A lovely guest house with reasonably spacious rooms and a top quality breakfast included in the room rate.
The mattresses could do with an upgrade and the shower in our room on the ground floor was not very hot (the shower on the first floor was great)!

The situation of this property is very good with good views and easily accessible from Brodick.
When we arrived we entered the house to be greeted by an envelope with our name on it sitting on a table. It informed us of our room number and access code. A member of staff walked passed without any form of greeting. We have stayed in small rooms in our time but this one must rank as the smallest. The toilet and shower area were probably the biggest disappointment! There was no window so therefore no natural ventilation. The extractor fan did not work and there was a smell of dampness. The shower tray was cracked as was the sink. The seal around the sink looked dirty and was cracked and finally, one of the two lights around the mirror did not work. The room was small with very thin curtains. In the morning, although not sunny, we were woken by the amount of light that came in at around 5.30 am. Breakfast was adequate but the coffee tasteless. We were served by an expressionless lady who displayed no personality whatsoever. When we left we never met anybody connected with this Guest House which is another first for us. Normally someone would be there to check you out and ask how our visit had been!

Easy check in/check out process, nice breakfast and fab sea view.
Quite cool constant draft through the windows keeping the room quite cold and cobwebs around the ceiling but all other areas clean and tidy.

the location of the property is definitely the best such a beautiful view looking out the window in the morning, close enough to shops etc as well. bed was very comfy and room was exceptionally clean. on arrival we got an envelope explaining the set up, things to do etc which was nice. The breakfast was superb but the owner also has a pub/restaurant that you get 10% off at that was exceptional as well. Couldn’t pick any faults and was over the moon with the service we received

room was freezing cold electric heater on the wall that was not sufficient enough to heat the size of room . however complained got moved to a room with central heating room never fully heated up until 1am room was not very clean peanuts on the floor from previous guests so hover must not be working ok . shower was absolutely shocking breakfast was worse won’t be back take my advice pay the extra money and stay at Auchrannie resort

Bed in Room 1 is too soft and bouncy. Room 6 window seal is not tight as cold wind tend to blow into the room making the room quite cold even with heater.

The location was brilliant just opposite the beach.Easily reached by public transport.
The room was at the back above kitchen area so picked up a lot of kitchen smells and noises.Rooms were not serviced every day as I would've expected.

Breakfast was fantastic and one of the best throughout our stay in Scotland. The check in process was smooth with everything ready for us on our arrival.
The shower was either very cold or very hot.
Unfortunately the majority of the island was closed due to it being the day of the queens funeral. This meant we spent more time in the room which was comfty but unfortunately some of the TV channels did not work. Had it not been this day I am sure we would have been out exploring more so may not have realised.

Everything was just perfect, the room, the location, the views, the amenities, the food at the restaurant (breakfast and dinner are a must!), but the best was definitely the hospitality of the owner and the rest of the staff. Recommended 100%!
Maybe a bit more pressure in the shower would be nice, but I'm quite picky with that.

We didnt get breakfast as it was set time of 08.30 or 09.00 which we were not told when booking.We were made a sandwich each.We never saw anyone when we turned up or the evening.The room was tiny and the window looked straight into next door.
