AC worked well and very appreciated in the hot weather. Plenty of beds to accommodate our group. Most mattresses were comfortable except bunkbed.
Management company charges additional $44 per car to enter property which was not listed when booking . This is excessive and caused hardship arriving in more than one car. Hot water for showers was inconsistent.

Great location! the house is situated in a gated community- deers visit the back yard and there's a lake to swim in after a days hike.
The house itself is nice and cozy. Lots of space for everyone.

Their was no baby gate for the stairs, no child proof locks on the cabinet door or drawers and no non slip stickers on the bath tubs

It is a big house on a huge gated holiday compound (42$ entree) around a beautiful lake with three beaches. The wildlife (deer, turkey, bluebirds, squirrels, humming bird and bold eagles) is very much present. The terrace with hot tub (100$ per stay) is nice and private.
The decoration was very sober and the kitchen inventory was quite incomplete: coffee machine without a can, no ice cube holder in the fridge (now there is one…), no wine glasses, a.s.o. The hot tub was pre ordered for 100$ but not clean!

The area is beautiful and not far from Yosemite. The road to Yosemite is a panoramic drive. The house is comfortable. We were with 8 people and there was enough space thanks to the large living and the nice porch.

the coffee pot was dirty and old coffee grounds. Walls are dirty. a broken glass with a huge hole in the cupboard, the soap tray in tub is cracked in half and if I slipped I could seriously injure myself. No grip in tub. Very slippery

The house is located in a (unexpectedly!) large, gated, private residential area. It feels super safe. It is in a super location to explore Yosemite National Park. We drove to the visitor center in around one hour. The house is very spacious. The fire place is nice too, easy to operate and super warm (we visited end of winter). If you stay here, make sure you visit Mar-Val if you need to stock up on groceries. We really did not expect a grocery store as big as this over here and as big as it is, it's charming! And if you're hungry, grab a bite to eat in the Iron Door Saloon!
The house wasn't the cleanest and in need of some general (small) repairs. Not enough amenities for the number of people the house supports: there's just about enough plates, but not enough glassware. The beds are not the most comfortable either with low/medium quality (and old) mattresses and linen and towels. Overall, you get a lot of space for your money, but not a lot of comfort/luxury.

Great place to stay! The house is big and spacious with everything you need. My favorite part was the amount of wild deer just roaming around, they’re beautiful!
The house is located very deep inside a private condominium and about 1 hour away from Yosemite without traffic. At least it’s cheaper than places that are closer but it’s important to keep that in mind.
Groveland is a very small town, not much to do, but it does have a couple restaurants, a supermarket, and a Tesla supercharger.

Location was spacious and the owner was very command helpful. The place had all of the necessary amenities and WiFi was a win.
Location is as close as you can get to this entrance to Yosemite. Not their fault, just a little far each day. The place is bare bones. Just be ready for that when you book.

We loved the grounds. Well kept. We saw deer everyday. Such a great area for daily walks.

- $33 to park (not advertised), a pain to get through the gate EVERY time you enter (sometimes we waited 10 minutes in line), then drive all the way around the lake to the house
- Host was very difficult to communicate with. Often slow to respond and did not answer my questions about linens, etc, even though I sent multiple messages asking. Didn't ask for security deposit until day before departure, then when there were complications, I had to deal with those the day we were leaving and we had to leave late because he and Booking.com could not fix them properly.
- House was dusty, many things outdated, no towel bars in the upstairs bathroom, no ice or ice trays, no extra trash bags
- extra $100 for hot tub is too much, should be included in the rental cost. Also, hot tub smelled very strange, so adults didn't want to go in.
