Great service - Renata was very responsive to our requests- nothing was a trouble. The hotel is small and personal - like a home away from home, very quiet and surrounded by parkland with a great selection of woodland walks. Bankton House is very close to the railway station with regular trains to Edinburgh and Glasgow - very convenient as we were attending the Edinburgh Festival.
No bar fridge in the room but apparently this is in the process of being remedied, with new bar fridges shortly to be installed in all the rooms.

I stayed four nights at the Bankton House to be close to family. I didn't have a car. The location was tranquil with wooded paths nearby. The train station is only a five minute walk. The room was comfortable. However, I was unable to have dinner the first night as the restaurant had closed at 8pm. The only option for breakfast is a to-go bag for 5 pounds. There is a breakfast room to eat in if you are willing to pick up a few groceries. However, there is no fridge.
I didn't like that breakfast wasn't an option. I would recommend the restaurant open for breakfast or that there is a self-serve option available in the breakfast room.

Interesting hotel in a nice location.
Lively bar and a good evening meal in a nice conservatory.
They do tell you that the hotels not manned over night and there's no breakfast available.

Loved the building, the room, the facilities (although restaurant and bar not open)
Check in process. No staff were there, I had to wait outside the building, call the staff, then send card details and wait for a reply just to get into the building. Room was prepaid so quite annoying I couldn’t get in.
Also had no info re check out, I just seen a key on the table so did the same.

clean, warm, spacious and food was good.
no breakfast. check in and check out was not what I’ve experienced before. very odd you have to give all your card details in writing at the property before checking in.

Beautiful traditional building with a busy bar and restaurant.
The initial welcome was poor but other members of staff were very friendly. There was no breakfast which was a disappointment.

A v nice place and the owners are clearly investing to improve further
a country style location close to local train station for easy access to Edinburgh. The hotel bar is clearly a popular watering hole for local residents and adds value to the offer

The location is lovely and located in a very quiet area, with a relaxing garden and squirrels passing by. I order a couple of desserts for breakfast and were very tasty. It is very easy to reach from Livingston South train station, just a couple of minutes walking and 20mins from Edinburgh.
I found it absurd that the hotel demands to write down all card details, including the security code (!) on a random paper. It was asked after already paying and confirming via Booking, and after inquiring with the Booking assistance I was told it was not required and the Hotel had been informed. I nevertheless tried to do so through the hotel website but the hotel rejected the security deposit (mentioning a card number that was not mine) and stopped asking once I contacted the assistance.
Still, once arrived at the property, it was demanded as a mandatory step. Banks would hardly allow a payment with only those codes, but never have I been asked to write down my security number.

No fresh Breakfast available although paid for - it was indicated that no hot breakfast before 9am the continental breakfast was stall croissant and cereal packs
the room was not part of the hotel but was adjoining converted space which was not what was expected in any hotel. there was no wifi in the annex!

virtually nothing
Where do I start? My allocated room was a " chalet " which was attached to a laundry room at the back of the hotel. It was within touching distance of the door to the accommodation and over my stay was festooned with a variety of articles including bed linen along with underwear and trousers. It's not difficult to imagine how unpleasing not to mention more than a little surprising that was. I didn't feel safe being situated away from the main building but acknowledge that is a personal issue for individual female guests.
The decorative order was tired and grubby. The external areas adjacent to my "chalet" were mostly unkempt.
Continental breakfast only was available over weekends. I was glad I cancelled the order for same as an encounter with a fellow guest who had taken breakfast highlighted that the food was "inedible". This person was searching for a member of staff to complain but there was seemingly no one around at the time.
We were travelling with a toddler who naturally needed to be fed so food was bought from a local shop for all. We attempted to eat at a table in front of the building and were told this was unacceptable as food can only be consumed if purchased from the hotel. Whilst I completely understand that principle the member of staff in question appeared to not appreciate clearly expressed concerns about the overall standards of service provision.

Food at evening meal was good.
There were brown-signs directing you to the hotel, which was good, as my sat nav was sending me round in circles in the housing estate that the hotel's in the middle of.
The "chalet-style room" is a portacabin, with the vibe that it used to be staff quarters.
No one was around to check me out in the morning.
It's not really suitable for work, as breakfast didn't start until 9am.

Absolutely nothing
Old, tired & shabby. Feels grubby. Staff exceptionally rude when present, but rarely available. Smells of cooking throughout the communal areas, really off-putting. EXPENSIVE for what it is. No breakfast included (glad I didn't pay extra, it looked AWFUL and guests that did pay were fuming). Stayed for 2 nights and the room wasn't serviced. A thoroughly disappointing experience.

The single self contained chalet was perfect for myself as a solo traveller, with a nice little patio area to sit out in. The grounds were pretty and peaceful.

Lovely staff, great bar and restaurant. Very quiet..
Shower water was piping hot...staff alerted and altho it couldn't be fixed....there was a bath, but to deep with no grab rails to help you out off..so a wash at the sink, was only option.
No discount offered,so not getting what we paid for was very disappointing
Lack of cooked breakfast and only offering continental for £6 each was a bit unfair, considering price of room..
Staff were all friendly though and clean throughout.
