This 4 bedroom, 3 bathroom and 2 half bathroom home is one of the best riverfront locations in Breckenridge! Located just a quick walk to Downtown Breckenridge and the slopes (or ride the free shuttle), yet still have the tranquility of the surrounding trees and the relaxing sounds of the river in your backyard. The house layout is designed to provide many options for guests to gather -- whether it is hanging out in the large, full kitchen, relaxing on one of the two decks overlooking the river, or playing games (board games, pool, Wii) in one of the four game/great rooms.
Riverside is tailored for rental guests with an entry room to store your skis/snowboards, a full and spacious laundry room, high-definition TVs in each bedroom and great room, a Wii with many games, and a large and fully-equipped kitchen. The floor plan includes separate and communal spaces to hang out (indoor and outdoor) and comfortable furnishings geared toward all levels of activities (including naps!). There is something for all age groups and interests at the house to keep you happy when you aren’t skiing, hiking, shopping, or exploring Breckenridge. Board games and Wii for gamers, high speed WiFi for personal computers (or use the provided computer), an outdoor hot tub, quiet spaces to read or nap, and a pool table for friendly competition.

The living spaces are covered in floor-to-ceiling windows that provide an beautiful backdrop of falling snow in the winter and wildflowers in the summer. This was a wonderful place to stay. Close to trails and the bus stop. When you pull up to the house it is not particularly welcoming but once you explore the whole property it has some wonderful features. We used every room and felt right at home!

Loved the cleanliness and amenities on this property. The riverside proximity is gorgeous! It's three levels: downstairs has the kitchen/smaller couch/poker table, second floor has a big comfy couch with a huge TV and sound bar, and the third floor has the pool table.

This wonderful 3-story Riverside house is built into the hillside. The house was clean & comfortable.
Street level - 2 parking spots, 3rd floor foyer, game room w pool table.
2nd floor - living room, sunny balcony, laundry room, & 3 bedrooms - one with en-suite bath, the other 2 with a connecting bath.
1st floor - kitchen, dining, living room, cozy fireside room, king bedroom w ensuite bath, hot tub, main deck, & river access.
1st & 2nd floor each have an extra half-bath.
Accessibility - At least 2 bathrooms have a walk-in shower.
Hot tub is set into the deck.
At 9700 ft elevation, the stairs here can be a challenge. We had to catch our breath going up to the car, esp with suitcases.
On arrival adjust the hot tub temperature - it takes a few hours to heat up. We forgot & didn't get to enjoy it the first night, but later in our stay it was so pleasant to relax beneath the tall spruce trees & listen to the river.
The nearby Warrior's Mark trail was a nice surprise!
Overall we enjoyed our stay in this lovely Riverside house.

The location and backyard creek were fantastic. There were some maintenance and cleanliness issues that I conveyed to the property management team during my check-out. At the rate we paid plus all the additional fees I was disappointed that the property was not kept in better condition.

We had a wonderful summer vacation in Breckenridge at this property located on the Blue River. Plenty of space for our group of 5. Easy walk to trails and downtown Breckenridge. The hot tub was clean and easy to operate. Laundry area is large with hanging space. Windows easy to open and close for a nice breeze and sounds of the river. This house had all the amenities as described and more. Highly recommend.

Nice spacious home. Next to River which was great. Close to downtown. Inside was clean and well maintained. We had to sweep deck and both front entryways which were cluttered with pine needles and other debris. Overall good stay.

Great property and location. Very hard to load and unload items up and down 3 flights of stairs. Thankful that we had a younger adult to assist carrying coolers of food etc…

We had such a great stay at this property- it’s perfect for two groups to have some privacy because of the split living room areas. The kitchen was well stocked and the house had all the amenities you could need. A very short walk to the bus and about 25 minute walk into town. We definitely want to come back next year!

Very nice home. Well maintained and updated .. Quick response from management office when needed. Loved the views of the river . We were a group of 7 people with plenty of room for all. *** Like others have stated, the stairs in this home are an issue if you aren't in good shape or have health issues. Would be tough with small kids. Overall we really enjoyed ourselves and would stay again.

Amazing place to get together
Wonderful home very close to the mountain. Has plenty of room for everyone to sleep and is nicely separated so people that want to stay up late without bothering those that need the rest.

Nice stay
The property was as expected. It’s nice and very close to the village. We loved having all the games and sleds available. The pool table didn’t get any use because it’s on the top floor with nothing else to up there… awkward spot for it. As others have mentioned, the main hangout area and kitchen are down three flights of stairs which isn’t super ideal when dealing with altitude change. My friends and I are all in great shape but going up and down the stairs is really rough when you aren’t used to the elevation. The blankets in the living area looked dirty… it may be time to retire those! And there weren’t many extra blankets in the rooms. The cleaning fee is a substantial three fifty which seems unreasonable considering they request you to wash the dishes and take the trash out. With that large of a fee, they should do everything.

Spacious home
Convenient to town while maintaining privacy the home insured plenty of room to spread out for quiet time with large gathering spaces for family time. The hot tub was a bonus for cold nights and the radiant heating kept everyone toasty warm inside.

Great family mountain retreat
Beautiful home with lovely surroundings. Comfortable furnishings with attractive updates all throughout the house. We loved listening to the river rushing nearby as we fell asleep every night. We loved the close proximity to downtown Breckenridge as well.

