Charming and cozy cottage conveniently located in the beautiful community of New Seabury, Cape Cod. Walking distance to a popular fresh water pond and a 5 minute drive or bike ride to the amazing South Cape Beach or Popponesset Inn & Marketplace. Private and quiet location at the end of a cul-de-sac street. Terrific location close to restaurants, bike & nature paths, museums, movies, ice cream, shopping, the ocean and more! Great place for families, couples, and small groups of friends.
This cottage features a fully equipped kitchen with plenty of dining and lounging space both indoors and out. The main level has a queen bedroom and full bath. Upstairs has a large queen bedroom, a bedroom with 4 bunk beds, and another full bathroom. There's also an outdoor shower with hot water.

The house is comfortable, clean and cozy. Located at the end of a quiet cul de sac, it was in a cute neighbourhood. We found it was easy to get to Woods Hole, Falmouth, Sandwich and even Hyannis. South Cape Beach was a short drive. We had a great, relaxing time!

Nice house, as advertised. Very comfortable my 12 and 14 year old loved it. Kitchen easy to use, everything is there. Floats in the basement were perfect for the local lake. My family lives very close by so we used the house mainly for sleeping and a few dinners.

This house is perfectly situated & equipped for fun on a
cul de sac with a basketball hoop. The pond is a short walk away and the house comes with life vests, tubes, boogie boards and kayaks. Also umbrella, beach cart, coolers for a short car ride to South Cape Beach. The outdoor shower was another pleasure at the end of a day playing in the sand. Owner very responsive to a few questions that we had. We plan to return next summer!

Cute, quiet, and great location!
Really enjoyed staying here -- plenty of room for the 4 of us, great kitchen and grill, dining space, and space to chill. Bathrooms and bedrroms are comfy too. The owners even left a bottle of wine and, even more important, 2-ply TP 😄.Located right in Mashpee, so right by beaches, nature reserves, Mashpee Commons, etc. Loved it!

Private and Comfortable
Great little place to stay with lots of the comforts of home. There’s nothing worse than arriving to your rental home to find you have to go out and get things like salt, pepper, paper towels, napkins, etc. Having those types of things already there is just a nice welcome and was very much appreciated. The only thing I wish I had brought (and normally do because I have come across this at multiple vacation rentals), would be one of my kitchen knifes from home. The next best thing is having lots of beach gear to use and there was plenty - chairs, umbrellas, coolers, boogie boards, toys… you name it!
The house is very private, on a dead end street which is really nice, but I will say it took a little while to get in and out of the New Seabury development. Plan on about an hour to get to mid cape locations like any of the Dennis area beaches. South Cape Beach (nearby) was nice, but being non-residents, we didn’t want to pay the $40 parking fee. We instead went at night when it was free. Jim Pond, which is less than a 5 minute walk, was really great. We spent our non-beach days there, kayaking and floating in the pond.
All in all, really loved the rental and we had a great time! Thank you to Ray for sharing your lovely home with others.

Wonderful New Seabury home
We loved staying at Ray's home. The location was perfect, with easy access to Fells Pond and the beach. The house was clean and spacious, and set in a quiet and relaxing neighborhood. Wonderful property! Thank you so much!

A wonderful retreat!
Wow, we had high expectations of this property and it met or exceeded all of them. The neighborhood and location are great. A wonderful quiet spot to get away from it all, but still be close to great amenities. Mashpee commons is a nice outdoor shopping area with restaurants near by. We also were able to easily get to Falmouth and Barnstable for activities. The beach is great and nearby and the pond is fun too. Ray's place has everything you would need for a beach vacation (towels, chairs, boogie boards etc.) and lots of games etc. inside. A very clean and well-maintained property. I highly recommend it and would love to return sometime soon. Ray was so helpful and responsive. You really can't ask for anything more!

Lovely house in Mashpee
Great rooms. Plenty of space with a big kitchen table. Lots of toys. Close enough to the pond. Driving to the beach takes about 5 minutes. If you are from MA, you are ok, if out of state, $40 a day to park (FYI). Close to Mashpee Commons and stores/shopping.

Get a way weekend with family
This house was perfect for " weekend Get a Way" with our adult children and their kids. It was wonderful that is supplied the sheets, towels etc. Also use of beach chair's etc. The beach was amazing but getting to it, had to go through maze, but the ride through area was very pretty . We thought we could do a drop off and ride bike back but this was not best solution . Beach cost was only 12.00 . So we went back twice in a day , after kids relaxed . The pond was amazing and near by . Thank you for sharing your home Ray So grateful to be with family after tough year

Amazing!!
This amazing home was everything we could have hoped for : )While we didn't plan to have to spend so much time indoors over Memorial Day Weekend, the weather had other plans for us so inside we stayed with a 5 month old and a 7 year old and never once did I have to hear "I"m bored"! This house had all the creature comforts of home and truly was all that we could have asked for. Ray was beyond accommodating and insanely helpful with my many questions and made our stay just a lovely, relaxing experience. Thank you SO much Ray and we hope to visit your wonderful home again in the future!

