Great location, despite the steps going up and down to the town and to the beach.
The view is nice, despite the building right in front of the hotel.
The independency is great, it's like your own apartment, and you can come and go as you please without needing to ring the reception to get in etc.
The air conditioning is included in the price.
The first room we had was nice, beautiful view and nice balcony.
The owner, Lucia seem lovely.
No one was at the property at our requested (and confirmed) arrival time. Booking.com states we would get an email in advance with instructions of how we check-in, which we never got. We went to the sister hotel as described, we asked a nearby restaurant, went down to the beach, called numerous times, sent messages on Booking, no reply. We were stuck outside, panicking for nearly 2 HOURS, before we got a text from them saying our room was open and ready for us. WHY on EARTH did they not say that before? They had wasted nearly 2 hours of our holiday.
We go into the room and there is no toilet paper nor soap. So instead of unpacking and finally relaxing after 24 hours travelling, I have to go searching for a shop. All this stress ruined the start of our holiday and ruined the first day. The toilet bin had also not been emptied when we arrived which was disgusting.
The next day, the balcony door broke. We had paid extra for a seaview room, and now we were not able to use the balcony to enjoy the seaview. I had to then climb out the window to hang our towels out, injuring myself in the process. We went 6 days without a balcony, before we could switch room to one with partial seaview. Considering I had paid extra for a seaview, I was very disappointed with this situation, more so when we never got compensated for it.
We had a problem with the shower. The drainage is slow and there is no shower curtain or ridge to keep the water in, so when I showered it flooded the whole room.
Another problem was the cleanliness. We found lots of black hairs everywhere and the floor was dirty inside and the balcony floor looked like it had never been washed.
The second room we got still had the wasp nest in it! My partner took it down.
The owners also do sunbeds on the closest beach, so I was surprised that they don't offer their guests free sunbeds. This is very common at other hotels.
We have never had so many problems on a holiday before and it affected our holiday a lot.

We are very disappointed. It was a bad experience!
It supposed to be by the sea and not at the top of a hill. It is possible but not easy to reach by car. You should probably daily walk from the nearest public parking (5-10 min) and climb around 70 steps.
Nothing of these is really as bad unless you don't know it from the beginning. It is sad to realize it there. All these are smartly concealed or not mentioned in the description. Of course if they made all that clear, they could not charge so much. The cost is ridiculous for what the offer.
When you leave the room, the system that is installed cuts the power from every socket, which means that the fridge is not working or you can't charge any device.
The communication is not possible in Greek. Don't use the phone shown, its from another hotel. Send message.
I could say a lot more unpleasant things about our accommodation, but I prefer not to spend any more time.

The place is very beautiful. A lot of the village's buildings is partially damaged from a recent earthquake, but it is a really picturesque village by the sea.
The rooms are on the top of a hill. The place can be reached by car, but the road is really narrow (only one car can pass to the most of its length) and there are only a few parking places. This means that you have to park at the public parking at the bottom of the hill and walk the 70+ stair steps (5-10 min) which is not always fine.
Also, the room had no sea view unless you were on the narrow balcony, despite the fact that we booked a room with sea view. (Our view was a wall and a rainwater drainage pipe)
In addition, the extra-large double bed was actually 2 single beds placed side by side. After first sleep, a gap appeared in the middle.
A wasp nest in bathroom and the rusted fridge, completed the picture.
Don't get tricked by the nice pictures. What you see is not really close to what you get.

Perfect location, right next to the picturesque cove in Kokkari. Spotlessly clean a huge, comfortable bed and everything you could need is in the apartment. Good value for money and a friendly and helpful owner :)

The breakfast had Small selections of cereals,buscuits, cheeses and salamis,Only boiled egg is served- no other hot food (ie:fried egg, omlett)I think their breakfast is over priced.We had a much bigger breakfast in the town for cheaper price.The bathroom is so small
