About this house rental
Back on the rental market after a few years. We rented back in 2013 and 2014 and as many adult children move out and come back home, we had our two sons living in the house. Our youngest son is now in Wyoming full time and our oldest son is married with a lovely wife and beautiful daughter. As they getting their legs under them and moving out, we have put the house back on market with many renovations and updates.
Come enjoy Isle of Palms as we have for many years and be as close to the beach as possible without the traffic of Palm Blvd. We are located one block off the beach (300 yards) with beach access on 23rd and 25th avenues. We are within walking distance to the downtown area for restaurants and beach bars.
The house is one of the original homes built on the island and over 80 years old with plenty of charm and history. We purchased the home 20+ years ago and raised the children here. We have remodeled the house a couple times over the years to update. The house offers many amenities that will create memories of a lifetime, but please take note, the house is an original beach home, not a new home. If you are looking for a wonderful family vacation, very close to the beach, this is the place. If you are coming to the beach and plan on remaining in the house for entertainment and determining the homes lack of luxury, this is not the place for you.
Please come and enjoy our home as so many have in the past and return year after year as many of our guests do. Hope you will come enjoy the home and create some family memories as we have over the years.
The house has six bedrooms, four upstairs and two downstairs. Two full bathrooms are upstairs and one downstairs. The downstairs has No Steps, so if anyone coming on the trip has a disability with mobility issues or bound to a wheel chair, this is the perfect house. The kitchen is located on the first floor and opens out through the french doors to the back porch and private swimming pool.
The first floor has two bedrooms, one with a queen bed and the second with a king and a set of additional bunk-beds. The first floor has no steps. This is ideal for the family with elderly or disabled family members. The first floor has a large family room equipped with a 42 inch flat screen and surround sound. The stereo is equipped to service the front and back porches with music with independent sound controls, while the kids are watching television inside. The front screened porch has two porch swings and a glider perfect for a good book and down time.
The kitchen is very well equipped for small to large groups with all cooking utensils, pots, pans, blender, Keurig and regular coffee pot. Recently added electric oven. We have a grill on the pool-deck and propane provided.
We have two front porches. Both porches are screened. The bottom porch is screened with two porch swings, speakers from stereo stereo system, glider for the evening sunsets and the late afternoon thunder storms. The top porch can be accessed from the master bedroom and outside, with a hammock and additional seating.
The back porch is where the fun happens. It is equipped with rocking chairs, speakers from stereo system, grille for the evening barbecue. The pool is secluded and well lit. We have an out-door shower and plenty of lounging chairs for the sun-bathers.
All linens, towels, wash clothes etc are provided.
Isle of Palms is located 20 minutes from historic downtown Charleston SC. You and your guests will be able to take advantage of Carriage Tours, Antiquing, Shopping and the best food in the South.
Cancellation policy has been amended due to last minute cancellations. Please see attached comments regarding cancellations.
We are no longer refunding after the 48 hours of the booking date.
If a travel date can be moved to a new date, a full payment is required at time of re-booking.
A property that is unacceptable to the guest is deemed a cancellation by the guest.
Owner is not responsible for the weather or other Acts of God and there will be no refunds.
We recommend travel insurance for guest cancellations and hurricane cancellations. Hurricane season starts 6/1 and ends 11/30. Travel insurance generally cost between 4% - 6% of total reservation.
- Sorry for the inconvenience of no-instant booking feature. We try to prevent under-age drinking and house parties. We have teenagers and college students :). I try to respond within 30 minutes for questions and reservations.
- VRBO will assess a service fee between 6% - 10% of the total amount of rental.
- As an owner, we have avoided all cleaning and linen fees but do to additional requirements we are adding a $300 cleaning and linen fee.
- optional pet fee of $150.00 per pet. If pets are included, please clean up after each visit outside. If your pet is a digger, please fill holes in yard..No pets in the pool.
- The state of South Carolina, County of Charleston and the City of Isle of Palms will collect a total of 14% of total rental. (yeah we know its high). We don't like taxes either...
- Both the service fee and taxes will be billed directly. This will be shown on the "view details" under the dollar amount for the amount due on the rental.
- Pets are welcome with a $150 pet fee per pet. We do have a few requests for pet owners:
1. Please clean up after every visit outside your pet has to use bathroom.
2. Keep pets off furniture.
3. Clean up as much pet hair for the shedding pets.
4. No pets in the pool.
Cancellation Policy: Due to last minute cancellations and holding dates, we have been forced to amend our cancellation policy.
We are no longer refunding after the 48 hours of the booking date.

Please do not attach any tape or tacks to the walls for banners or signs.
If furniture is moved during stay, please return the furniture to original location.

