About this house rental
This charming little house is nestled between the Musée d'Archéologie and the Musée Picasso on one of the prettiest pedestrian streets in Old Antibes. This was the home in the 1950's of the famous Greek author Nikos Kazantakis best known for Zorba the Greek. He named it Koukouli (the Cocoon) as it made him and his wife Helen feel so cosy and comfortable. It has a tranquil setting with a terrace that has views out over the square and to the side - the turquoise Mediterranean sea beyond. It is lovely all year round.
With your own or local transport the location of Koukouli makes an ideal base for travel along the Mediterranean Coast, or into the Mountains and National Parks, all good for day visits.
Alternatively arrive at the house, and you can walk everywhere, or get the local trains and buses to nearby towns such as Cannes.
The Rue du Bas Castelet is also well known as it is part of the 'Free Commune Safranier' established by local artists who still live and work in the few streets surrounding the square.
" Koukouli" sits towards the upper end of the street, raised up on rock. It has a calm atmosphere which we hope will be enjoyed by artists, writers and other enthusiastic guests. Although it is 'une petite maison' it is very much our family home. We have found it is ideal for two couples with two bedrooms each having their own small bathroom. There is a very good sofa bed in the living room.
Koukouli is unusual in Old Antibes as the terrace is directly off the living room with outdoor sofas. Most of the old houses have only a high roof terrace. We have comfortably seated 6 people for dinner on the terrace and have an outdoor heater. You can watch the boats and see the Cap d'Antibes, which is only partially blocked by the trees below in the main summer months. Overhead seagulls pass in the moonlight with their wings often illuminated by the wave of light from the famous lighthouse on the Cap d'Antibes on the hill visible beyond, which is a very pleasant evening walk or jog to the top for those wanting a challenge. There is a retractable awning often needed in the bright mornings when you have breakfast on the terrace.
The kitchen is well equipped with a dishwasher, and washing machine, and of course the house has the much needed air conditioning. The main bedroom has plenty of storage and the doors open up to a balcony over the terrace which has a better view of the sea and the rooftops off the square. You can also spot the lighthouse on the Cap d'Antibes. Lying in bed with the windows and shutters open you can almost taste the sea salt!
The area is ideal for walking or cycling and bike rental shops are nearby. We have also a variety of beach kit and beach towels.
The old town is pedestrianised which is lovely as we have the advantage of being able to drop off less than 100m from the house, and because no cars are allowed it is very quiet. Koukouli is a 2 minute walk up from the barrier.
Parking is available nearby. Spaces can be pre-booked in local car parks, about 10 mins walk away (various Antibes Parking websites). This is best in July and August as meters are usually taken. However for most of the year we use local meters, the nearest is 3 mins walk. They are free at weekends and between 12-2pm and also give 1 hour free per day. Costs around 1 Euro for 1 hour, but please check before travel, these do vary.
The train station in Antibes is about 15-20 minute walk, or Uber from the airport usually costs around E35 ( but can vary).
There is an outstanding specialist bakery in the square very close to the house, easy for delicious morning croissants or a lunchtime salad.

Koukouli is a fantastic place to stay and enjoy all that Antibes has to offer. It is a tastefully decorated property that reflects the love and pride that the owner takes in it. There are no bargain basement accoutrements here, quality shines through in everything that comes with the property. Being in the old town, it is small and bijou, but doesn’t feel cramped in any way. There is even good WiFi, UK power adapters, and a small desk, if like me you need to keep an eye on things at the office. Best of all, there is a great balcony that is large enough to spend an evening on, and we enjoyed spending time there throughout our stay.
The location is fantastic, five minutes takes you to the covered market, the beach, or the main square.
Finally, Mme Geraldine the host could not have been more welcoming.
This was one of the best breaks we have ever had. Seriously recommended.

Had a lovely time at koukouli, beautiful apartment with loads of character and a fantastic terrace. The apartment had everything you need for a holiday and is located in a perfect part of old Antibes within a 5 mins walk to restaurants, bars, shops , market and beach. The host Geraldine was very attentive and provided any information we requested or required. Would definitely stay again. Thanks Geraldine.

