About this house rental
This cozy home is located in the small town of Grottoes, Virginia nestled between the shade of an old Oak Tree, Maple Tree, and Pine Trees. It sits on approximately three acres with a large field behind the house where kids can run and play. In the Spring and Summer, you will have the opportunity to enjoy the rose garden in the back yard. My father passed away in March of 2017 and left behind the old home place. He spent many hours in his rose garden and enjoyed delivering them to his wife in the nursing home. Since his passing, I've completely renovated this beautiful old home on Dogwood Ave and have also began to learn the art of growing roses. My father loved to help others and loved people and I am carrying on the tradition of helping others by offering a location where folks can come away, relax and unwind. There are two lovely bedrooms; one of which has two antique brass beds. There is a special room in memory of my father who was an avid hunter and fisherman. In addition, there are games for all ages and many books and memorabilia to enjoy. The kitchen has a modern yet retro look to it. There is an old red Formica table that seats four. You can also sit and enjoy the big screen TV while seated at the bar in the kitchen. There is a coffee station completely furnished with coffee and teas to choose from.

We had a great time staying at this property. It was perfect for our family of 5 on our visit to the Shenandoah national park. The house was homey with a vintage decor. Would definitely stay there again.

Karen’s home was immaculate & welcoming - no complaints at all!! Great bucolic location near parks & farmland yet only about 20 minutes to Harrisonburg. We especially loved the mid-century American styling motif - retro-look but fully modern kitchen & some neat pieces in the living room. Would definitely book another stay!

Stayed here over the weekend with my wife, sister, and brother-in-law to go to Massanutten. Location was perfect! Very quiet area. Not far from Harrisonburg where we went out one night. We also enjoyed the sidewalk access where we were able to walk down to a local bar and 7-Eleven another night. Owner is very accommodating. Aside from having fresh towels for all of us, she also had some eggs and biscuits in the fridge for us to prepare for breakfast both mornings we stayed. Bedrooms, bathrooms, living room, and kitchen were all very clean. The whole house is cozy. We will definitely consider staying here again!

House has plenty of welcoming touches, like plenty of towels and outlet covers, plus some toys for kids. The bed was comfortable, water pressure in the shower was great, and it was super easy to check in and out.
For families with older kids, this is a fantastic option. For the toddler families, there are a few things that would not have survived the attention of my particular 1 year old. (Not a criticism of the house, at all, just info that I like to see in other reviews so I can decide if I am willing to properly supervise my kid in that location based on the trip we are planning.) I'd happily stay here again with my kid and my only regret is that it is no dogs allowed so we can't stay here when the dog does come with us!

This house was very clean and everything was perfect! The owner was a great communicator! Love the house and the big oak tree out front! Gardens were beautiful too! Loved the mix of updates and retro decor! We would definitely go back and or recommend! Grottos is great. Loved brunch at the nearby winery.

All three of us really enjoyed our trip. The house was spacious and comfortable. After being out all day, we really enjoyed the kitchen, being able to cook and relax laughing about our day. A great home to come back to! Karen was a fantastic host! We hope to be back again!

We enjoyed our Easter weekend at this adorable home. Our son, attending JMU, did not get a break for Easter so we brought the celebration to him. We felt right at home and were able to prepare our holiday meal in the stocked kitchen. The spices and extra kitchen items supplied are a big help. The spacious yard was perfect for our enjoyment. Karen was very responsive to all communications and very accommodating. She leaves thoughtful treats to welcome you. We are looking forward to our next visit.

Our host was very hospitable in letting us know what to expect.....snacks and drinks available, Keurig coffee maker, nice soaps and so much more. Home is very, very clean and comfortable. Great beds, shower, and ammenities. We loved staying there and were very comfortable. Home is nicely decorated and homey with everything we needed. Thank you, Karen, for sharing your home place!!

The house was perfect for our stay in the area. The house was cozy and retro. Felt like we were going to visit Grandma's, very homey and welcoming. The host was even better. Karen called the day before to make sure we didn't need anything. She made sure the basics (coffee, creamer, water, etc) were available. Will most definitely stay there again if we are in the area. Five plus stars ⭐⭐⭐⭐⭐⭐⭐

This property is perfectly located. It’s a quiet and quaint community conveniently located to big city needs. Karen is a master at hospitality. Plenty of complimentary coffee. Soft drinks in the frig. Complimentary snacks. I will be back.

We were in town for a family event and stayed at this house for a long weekend. It was wonderful. Karen (the owner) was friendly and available for questions. Check in and check out was simple. Quiet location. The house is decorated with a 60s vibe which was fun. The beds were great, and the house had everything we’d need for a stay—even complimentary popcorn and self bake cinnamon rolls! Highly recommended

We stayed here for family weekend at JMU and it was perfect. The location was approximately 5-6 miles from campus. We had everything we needed to feel comfortable. The house was clean and stocked with all the necessities of home. Thank you Karen!

I don’t think this stay could have been any better! The location was excellent with easy reach to Staunton, Skyline Drive and Golf! The linens were to die for…wish I had them at home. The kitchen was perfect for us to sit around the cute table, talk and drink coffee or wine. We had everything we needed there and I thank our hostess for all the extras (coffee, eggs, creamer, etc). My friends had never seen that from a hostess and they’ve stayed at plenty of homes. This was my first time and I’m worried this home/hostess set the bar too high. I/we will be back, if we can still get reservations!

We had a fantastic stay at Karen’s Place! The home was very clean and beds were very comfortable. Our child was excited to find a selection of toys, games, and books in his bedroom to enjoy during our stay. The property also had a huge yard that we spent a lot of time enjoying. Karen quickly responded to our questions throughout the stay.

Nice Quiet Getaway
Our family chose to stay in Grottoes, during vacation to both the caverns and the Shenandoah National Parks. The home was a comfortable and relaxing after constant go go go. Karen was super accommodating with anything to make the stay worry-free. The kitchen is modern and filled with everything you need. Karen had several snacks and drinks available, which was great. The local bar/restaurant “LIL GUSS’s” was nice to stop at and have a burger and beer. They have an outdoor sitting area, which was nice with the warmer weather. We sat andlistened to a live band, the very day we arrived. The town of Grottoes is a nice little suburban town about 20-30 minutes from the national park and three minutes from the caverns. I would recommend this home for smaller families.

Clean and nice
Very clean house. We have allergies in the family and it is hard to express how relieved we are when the house to which we arrive is as clean as this one. The owner (Karen) is very accommodating and easy to deal with. Overall nice experience.
The house is located with the beautiful mountains of Virginia in view, a river is rather close by (need to go to the town park for access), Grand Caverns are a few minute drive away.
