•Charming and beautiful Villa Maris is situated directly on the beach with large mediterranean garden, outdoor kitchen, infinity pool and two steps to the beach.
Villa is exclusively rented as a single unit which is rare to find in central Dalmatia area, so you will be the only guests in the villa, garden, and pool, ensuring an ideal vacation and relaxation during your stay! Villa consists two seaviuw flats:
- on ground floor we have two units: two bedrooms apartment 65 m2 and smaller one bedroom apartment 35 m2, both with direct entrance to the garden and beach
-on top floor is tree bedrooms apartment with seaviuw terasse 110 m2.
The spaciousness together with floor-to-ceiling windows, that welcome in it's magnificent views of the crystal blue Adriatic Sea, create an accommodation full of light with an atmosphere of calm and ease.
Both floor together have 6 bedrooms and one additional part of living room on groundfloor with two single beds, 3 living rooms with sofas, 3 fully equipped kitchens and 3 dining rooms and 4 bathrooms that are charmingly and modern decorated and lead on the terrace with breathtaking views running along the length of the apartment. It is fitted with all you need.
This beautiful beachfront Villa Maris is situated in Podstrana, just south of Split. It is a popular residential and tourism vacation area with numerous beaches, hotels, private houses and fantastic nature surrounded by the sea and mountains. It offers direct access to one of the best beaches in the Split''s region, as sandy as is possible to find in Croatia.

The outside area of the villa is most definitely the ‘main attraction’.
New glass mosaic pool 3, 5x8 m with heating sistem, electrolisis, infinity edge with seaviuw and beautiful design.
Patio doors from the lounge lead out onto a large area for dining equipped with a BBQ area and outdoore kitchen located at the seeaside of the property . This makes for an ideal entertaining area. In addition there is a two comfy outdoor lounge spot with big outdoore sofa bed close to the pool, outdore shower and Pool area toilette.
Further forward there is a spacious garden where at the end 4 deck beds and a table are positioned to enjoy the best of the sea view.
Only few stairs lead down to the exquisite beach with turquoise water.
Because of its central position, Split / Podstrana is ideal for excursions to surrounding towns and the islands. There is an old part of the village situated in the mountains with a splendid view of the whole area, most worth visiting. The beach is along the coastline 7km, the sea is often calm, clear and most of all children friendly and suitable for swimming. Various activities are available like sailing, water skiing, water-sports, diving, volleyball, tennis, speedboat hiring etc..
The nightlife is in Split, cafes, bars and cultural events in the 1700 year old Roman palace that is now the center of Split.

We were an extended family group and had a fantastic week using both apartments and the brilliant garden arrangement. Plenty of quiet spots, wonderful outdoor kitchen under olive trees and a few steps onto the beach and beautiful sea.

We really enjoyed our stay at the villa. As we were a party of 4 adults & 4 teenagers the 3 separate apartments worked well for us. It was great to have so much space to relax individually but also come together for meals etc. Fabjan and Ivana were very responsive and extremely accommodating hosts and Fabjan’s mother (who lives onsite behind the apartments) ensured everything onsite was ok for us daily during our stay. Just one suggestion might be to have some fans available in the bedrooms in the summer months as there was only 1 AC unit in the living rooms of each apartment and some of the bedrooms had very little airflow. Access to the beach was amazing and we enjoyed the use of the many sun-loungers on the beach itself. We also loved exploring the many restaurants and bars which were a short walk along the beach from the villa. Thank you Fabjan and Ivana for a really lovely stay, your kind hospitality was appreciated!