Really enjoyed my stay! The place has a beautiful and large patio where we loved to sit and listen to the live singing early in the evening at the restaurant below. The place actually seemed larger than the photos show due to the 2 levels and excellent layout. Everything is so accessible and no car required.

We had a wonderful holiday in Koukouli! This well-appointed apartment had everything we needed and more. It is close to the town, beaches, and great restaurants. The view from the balcony is beautiful. This was the perfect place to stay to explore Antibes and other cities along the Côte d’Azur. The host was welcoming, extremely helpful, and communicative throughout our stay. I would highly recommend this apartment and hope to return in the future.

Had a wonderful stay for a week in Antibes. Enjoyed the perfect location on this charming street, and the weather was nice enough to get to spend time on the peaceful terrace overlooking a small pedestrian only square. Waking up to birds singing was a plus!

We loved staying at this beautiful apartment. It was located in the old town area of Antibes on a charming little street. It was conveniently located close to the wonderful Proveçal Market, restaurants and shops and made for a great home base to explore the Côte d’Azur. Would love to come back again some day.

Excellent unit - very quaint and suitable for four adults. We found parking nearby but not terribly easy during the day. Evening parking on the street is free but quite challenging to find. Once we got used to it tho, we knew where to go.
Would have liked soap in the bathrooms and a toaster in the kitchen. Otherwise we found everything in the unit. Thanks to Geraldine for being so quick to respond to our questions. Loved being here and hope to be back!!

This property is on a beautiful lane and is perfectly equipped with modern conveniences. Great AC, fast WiFi, terrific showers. It has a lovely terrace for morning coffee’s or evening apertifs. There is no vehicular access, so be prepared to carry your luggage in, but not too far.

Lovely stay in Antibes
This is a very special property. It is well located in the older section of Antibes on a pedestrian walkway. Every time we left there were tourists outside the door taking pictures. It is truly charming.
However, it is important to realize that this is an old building and not a hotel. So, while the place does have the modern conveniences such as a washer/dryer and a dishwasher, the electrical panel only accommodates one being run at a time. Also, the bathrooms are small and the drains are challenging. Finally, if someone in your party has mobility problems, there are stairs going down to the living area and up to the bedrooms.
Having said that, we stayed with my daughter and son-in-law who are in their twenties and had a wonderful time. It is close to everything in Antibes including the old town, museums and two beaches. The porch is lovely and overlooks a wonderful little square with a history of its own, a little bakery and a charming restaurant. It was a great place to stay. We will treasure the memories and we would go back again. We loved it and really appreciate the owners for sharing their property with us.

Visited with my husband and sister - all of us pretty elderly! The house was ideal for us. We loved the character, the terrace where we ate every meal, the view of the sea, the Safranier area. Hope to return.

We would definitely stay at Koukouli ... all the good things others have written are true: lovely house, great location, views, walks to the town, the sea, museums, and wonderful daytrips! The owners clearly love their second home (read the complete description; it's wonderful) but they made us feel welcome with lovely linens, lots of closet space, and good information. It was perfect for the two of us. Staying in the old section of any city has its challenges, but it's always worth it. Of the dozens of French rentals where we've stayed, this is my new favorite.

Fantastic little town house
We really loved this little town house; we either breakfasted on the balcony or in one of the great cafés in the old town. Days spent chilling on the nearby beaches and walking around and exploring the area. Apero on return before usually dining out but equally, the balcony is warm and secluded to dine in. All the things you require for a simple holiday in a beautiful spot. Both double beds were a good size, We just used the main bedroom and had a bathroom each- Bliss!! Air conditioning, on while we we out in the evening, cooled down the bedroom ready to sleep and then we could turn it off over night. Definitely recommended.

Wow, what a wonderful place to stay in Antibes. The view was to die for each morning looking out to the cap . Very quiet area yet close to the market for all your needs. Would definitely stay here again when I next return to Antibes.

