Quiet and very private location just a ten minute walk from the center of San Marcos. The views from the units were unbeatable. We especially liked watching the many launchas scurrying back and forth between the towns on this end of the lake.
The stairways both outside and inside the units were difficult for us due to our age, but would not be an issue for younger guests. The same could be said about much of the furnishings within the units. No comfortable chairs! Ongoing construction prevented us from accessing the limited waterfront area.

Quiet apartment near the lake. Away from most dog and town sounds. Amazingly decorated and comfortable bed.
The moment we were there, there were some constructions going on near the pier. While it is accessible, we found it uncomfortable to go to the lake through the construction site with a lots of loose planks and hardware. Wifi is a bit unstable.

Wifi didn't work the whole time of my staying.. I contacted the property manager and he was nice but he couldn't help me. I think I was unlucky, I hope that doesn't happen often...
I didn't like the fact that the access to the patio was open, I had someone coming at my door at night, probably just a curious neighbor but it wasn't a nice experience...

Amazing views from every angle of the place. The whole wall of glass opens up, so when the weather is good, it's really amazing to have it open air. It rained a lot while I was there, and it was the most peaceful experience watching the clouds roll in and getting the breeze off the lake. The daybed against the window overlooking the lake is just divine. I could lounge there all day. There are two very cute and friendly cats that will try to get in!
It's really quiet and the bed was amazing. Most comfortable place I stayed in Guatemala. I arrived early as someone was cleaning the apartment and she was extremely nice and stowed my bag while she finished up. A nice touch you don't often get in an airbnb type place.
There are really no services available, and it's quite remote compared to the in-town properties. It's a quick tuktuk into town, though. I often walked it - maybe 12 minutes or so.

My sister and I really enjoyed our stay. The staff was exceptional. We stayed in the studio and the sheets smelled like fresh laundry! We had been traveling for a week and stayed in multiple places prior to so we really appreciated the cleanliness. Dalia made sure we had everything we needed and had beautiful energy. The staff made us feel safe and welcomed. 10/10. We also loved all the plants and the view from our room. The property management was also good and communicated in a timely manner.
The bottom floor looks like it’s under construction. I wish the steps leading to the water were completed.

The room was beautiful and you could tell a lot of thought had been put into what items to include. They had everything you needed for a comfortable stay.
I would have liked to have hotter water in the shower. The temperature was very inconsistent and could be very cold. I was also very concerned about locking myself out on the terrace since the door latched once closed.

Absolutely amazing experience! The property and decor is all so intentional and it greats a great atmosphere. Would night recommend. Wish we could have stayed longer!

Beautiful views; nice walk to town; nice balcony and private access to a dock and kayaks. Facilitated airport transfer and changed money for us when we were in a pinch. Aesthetics artfully done. We met the owner Gregg once and he was very friendly.
Very little information provided about the space, location, or any directions. Unpredictable access to some one (JB who was the one who communicated via WhatsApp or the owner). Only one key provided with a door that automatically locked from the outside. We couldn’t be separate due to only one key. Limited hot water.

Great apartment with amazing views of Lake Atitlan and only a short walk into the centre of San Marcos. Bed was really comfy and the kitchen was well equipped we had no issues cooking. Great place to stay and enjoy the lake.

Stunning lodge, tastefully decorated, amazing views over Atitlán. So close to San Marcos, an easy 10 minute walk. Felt secure as well, and loved the private dock, great for a dip and sunset watching. The water here is clean, which is not the case around much of the lake sadly.
Would definitely come back!
A generally great stay, wish hot water had been more available but also understand this isn't simple in rural areas such as this. Better sound proofing between rooms would have been ideal too.

Beautiful location, views and studio was just perfect with canoes to paddle, worth the 10Min walk into town (tip bring a torch with you for walk back in the dark)
it’s expensive but I was there over high season and new year so guess that is why. there is no reception and no local local information booklet but if an independent traveller you will figure it out!

this is such a beautiful beautiful property, with incredible views, the worlds most comfy bed and 2 friendly cats who greet you every morning.
the room we stayed in was so beautiful and well finished and theist incredible serene view. just out of town so very quiet and peaceful. we love it here.
we wished someone had been there to greet us and talk everything through as we had some questions about the place and instead we communicated via WhatsApp with very helpful JB.
sadly we had no hot water while we were there.
but the place and it’s beauty really balanced this out 😊

The location, the access to the lake and the whole amenities in the apartment make our stay like home.
The smell in the bathroom was a plus, with natural herbs.

The apartment was beautiful! It was a great studio apt that has a full kitchen and was good for 2 people for a few nights. The property has an amazing dock and place to swim in the lake just a short walk down the stairs from the place. A bit of a walk from town (10min) or a short Tuk Tuk ride which was worth it.
Didn’t have hot water in the shower for 2 out of the 3 days we stayed :(

It was all so beautiful! Lovely touches in the room, at the beach, the garden, etc!
I loved having a private dock. The bed was very comfortable. The soft lighting was peaceful. The huge windows/doors that opened were delightful. I loved the candles, the porch area out front, the shampoo/, conditioner available, and the towels! The bathroom area was so so beautiful!
1) It would be helpful to have a page of instructions or FAQS in the houses. For example, who to contact if there is a problem; instructions for where to put toilet paper; letting guests know that there is purified water; how to use the gas burners
2) I didn't see a garbage basket in the room
3) The shower totally flooded during my one shower there. The water was all over the bathroom and even started going into the bedroom. I used all the towels and bath mat there to try to soak it up, but it wasn't enough. I emailed the email address in my communication, but never got a response.
4) I couldn't find any paddles to take a kayak out on the lake.

What an amazing place! Tastefully decorated and felt like home as soon as we walked in. The shower with the view is stunning, and highly recommend spending the sunsets down by the private pier. Flowers, trees and nature all around, and exactly what we needed. Wifi is great, and communication with the host is prompt and easy.
Ceiling/floor is thin, so if you're in the bottom half of the house, you may want to bring some ear plugs.