It started with being greeted by Fabjan at the property on arrival. A fantastic meet and greet where he showed us around and signposted us to the important things like coffee machines (excellent), air con and all other amenities whilst also giving us a cold beer during the meet and greet - fantastic.
Fabjan helped with all questions and also offered to take us to the large supermarket the next day to get some supplies which was a massive help.
The villa is incredible and even bigger than it looks and is described. We had the pleasure of seeing Fabjan’s mother most days who always ensured we had fresh towels and towels on all the sun beds before the day really got started, she also played a big role in making us feel welcomed and she was fantastic with all of the children from both families, she even cooked pancakes for all the children and brought fresh fruit for them also, she added to what was a fantastic villa and a fantastic host.
The beach is truly beautiful and having it at the back of the villa is just amazing whereby we could sit on the sinners on the patio and watch the older children in the sea
We will be going back in the future and we are looking forwards to seeing Fabjan when we return to Croatia in the future

The PERFECT family holiday, what more can we say, everything was thought of. The villa was amazing, very well equipped with incredible views of the sea in the day and sunset on an evening. We even spotted dolphins one morning which was so special. We are a family of 10 made up of all ages from 9 to 72 and there was something for everyone to do and enough space to relax when needed. The hosts Fabian and Ivana were fabulous with Ivana bringing us fresh baking one day which was just delicious. So a massive thank you again to them. The nearby bakery and supermarket is very handy, we visited everyday and of an evening we took a stroll along the beach either left of right and found some beautiful restaurants which again had something for everyone’s tastes. We can’t wait to return, we have all found a new love for Croatia 🇭🇷

The villa is even better than the photos and the location and beach is beautiful. Bus station direct to Split right outside. Supermarket 200m. Just wish we could have stayed longer!

What an amazing place! We weren't really sure what to expect, as this was our first trip to Croatia. The Podstrana villa was absolutely perfect.....so much more than we dreamed of! Tons of space, very well constructed and decorated. So many lovely outdoor spaces to spend time with friends and right on the beach! We were totally in awe and so appreciative of how much thought went into this amazing place!

Great Beach Location
If you're looking for a rental for your family that is right on a beautiful pebble beach, this is it.
In addition, the property has a wonderfully thought out backyard with a picture perfect heated pool.
We had access to all three units which made it easy to spread for study or play.
The house has convenient parking right off the main costal road. There is also a small market across the street which made it easy to get daily fresh bread and food.
The hosts are a wonderful family that made sure our stay was great.
As other reviews mention, enjoying the coffee from the machine in the outdoor kitchen while watching the waves is an excellent way to start the morning.

Sauberes Ferienhaus mit wunderschönem Garten am Meer
Wir waren alle restlos begeistert von dem Ferienhaus. Die meiste Zeit haben wir im weitläufigen Garten verbracht und den Blick aufs Meer genoßen. Durch den Pool und Zugang zum Meer war für eine abwechslungsreiche Abkühlung gesorgt. Das Haus war sehr sauber und der Garten wurde von den Eltern der Hausbesitzer auch während unserem Aufenthalt gepflegt. Sie waren sehr freundlich und hilfsbereit. Ihre Anwesenheit hat in keinster Weise unsere Privatsphäre gestört, da Sie nur früh morgens und spät abends Pool und Garten gepflegt haben.
Fabian war sehr freundlich, zuvorkommend und stand uns als Ansprechpartner die ganze Zeit zur Verfügung.

The landlord Fabjan is super hospitable and extremely helpful. Always available with tips and advice.
The house is situated on a main road, through which you can reach everything you need from the bakery to the supermarket.
Also in the garden there is a lot of love in it. Perfectly coordinated between relaxation areas and pool.
The good soul of the house is Fabjan's mom. We have taken her into our hearts. Thanks for the mega delicious tomatoes :-) :-) :-)

The house is right on the beach and there is nothing that does not have the amenities in this house. Starting from the outside kitchen, with an outside shower and an electric Weber grill. Coffee machine outside and inside. Three separate units. The beach is actually also the promenade. The beach is illuminated and you can walk to great Restaurants every evening . Incredibly simple. The owner and his wide, as well as the parents are simply indescribably nice and have helped us 100% in every situation. Simply a dream vacation! 🇭🇷❤️

This was a great experience for us. We are a family of 2 with 4 kids. The location can't be any better. great views of the sunset every day. Very clean apartment with plenty of towels. Ivan was very good, even though we pitched up early, he was happy to accommodate us while they got the apt ready. The LAVAZZA coffee machine was a godsend for great coffee when needed.