Awesome beach house - one of the originals! Lots of character, lots of room to relax and play. Great pool and amenities galore. The extra fridge/freezer in the laundry room outside was perfect for our large group. Comfy bed linens and plenty of towels. Quick replies from homeowner if you have any questions. Great destination for all ages and convenient to the beach. A+A+A+A+A+

The location was great! Lots of comfy beds. Great porch areas. Fairly clean. The property was just not as well maintained as anticipated or pictured. Several things were broken. Kitchen items were old and difficult to cook with. There were nearly no staple items available (toilet paper, trash bags, paper towel, kitchen towels, etc,). Had we known, we would’ve come prepared but there was no indication that was the case. Host was kind. It just seemed like, for the price, we were expecting better accommodations and service.

It was everything we needed for our family vacation. Plenty of bedrooms, close to the beach. Older construction but well maintained and outfitted/decorated/furnished. The outside shower was very helpful when returning from the beach. There was plenty of space for parking cars and rented golf carts.

My family of five thoroughly enjoyed our stay at this home at Isle of Palms. Phil communicated with us prior to and during our stay. He was so helpful with anything we needed, including arranging for the pool to be heated during our stay. We visited the SC Aquarium in Charleston one evening and then stayed on Isle of Palms for dinners out at the local restaurants the other evenings. (Acme Low Country Kitchen is fantastic!) We enjoyed having the main living areas including the kitchen on the ground floor, which made it very easy on our old lab to get around. We will definitely return!

1. Dirty underwear was found in a corner under a chair upon arrival.
2. There is mold in the shower stall downstairs because there is no fan or air vent so it’s difficult to get dry in such a tiny space with no air flow.
3. There is mold on the upstairs shower curtain as well.
4. Make sure you bring garbage bags for the bathroom cans and the kitchen trash can.
5. The cancellation policy is fluid so apparently he changes it when he wants to. I booked 10 months in advance with the cancellation policy stating that a full refund would be given for cancellation within 30 days of arrival. When I needed to cancel the host was rude and whined about it. I agreed to stay because I am not accustomed to being treated in this manner and was completely caught off guard.
6. Be aware that you will not be able to use the oven when you are there. We had to throw away food that we opened and were about to prepare until the smell of gas became so strong that it would have posed a danger if we had not immediately shut it off.
7. The host showed up on the day before our departure unannounced to cut the grass but then didn’t and it did need it. We were, however able to tell him about the oven.
8. Communication is at the hosts discretion. He doesn’t list the instructions for check in at 4pm so at 4:30 after trying to make contact regarding check in instructions 4 times throughout the day we chanced it and the door was open thank goodness. I did hear back from him somewhere between 6:15-6:30pm. He then stated that the instructions were in a booklet which we found. They state that there should be a key well, there is not. There is a code which he gave me, thankfully this time answering a text. Clearly the book of instructions needs an update.

Bottom line, the host seems only interested in making money but not making the rental suitable for the prices he charges. 8, 500.00 for 1 week even in this location for the headaches we had to endure were not worth it. He stated that if you contact him directly and not through the insured booking sites you can get a much better price. I cannot for the life of me understand why anyone would wish to stay at such a place for any amount of money a second time but if you are that person good luck!

We had an amazing time for our sons wedding weekend . The house had plenty of charm and amenities. Phillip was very quick with his responses for questions we had . Great weekend getaway!
We stayed at this awesome beach getaway for a girls weekend getaway. It was perfect. Tons of room and well stocked. It was a short walk to the beach and with lots of local good restaurants and short trip to downtown. We loved the quaint, quiet little town of Isle of Palms. We will definitely be back.

What a great location with old southern charm. This home has a beach cottage vibe to it which was lovely. We had 10 adults with us. (All children were 18 and up.)They enjoyed the short walk to the beach, the pool on premise and enjoyed the walks/bike rides for other local activities. The Marina has paddle board and kayaks for rent. We were able to enjoy a day exploring the inner coastal.
It was very easy to communicate with the property owner as well. Management got back to us with in an hour if we needed anything g at all.

Can’t say enough about Phil! Phil was a great communicator before and during our stay. We had a small problem with the kitchen sink clogging on our second day there. Phil was there by 10 am the next day to fix the drain and even brought us freshly caught Mahi ! A very kind and personable host. We had 2 elderly parents and 5 other adults plus an infant in the house and did not feel crowded. The 2 porches are so nice to sit and relax, pool area is wonderful. The house itself is a bit older than I expected but really charming. The master suite is lovely, bed was very comfortable. Overall cleanliness was good except the tile floor downstairs which appeared to need a good mopping. Location is perfect, away from the noisy main road but east walk to beach. My elderly parents had no trouble.

This place was great. The kids swam in the heated pool every day, even on the 54-degree day. The location is perfect, with the beach within walking distance and the house is not right on the busy main road, but a quieter side street, which was great. The house was squeaky-clean and had everything we needed for an awesome vacation.