Great Spring Ski Vacation
This was our first time in Breckenridge so we did not know what to expect, where the best place to stay was, or how easy/hard it would be to get to the Mt. The house worked great for our family of 6 plus a guest cousin for 2 of the nights. Lots of room for all to have their own space. The house was well appointed but it did have some issues. We had a very difficult time getting the fireplace started, had to make a call. The Master bath faucet was broken, none of the plugs at the counter worked so my wife had to dry her hair in the bedroom, and there were so many light switches that do nothing it was hard to figure out how to turn on and off the lights throughout the house. None of these problems were huge but for the money, I would expect better I guess. We still had a great time and the location was perfect. The pool table room on the top floor worked great as our ski prep room each morning and the hot tub was fabulous at the end of each day. As other reviewers noted it is a 3 story house with the kitchen at the bottom so hauling all your groceries is a chore especially when you are coming in from sea level. We were huffing and puffing for sure, lol. Got easier after the 3-4th day. Overall a great place, just do some standard maintenance and it will be perfect.

The property had great amenities and was well suited for a large group. The location in respect to Breckenridge mountain was walking distance which was a huge plus.

Enjoyed our stay
We enjoyed our stay in this property. The only complaint we have is that the kitchen is on the bottom floor; and the entrance into the home is the top floor. Getting groceries down to the kitchen (making several trips) can be difficult. Otherwise, it was a great place for our family.

FAMILY VACATION
IT WAS A VERY NICE PROPERTY. THERE ARE ALOT OF STAIRS THAT ARE NOT DESCRIBED IN THE LISTING SO IF YOU HAVE SMALLER CHILDREN OR OLDER PEOPLE YOU MIGHT WANT TO TAKE THAT INTO CONSIDERATION. WE REALLY ENJOYED THE POOL TABLE ALONG WITH THE HOT TUB. SOME OF THE KITCHEN SUPPLIES SHOULD BE UPDATED. ONLY 2 TOWELS IN EACH BATHROOM SO LAUNDRY HAD TO BE DONE OFTEN. OVERALL OUR STAY WAS ENJOYABLE.

Family vacation
The property was great for our group of 9, with enough space for everyone. The property was in great condition and access to the restaurants and shops and bus transportation was convenient. Property is 3 levels with lots of stairs, and while this worked well for our group, may be something to consider when renting the property. Overall a fantastic experience!

Beautiful house on the Blue River
We loved our stay in this spacious, private house. You can’t beat the location! A 10 min easy walk to the Main Street of Breckenridge and a beautiful river just below the house. We loved sitting by the river! The house has many amenities to entertain adults and children alike. The layout is great because the young adults had their own space. The pool table and card table was a huge hit.
The only reason this is not a five star review, is because the grill is old and dirty, the outside furniture is worn and out dated and there was no detergent, paper towels, only one roll of spare toilet paper and old, worn dish towels. We were very chilly the first night and needed to look for extra blankets.
**Please note, these issues were minor and we enjoyed the house immensely, might be a management issue. The manuals left to acclimate us were super helpful!

Perfect for Large Groups

Very nice home, walking to slopes wasn't as easy as we'd hoped
As other reviewers have stated, the home is lovely, with plenty of kitchen items to serve a crowd, enough table seating and couches to accommodate our two families, and plenty of extra bedding. The laundry room was spacious which allowed our two families to pile dirty laundry in there instead of our rooms, and the entryway had a lot of space to store our ski gear. Boot warmers were available too!
Walking to the slopes was a little difficult for our group, probably made more tricky by the huge amounts of snow that had fallen the week before. And we traveled with kids (ages 7, 10, 10, 11, 12). The road down to the path was very icy and difficult to walk in ski boots, so we drove down to the path entrance, dropped off the majority of the group, and then drove back to the house to park the car. It made every morning a production to get our group out the door. Once on the path there was so much snow we could only walk on about 8 inches of packed snow in the very center, deviating from that left us knee deep in powder, which happened multiple times each time we walked. It may have been a better experience with a little less snow on the path. And while this isn't the fault of the homeowners in any way, it is something to consider if you are looking for easy access to the slopes, I wouldn't consider this to fit that description.
Overall this was a very nice home, our two families could spread out and didn't feel crowded. We enjoyed the pool table, and the separate game room was a bonus - stocked with games and puzzles that we enjoyed. I would possibly consider this home in the future when my kids are older or when the conditions make getting to the slopes easier.

Fabulous Home!!!
We stayed here for Spring Break ski vacation. Our family of 10 was extremely comfortable. The home is much nicer than the pictures depict! The kitchen was probably the best stocked kitchen of any rental we have ever stayed in. They had plenty of dishes, pots & pans, a blender, a mixer, a crock pot, etc... Everything was in fabulous shape and the host was extremely helpful and responsive when we had questions. There were plenty of linens and towels...even for the hot tub which was amazing...especially after a long day on the slopes. The little extra's were wonderful and made us feel like we were in 5 star hotel! There were little shampoo, lotion, body wash bottles, and Chapsticks in all the bathrooms. Water pressure was great and we never ran out of hot water (even with our 10 guests). Beds and pillows were high quality and quite comfortable. There was plenty of room for our family to be together or to spread out. It never felt crowded. There were plenty of puzzles and games and our crew got quite a lot of use out of them! This was a ski vacation for us and the first two days, we walked to and from the slopes. However, because of the tremendous amount of snowfall this season, the walk was a little difficult as you had to scramble up an icy, snowy hill to get to the trail. The second morning we ran into two moose coming down the trail towards us and were forced to detour. So the rest of the week we took the shuttle which proved to be fast and fabulously easy!!! This is a fabulous rental home and we would definitely stay there again. We picked it for the location, but we would return for the house itself. The only negatives I could possibly say about it is that it is three stories and with the stairs, it would not work for anyone who had difficulty with stairs. Also, the lighting one of the bedrooms was very dim, which was a very minor issue. Overall, this is a great home with great hosts!
