AMBIANCE. OUR ROOM WAS DIFFERENT AND COMFORTABLE. THE RESIDENCE WAS UNIQUE.
FRIDGE & KITCHEN NEEDED TO BE CLEAN. LAUNDRY WAS UNACCEPTABLE. WE WERE WITHOUT POWER DUE TO LIGHTNING STRIKE AND DAMAGED POWER MAINS. CLEANING WAS NOT UP TO STANDARD.

Location, heritage house, beds comfy
Supposed continental breakfast consisted of some cereal and day old bread. No milk or butter or spreads. Contacted housekeeping by message and no reply or action. Very poor

The room was excellent - it was warm and had everything we needed. The beds were very comfy. The billiard room was also great - it kept us entertained when we weren't out sightseeing. The shared bathroom was close to the bedroom and was clean and well-kept.
The breakfast options were poor. There was no butter and very little milk (not enough for a bowl of cereal).

What a wonderful home to stay in. Beautiful bedroom, incredibly comfortable bed and great assortment of breakfast choices. Loved all the communal rooms and amenities. Absolutely great place to stay.
Our satnav took us to the Toyota showroom. Rang Pete and he was incredibly helpful in sending us in the correct direction!

The feel of the place, breakfast and comfy beds.
The pool was not clean enough to swim, and there was no hot water in the morning.

very grand, large old house. good location close to town. full size snooker table, big rooms
condition of the property very run down. not perfectly clean but sufficiently tidy. rooms are stuffy and musty, dusty furniture, many blinds are broken / not working. general condition is tired and in need of refurbishment.

-amazingly beautiful old building and old furniture throughout plus wonderful full size snooker table and lounge.
-bathroom was very clean and well maintained
-like other reviews the whole place is very tired with a musty smell and a bit of an Adam’s family vibe going on.
-no air con, no fly screens on windows and only one cheap pedestal fan in large bedroom for 4.
-pool was slimy with lots of insects
-tennis court has so many weeds growing through it making impossible / dangerous to play (this shows how little effort and attention the owners are putting into this property as 5min with a whipper snipper would rectify)
- our dog stayed in designated outdoor kennel but other people told us they paid extra to have large dog inside the accommodation and rooms, which i don’t think is safe for young families having large dogs roaming around
-Rotten bananas on the dining room table as part of breakfast

Lovely old farmstead with comfortable lodgings and a great communal kitchen to self cater if required. Easy to get to and plenty of parking space.
We took our small pet and when I did a search on Booking.com we looked for pet-friendly accommodation only to find that once we booked, there was an extra $30 surcharge for our small dog. This needs to be fixed as we have booked pet-friendly accommodation before and it was all inclusive.

we liked how much land was around the property and the caretaker was lovely.
the property was decrepit - the shower screen was missing a panel, there was plaster coming off walls and the building was in desperate need of repair.

This was a beautiful, old house- full of character. My room was comfortable and beautifully appointed. It was lovely to have a Continental breakfast available before heading off in the morning.
Although I had a bathroom that was supposed to be private, other guests were making use of it.

The character apart from that, Nothing.
Uncomfortable, cold no heating in rooms, cobwebs, shared facilities, no TV in room, random people walking into my room, noisy people, felt like student accommodation, not central to town and have to drive everywhere, others guests were weird, didn't feel safe as it's unhosted.

The amount of space on offer. Large lounge and kitchen areas. Help yourself continental breakfast included.
It would have helped had we known the location of the property was north of town on the Newell Hwy.
Lack of heating in the shared communal areas. No wood for wood heaters.

Location, felt secure, easy to find, easy to park and manoeuvre with very large trailers.
Warm Old home. 8 ball table, the same as I had as a child. Felt like a old style glamorous home.
Shower taps came off, while 73yr old Mother showered.
Shower rose had issues.
Power went out early in the morning and we could not have a warm breakfast for the money spent! No remunerations for the short full of service.
Lovely Place all up, would suggest it to anyone and should be back, when we can.

The old world charm and it felt you were living in the late 1800’s era. A simple breakfast was provided but you could cook if desired.
Some areas were a little worn and would do with a bit of TLC.

Loved the setting and atmosphere.
Really a wonderful way to go back in time with modern conveniences.
There was a small booking problem when we arrived and it was handled quickly and effectively.
I loved both my stays there.

The House was beautiful and facilities where great. Made for a great large family get together. Pool was lovely and clean.
There was no air conditioning or fans in the bedrooms, which in Dubbo in January does not make for a pleasant night sleep. Tried to open windows to allow some air flow only to be eaten by mosquitoes. Other guests that where staying in the house had a dog staying in there room that barked if any noise was made.