A fabulous apartment in the best location in Antibes
Everything was excellent! Communication, location, the size of the apartment. We absolutely loved the terrace with the sun shade and heater (though we had to use it as a rain cover as we weren’t so lucky with the weather!). We will definitely be back!

Great location in Antibes
Three of us spent a very enjoyable week in Antibes. The location is suburb- in a quite residential area filled with charm and character. The flat itself is quite nice. Downstairs the living room and kitchen are well laid out and appointed. Laundry and dishwasher worked well. The lanai our the back is great. Be prepared to be visited by Josephine the dove and her friends looking for handouts. Upstairs the bedrooms and two bathrooms are a bit tight but we got used to it. Some minor issues with plumbing during our stay which were resolved via the owner who was always available and in communication. Despite the somewhat tight proportions we would stay here again without question.

Tranquil stay in Antibes Old Town
This property suited our needs perfectly . The covered outdoor space was so lovely and relaxing to get out of the heat of the day and eat breakfast / lunch.
There are so many good local restaurants within walking distance that we didn’t need to cook in the evenings , but this would have been possible with the abundant options for food shopping (Marche Provençal and supermarket)and the cooking facilities at this spacious apartment.
Looking forward to our next visit in July !

Not long enough!
Unfortunately we only had three nights to allocate Antibes at the end of our holiday and as soon as we saw Koukouli we knew it wasn’t going to be long enough.
The booking process was easy with all queries answered quickly and then liaising with Houria on the check in day was also no problem at all.
The apartment is perfectly placed to enjoy the Old Town, see the sea and also be off the beaten tourist path as well.
We were a group of four (one of whom slept on the very comfy sofa bed) and the apartment was compact but comfortable. The weather did not encourage outdoor dining but I imagine on more balmy evenings the balcony would be delightful.
The back of the apartment looks over Place du Safranier where we had a lovely dinner one night at Restaurant Le Safranier and two superb breakfasts at Lilian Bonnefoi.
Antibes itself was a pleasant surprise, lots to do/see and we can’t wait to come back, hopefully to Koukouli!

Relaxing getaway.
The apartment is in a great location, near to the old town with it’s many restaurants and bars as well as the fantastic daily market.
This wasn’t our first visit to Antibes but our first to this property, the terrace is it’s best feature with a canopy to protect you from the sun or the rain and very comfy seats. We would definitely recommend a stay at Koukouli, we loved the literary connection.

Wonderful house in Antibes
Having visited Antibes before, we were keen to share the experience with a couple of family members and we wanted a two bed house in the old town with useable outside space. We were not disappointed!! The house is great with the added bonus of two bathrooms - which is great when there are 4 adults. The kitchen and living room were great sizes and contained everything you would need. The terrace was a real bonus, with comfy sofas, a table and patio heater, which we did need in the evening during our stay at the end of April. The house is a stones throw from the heart of the old town with all it’s wonderful eateries and shops. There is, however, a lovely chocolatier/bakery right on the doorstep which makes great croissants and pain au chocolate.
Communication with owner was fantastic throughout. Would definitely recommend this property.

A great find!
My husband, myself, my son and his girlfriend all had a lovely break in Koukouli.
The accommodation was clean and comfortable providing all necessary for a relaxing stay. We particularly loved sitting on the terrace and watching life go by on the square below. Our weather was mixed so the sun awning and the patio heater were a great addition.
We loved the proximity of the house to the town - a car was not at all necessary.

‘Fabulous’
Everything about our break was perfect from beginning to end. Communication with Géraldine was super efficient, reply’s came back really quickly nothing was too much trouble! ‘Koukouli’ was an absolute hidden gem, the property had everything you would from a short break or a long stay! All modern appliances, the furniture was lovely and the outside area was perfect. You are literally within a minute of the sea and less than a 10 minute walk to the beach. You will have a fabulous time at this beautiful historic property xx