We had an amazing vacation with our 4 children at this location. The nearby beach was perfect for the kids. The house has everything needed and is a nice cozy space.

We really enjoyed this lovely cottage in the New Seabury area in Mashpee. The owner was extremely accessible and responsive anytime. The house had everything you need, including all the beach items, kayaks, tubes for the pond. We have been to the Cape before, but this was the first time in this area. We really enjoyed exploring and particularly love the Shining Sea Bike path in Falmouth to Woods Hole. It was gorgeous! It definitely is a must! Thanks for sharing your wonderful home!!

Great stay in Mashpee!
We really enjoyed this lovely cottage in the New Seabury area in Mashpee. The owner was extremely accessible and responsive anytime. The house had everything you need, including all the beach items, kayaks, tubes for the pond. We have been to the Cape before, but this was the first time in this area. We really enjoyed exploring and particularly love the Shining Sea Bike path in Falmouth to Woods Hole. It was gorgeous! It definitely is a must!

Swimtastic
The house is extremely convenient to both pond and ocean. We really enjoyed walking a short block to the pond each day for a morning and evening swim and biking down to the ocean in the afternoons. Because the house is on a dead end road, there is very little traffic on the street. The generous use of the kayaks and bikes was lovely and we enjoyed paddling around the pond and biking through the community which felt very safe from a traffic perspective. The house had everything we needed from plenty of towels to cooking utensils and there were lots of fun games and a fire pit to keep us entertained at night.

Clean, peaceful, quiet and great location
First of all, the house was immaculate, comfortable and provided us everything we needed (and more). It included kayaks, sand toys and lots of other great stuff in the basement (which is also well maintained with laundry machine). We loved the location of this house. It is at the dead end of a street with a beautiful deck, nice grill and in ground fire pit with a stack of firewood. Our two children could ride bikes and scooter safely while we packed up the car for the beach! We loved having the quiet pond down the street for fishing, kayaking and swimming. A beautiful ocean beach was a short dive away (8-10 minutes). Close by is a fabulous family friendly marketplace with seafood, ice-cream, mini-golf, toy store, coffee shops and little stores. Nice to take advantage of at the end of a long day on the water or to grab a cup of coffee or sandwiches on the way to the beach. The live music on certain nights was great too! We made several trips to Falmouth beaches which are about 30 minutes away and also has fun stuff to do there. I would highly recommend this property for everything that it has to offer. It was wonderful having a home to come back to without anything to complain about AT ALL! With a lovely kitchen, comfortable living room, clean spacious bedrooms, two full bathrooms as well as nice outdoor shower, we didn't have to sacrifice comfort for location or location for comfort. This house has it all and is in fantastic shape with everything in good working order. We highly recommend this property but don't want to recommend it too much because we want it again!!! Oh and the owner, Ray, was always responsive and nice when we reached out.

What a cute house , spotless, charming , welcoming.
We had such a great time in this house on the cul de cac. A three minute walk to a pond to float with floats provided by owner . Move in ready with beds made towels hanging frig empty and air conditioner on . Will def rent again . Owner was helpful and responded within minutes to our questions . Highly recommend for small groups of 6 or less . We had three of us and could have fit three more . Ray and family thanks fir sharing your lovely home with us .

Clean, Relaxing, Retreat
Our family of 4 had a great time at this beach house. It was very well stocked. You will only need to bring your clothes and make a trip to a nearby grocery store. There is WiFi, cable, wii game, board games, etc .You really won’t have to bring much. There is an adorable lake walking distance to the house, there are kayaks, 2 adult bikes and everything you will need to bring to the beach (beach cart, umbrellas, towels, beach toys). The closest beach, South Cape Beach State Park, is about 10min drive. It’s unspoiled and it really gives you a feel of a real Cape Cod beach the way the other beaches used to be many years ago. The house is about 25min drive to Hyannis if you are looking for a busier area but Mashpee is a very cute part of the Cape. The Mashpee Commons is only 5min from the house, a place to go shopping, eating or just walking. We are looking forward to going back soon.

Open and spacious home, beautifully furnished, took my breath away. Provided a restful stay, every comfort we would need, will definitely stay again.
