When we arrived we realized the dishes and silverware were not cleaned very well at all. Most still had food on them. The silverware drawer had dirt and what seemed like spilled juice all over it. Which is really bad when things are supposed to be extra clean for COVID. We had to rewash everything which is the last thing we wanted to do upon arrival. The beach had some garbage on it as well like an old pair of flip flops and like food wrappers. The upstairs was really clean but the ground floor had worms all over the place. They were on the floor and the walls and there was a lot of them! We kept stepping on them and having to sweep them away. It was not fun having to watch where we stepped all the time. Had a hard time sleeping knowing some might end up in bed with us. It’s especially not fun when you have kids, the kids had to sleep upstairs. The ground floor bathroom also had a flying ant infestation. There were also rats that were eating out of the outside garbage cans and making a mess. We found a dead one outside of the garage. Luckily none came inside. I would not recommend this house to anyone who has kids with all the infestations going on. The ground floor’s air conditioning didn’t work very well at all. The bedroom with the two twin beds was always really hot and uncomfortable. Another reason the kids had to sleep upstairs. Luckily we didn’t need to use all the beds. Check in was a pain. We had to go all the way down to the south bottom of the key to get the keys out of a lockbox. It is a good 10-20 minutes out of the way unless you’re coming from the bottom of Florida which is unlikely. Overall cool house but we didn’t stay there really at all during the day because of all the bugs inside, rats outside, and the poor air conditioning. We would’ve liked to invite family over but with all the issues we couldn’t. They really need to get an exterminator in there. We ended up leaving on our last night there to stay at a hotel so someone didn’t have to sleep downstairs with all the worms for once.

AMAZING Location/Dated but Comfortable Home
AMAZING Location/Dated but Comfortable Home
We stayed over Christmas/New Year 2020/2021 with our 3 college age kids. Wonderful property with Gulf/Beach access (right across the street through private easement) and Lemon Bay access (on property). I would definitely and without hesitation stay there again, but keep reading. I gave a 4 star rating on cleanliness because even though it was VERY clean, the dated furniture/cushions and towels/bedding made it feel and look dingy. Sort of like the linens you keep using but should have updated 5 years ago. It was the appearance/perception of dated that was a minor issue. I kept thinking, just go to Walmart and buy some new stuff to update the place. Also, they need to replace the BBQ grill or have it overhauled. The kitchen and bathrooms were recently renovated, but it is a galley kitchen FYI, but plenty of room to cook, large fridge, nice stove and everything you'd need for meals. Also, the floorplan was perfect for our family, but if you have little kids make sure you understand that the "separate" bedroom and bath above the garage requires you to walk outside and upstairs. So by separate, it means another building, and although 20 feet away, it's not like you'd hear your kids in the other living/sleeping main house without a very good baby monitor and a flashlight. Perfect for us with 3 college kids, or if you have in-laws with you. The washer/dryer is in the garage, which was fine, and make sure you access the garage because there are beach chairs, and other items you might want to use. We never got around to using the kayaks but I'm pretty sure we could have and it would have been easy to just plop them in the bay and take off. You need a car to get around, which we expected, and nice restaurants and take out places are 10-25 minutes away. Also, it was super easy to arrange, in advance, grocery delivery through Publix. Conch Out was very easy to work with and helpful and if I have the opportunity to work with them again I would definitely do so. The beach is beautiful and private to the local homeowners and the location, again, is fantastic. Dana A.

We absolutely loved this property during our stay in August. It was extremely peaceful, which is exactly what we were looking for. I myself work in Pigeon Forge and it was so nice to get away from the tourist area which is another reason we love the entire atmosphere of Manasota Key during the summer. The property had the perfect amount of space for my husband, myself and our fur-babies. And the bay was a great place to escape to when we didn't want to hit the beach. Overall, it was perfect.