Vi havde lejet hele huset , det er ellers 3 lejeligheder, vejret været godt. Huset ligger helt perfekt . Lille købmand meget tæt på , havet swimmingpoolen er dejligt , bussen kører til Split næsten lige udenfor døren. Restauranter ligger på det nærmeste i vandkanten . Vi har haft en fantastisk uge.

What a Super Villa!
We feel so lucky, that we find that place. The booking and all communications went smoothly. Owners took care of us and were very realiable. The villa is very well equipped. Dishes, household appliances etc. The villa is so beautifull and well decorated. There is a lot of plants inside and outside, nice. The showers working properly and we had enought towels.
The gem of the villa is a lovely courtyard with beautiful plantings. Furniture and canopies provide a great opportunity to spend time in the yard. The pool is super! And from the yard is only a few steps to the beach. Extra"bonus" is shower and toilet next to pool.
I think, that Homeaway photoes do not show how lovely place it is.

We loved this villa. The owner greeted us on arrival and was so helpful throughout our stay. The location is perfect - on the beach, within walking distance to restaurants, easy busy into Split. The villa itself was perfect. We were a party of 8 with 4 teenagers so everyone had their own space.

Fantastic vacation for 11 people ! Will return
I came to Ivana and Fabjan’s property with my extended family including two children under the age of 2 and my 83-yo grandmother. Everything about the process and our time there was seamless. There are 3 apartments, 3 kitchens and bathrooms essentially, with 5 bedrooms plus two more rooms you could sleep in. Everything has AC. The house is FULLY equipped including a bed for the baby and a high chair. The yard is GORGEOUS and the pool is heated. There is a professional grade coffee maker in a shaded area of the back yard with repair service if something goes wrong. The hosts were very keen on keeping it running as coffee for 11 people is important in the morning! When we arrived, the hosts (whose parents live in the back of the house in a separate unit), got us settled and even went to get us (Americans) bags of ice!
The location couldn’t be better. You’re literally right on the water on a generally quiet area that does have 20-30 people per day hanging out, so you’re not isolated. There are beachfront bars on both sides and a market right across the street. Parking is readily available. It was extremely safe. We had 2 cars so going grocery shopping wasn’t an issue, but if you didn’t have a car it could be an issue. There’s a bakery close by but for real cooking you’d need to go a bit farther probably via bus or taxi.
The setup however is gorgeous. The pool has a view of the ocean directly. There are multiple seating areas. The ocean is perfect.
The hosts themselves are absolutely lovely, observant people. Their mom swept the yard every morning before we all woke up. They take great pride in their property and they should. It is beautiful.
In short, we will be back!
The only thing is for an older person, handles on the stairs / near the pool would be helpful, but we had each other to help my grandma around.

Absolute perfect - extreme friendly host
We enjoyed our five-days-stay in both lower appartements, which offered us all posssible comfort.Both the app.themselves and the garden have been designed with love for details. As we were the first to use the brand new pool, we had a lot of fun.
And we were lucky, that the very friendly host even did the barbecue for us!
The garden offers so many possibilities to relax, that we had real problems to choose.
And to get into the sea it only takes a few steps.

Ein wundervoller Ort. Die Sicht auf das Meer ist einfach fantastisch.
Die Eigentümer sind sehr gastfreundlich und hilfsbereit. Die Wohnung ist gemütlich und sehr gut ausgestattet. Das absolute Highlight sind die Außenanlagen, die wunderschöne Terrasse, die Nähe zum Strand. Das Meer hat im Oktober noch Badetemperatur. Die Sonne ließ uns 10 Tage Sommer genießen. Wir kommen bestimmt wieder!
