was about 10 to 15 minutes from Zion. It was nice to not be in the hustle and bustle in Springdale. The house was extremely clean and Rosemary had everything you needed and also offered breakfast for when you arrived, which was super thoughtful. She was extremely responsive. I would highly recommended this property.

The house was perfect for our stay in Zion. It feels incredibly homey and there are little notes throughout the house so you know where things go and how to operate the swamp cooler and other amenities. Rosemary even provided basic breakfast items which we were glad to have. Will definitely stay here again on our next trip to the Zion area!

This cottage is better than the description. The house has plenty of room for 6 guests and is located about a 20 minute short drive to Zion entrance.

I booked this property for my husband and his friend. They were looking for a place to stay near Zions National Park. Rosemary was so great to work with. She offered to drop some staple breakfast foods off to the house just in case the guys got in too late. Although it wasn't needed (because they were well stocked and packed with lots of food) Rosemary's daughter had fresh banana bread for them upon their arrival - such a sweet and thoughtful gesture! Both guys enjoyed their stay, said the house had everything they needed, comfortable beds and was close to Zions. They said they wouldn't hesitate staying again if they are to travel back. Thank you Rosemary for opening your home for their stay!

The property was exceptionally clean and well stocked and appointed. It is obvious the owner has thought carefully about what one might need in a home. This property is away from the hustle and bustle in the town closest to the park. It was quiet and peaceful. We enjoyed our stay,

Overall a 10/10 property. We were in to run the Zion 1/2 marathon and found this spot! It is so close to everything!! Quiet place with all the necessities you need!! Even brought us breakfast items and when you arrive at 1am it’s a great surprise to not have to scramble to find a place to eat. We were able to sit in the back yard and view the mountains and hummingbirds. But Rosemary & Alicia are the bomb!! Great suggestions for eating out and Alicia local eatery suggests did not disappoint! Thanks for a relaxing 4 days!! These know how to be great hostesses!!! The cleanliness place I have ever stayed!!!

We enjoyed staying at this property. Very clean and nice. Lose to Zion, which was the main reason for coming to Utah. It was especially nice to have breakfast supplied! Very convenient and helpful. Also, some banana bread was very good and a nice welcoming gesture. Overall, wonderful place to stay. Very quiet and nice views from the porch.

When I first walked into this beautiful vacation property, I felt instantly at home! I love the color red. The entry way had a red rug and the living room has 2 long red leather couches, and the main bed room had some red accents. There isn't an overwhelming amount of red just enough to accent the rooms. The home is perfectly located by Zions National Park and not to far from St. George, UT. (20 minutes) The property manager, Alicia, is friendly she had fresh eggs, milk, cereal and cookies for us. She also checked in with us a few times during our stay just making sure everything was ok. We stayed a month! She was very helpful with ideas for places to see. This rental house was fantastic! Perfect for us and I really didn't want to leave.

Winter stay in Virgin UT
This property is as advertised. We were happy to be so close to Zion National Park but not in a tourist area. The neighborhood was quiet and easy to access.
The home was very clean with comfortable, updated furniture and beds. It was nicely decorated. It reminded us of a hobbit hole (if you're a fan of Lord of the Rings, you'll know what we mean). It appears to be a small home that has been added onto over the years. The ceilings are low in places and the floors are uneven in spots, but we found that quite endearing.
Rosemary, our hostess, was very quick to respond to our questions and was generous in supplying food for our first breakfast and sharing movies and lots of area brochures. Everything we needed was there in the home.
If you are contemplating a winter stay, the house has portable electric baseboard heaters in the living spaces as well as an electric fireplace. These were sufficient, but it was not as warm as a home with a furnace. We also had a bit of a problem with blowing fuses when the heaters were on and we used the microwave plus one other plugged-in electric appliance.
All-in-all it was a pleasant stay for our family of four adults. We would stay here again for a spring, summer, or fall trip.
